We loved our 5 night stay in this unique cottage. Cottage is characterful, spacious, quiet, warm and user friendly...we found everything we needed to make our stay enjoyable! We used one of the specious upstairs bedrooms and you can see the mountains from that room window. Wonderfully set up for dining in and town amenities are within easy walking distance and offer plenty choice of restaurants and cafes for eating out if that's your preference. We particularly loved the garden and spent an enjoyable evening having a BBQ and glass of wine there! Please do make sure the gate which is out of sight at the rear of the property is firmly secured if you have little ones with you, as they will be intrigued by the swoosh of the occasional passing train
We will use again! Loved it!

“Lovely roomy and comfortable cottage for a perfect chill out holiday.”

My wife and I have just returned to Dubai after touring the North of Scotland, which culminated in an excellent, most relaxing week in Aviemore. Birchview House was such a perfect setting in which to chill out after an exhausting Scottish sightseeing trip; it is a very spacious and very comfortable holiday home, and is literally just a few minutes’ walk from the centre of Aviemore. The garden is secluded and beautifully kept and has a lovely summer house that catches the sun for the best part of the day – the weather was very kind and we sat out there quite a lot, enjoying a glass of wine (or two).

Inside this attractive house, the owners have evidently addressed certain issues raised in previous reviews, because we could not identify or detect any of those problems mentioned; we found the place to be well appointed, very clean, warm and most comfortable.

All in all, we had a great stay in this charming place, mainly relaxing and taking leisurely walks in the surrounding countryside – usually ending up back at the Winking Owl for a drink and something to eat before strolling a short distance back to the house.
I can happily recommend this place to anyone, and will definitely be back next year for more of the same.

“Very poor holiday cottage !”

We chose this property because it was centrally located in Aviemore, the house had plenty of space and there was a garden as we have active young children. This is all proved to be true.

The bathroom in the property turned out to be very good and the kitchen was well-equipped.

However there were a number of disappointments with our stay...

The downstairs bedroom was unusable - it still had a foul smell (see previous review) which was due to the soaking wet carpet next to the shower in the room. There was a leak either from this shower or the bathroom directly above which had gone unnoticed by the agency, the owner or the cleaners. There is bizarrely still a toilet in the bedroom - not ensuite, like the shower cubicle it's actually in the bedroom. The lamp plug & socket in this bedroom was soaked through with water from the leak and extremely hazardous. The main bedroom had mould on the walls.

This all meant 4 children sleeping in 1 bedroom (2 of them on a mattress on the floor) all week whilst my wife and I took one for the team and slept in the damp & mouldy main bedroom.

We did get a refund of one third of the cost but it took quite some effort to convince the agency (Highland Holiday Homes) and the owner it was merited.

Note that the house is close to the railway line so trains going past the end of the garden wasn't unexpected, however the garden has an unsecured gate directly on to the railway line, so not suitable for small children to play in unsupervised.

Positives:
The house is spacious, the view is lovely (we were able to see the mountains through our bedroom`s window)
* the garden is beautiful.
*owner`s instructions were very useful
*Christmas tree and games were provided- the children enjoyed it. Thank you!
*the upstairs` bathroom is newly decorated and surprisingly warm
*the living room was my favourite room. I really liked the leather sofa - very comfortable
Negatives:
*the house was very cold in my opinion (excepting the bathroom), too cold for our 6 and 8 year olds, therefor I wouldn`t recommend it to families with young children.
*downstairs` bedroom could not be used due to a bad smell -literally there is a toilet in the bedroom.
*the carpet in dining room it`s smelly and really old/or dirty
Overall it was ok. The property has potential to become great. In my opinion at the moment it is an average property.
