We were slightly hesitant to stay here after reading some of the reviews about the staff, however found them to be wonderfully pleasant and helpful. The location of the hotel is great as it's only about a 10 minute walk from the car parks/train stations and so is accessible from that point of view, plus it's tucked away from all the hustle and bustle. It took us about 15 minutes to get to St. Mark's Square but it was a lovely walk through small little alleys with nice shops, ice cream bars and typical Venetian canal views. The breakfast in the morning was basic, but nice and filling. The rooms were spacious, decorating was entertaining, and it was lovely and clean and comfortable!

Despite some comments here o Trip Advise we had a wonderful stay and the manager was always nice polite and ready to help whenever we had a doubt.
Location is perfect..near Roma square.
Room was clean, bathroom spacious and silence.
Only one complain..the Hotel there is no name outside..u need a need of detective's skills.
Will definitely come back

The location was absolutely spot on, sitting in a very quiet shady courtyard, out of the hustle and bustle of the busiest tourist attractions but only a 5 minute walk to all sorts of bakeries, cafes, restaurants, shops, gelato etc. We didn't at all mind that we were a 20min walk to the Rialto bridge and 40 min to St Mark's Square because those spots were so heaving with people that we didn't want to linger in the thick of it for too long. Dorsoduro, where this hotel is situated, felt like it had the best atmosphere in Venice (for us anyway!)

The couple who run the hotel were very sweet and welcoming. The room was very clean and neat but somewhat basic. We were on the ground floor and the windows were quite high up for our privacy which meant not much light. No tea & coffee making facilities in the room. There was soap and shampoo in the bathroom (no lotion or conditioner). The wifi worked pretty well, it dropped off a few times but when it worked the speed was good.

The breakfast was basic, coffee, juice, bread, ham, cheese, boiled eggs and croissants. We tried it once but preferred after that to skip out and have a cafe correcto and a tortino di riso at Bar Ai Artisti nearby!

This hotel is away from the busyness of Venice, while still near a few restaurants. The breakfast is simple but good. The rooms have amazing (clean!) bathrooms, a mini-fridge with "free" drinks and water, some internet and Italian speaking tv. The hotel staff is friendly and tries to speak English.

I recommend this for the traveler who can spend a few days wandering the city of Venice, as it is a good 10-25 minute walk everywhere. But where better than Venice to wander ....

I booked this hotel based on peoples review's. Even if it has only 2 stars, I definitely put this hotel on my list wile in Venice. It's cheap, it has clean rooms, it's quiet and each room has a state of comfort bath. We paid for 3 nights with breakfast on new years eve about 530 euros. Good price compared to other hotels on the island. It is located in Dorsoduro district of Venice, about 25 to 35 minutes walk from any tourist attraction.
Great stay. Definitely will come back
