Outdated hotel, rooms need restoration and the hotel charge you for any basics such as tv, boiled water, and boiler nothing in there comes in the favor of the guest!!!!!!!!!!!

Nevertheless great location.

Would not recommend for families

I have nothing but good things to say about this hotel - the only reason for giving it 4 out of 5 is for the décor, as mentioned by others here, but it really didn't bother me. It's not like the wallpaper was hanging off the walls!

Location is perfect - walkable to the Vatican and the Shops, a short metro ride to the Colosseum and Roman Fort. It's quiet and spacious inside and the hotel has a good sized courtyard for outside breakfast, drinks and cigarettes! The breakfast room inside could have been bigger and you should state where you want to sit or you'll just be put somewhere.

The bedroom we had was a superior suite (or something like that) and it was faultless. You can see it pictured in the photo here: https://www.tripadvisor.co.uk/Hotel_Review-g187791-d239502-Reviews-Residenza_di_Ripetta-Rome_Lazio.html#photos;geo=187791&detail=239502&ff=158520863&albumViewMode=hero&albumid=101&baseMediaId=158520863&thumbnailMinWidth=50&cnt=30&offset=-4&filter=1

The reception staff and the hospitality manager were all excellent, the latter even giving me a free, very large pot of coffee when I went looking for a mid-afternoon caffeine hit.

We didn't eat here, other than breakfast, so I can't comment on the meals but overall I was impressed and would recommend to family and friends.

We booked a Superior Double. We got a Superior Double but it was smaller than pictured. I also think they must have redone the pictured room. Our room definitely needed painting, carpeting and new mattresses. Also advertise by Spanish steps. I didn't count this as being by them.

This hotel is in a really good setting just off the Piazza de Popollo. The building is in an old convent and on first sight is impressive but begin to look more closely and the cracks appear. We were upgraded to a junior suite, which was appreciated but the rooms were very tired with many marks on the walls. The beds were comfortable with good linen and there were good towels. However, in the bathroom the bath plug did not work and the shower head didn't function properly. This was the impression of the whole hotel, really in need of a complete facelift. The outside breakfast area looked good from a distance but the vine covered trellises actually had plastic vines! The garden beds were very scruffy and unkempt and they had a major problem with flocks of sparrows who descended on any spare crumb and therefore the floor and the chair frames had evidence of bird poo!
It is such a pity as this could be such a lovely hotel but it needs a major refit and to be run by someone with flair and vision. Cannot recommend it.

We stayed for 3 nights in July and found the hotel to be in a good location close to metro stops and the centre of Rome... we did, of course, pick the hotel based on these factors so that was not a surprise.

The room (an apartment on the second floor) was a little dated and the corridors were in need of some modernising (although the 1st floor appeared to be in better condition so perhaps this is a work in progress).

The only other issue was the wifi which was free to use in the lobby but required payment to access this in the room. This had not been made clear on the booking website and is really only a very small issue for us but might be more of an issue for travellers with teenagers or people who need to keep an eye on emails etc.

The breakfast and service was excellent and we enjoyed drinks in the courtyard on a number of occasions to take respite from the relentless city heat.
