Was on the internet searching every where, so many choices. I chose the overseas hotel for the location and the view. Building needs some decoration done to it but food, staff, bedroom were great! Would recommend to anybody staying in edinburgh

A very enjoyabe stay. We have been to Edinburgh many times but never stayed here before.

Very friendly and helpful staff - even the new night porter who was on his first night at the hotel.

Lovely breakfast served by cheerful staff made a pleasant start to the day.

Will certainly be back.

Ideally located in the centre of Princes street in the middle of Edinburgh city, this hotel waws a great choice for a short trip away. It was warm & the staff were very friendly & welcoming. we needed a htc charger and reception were more than happy to help by asking around the staff to see if anyone had one with them, they sharply got back to me with it all we had to do was pay a £10 deposit...
the only downside was a strange beeping noise every now and again which i reported a couple of times as it became quite annoying..the conceirge said it was the air conditioning which i struggled to find the controls for!
the noise from the floor above us (which would be the top floor) was horrendous as we could hear every footstep from the guests above, if i was to return id also ask for the top floor and with a castle view if possible as we were rear facing (not that we minded as much as we were away together for a romantic getaway! :) )

If your into all things to do with the royal's you'd enjoy a visit as there is memorablia galore!
All in all i would recommend a short visit as it was slap bang in the centre of all the shops access to sights & attractions...bearing in mind a special request for the top floor & a front facing view! :)

This hotel is situated in the heart of the shopping area. Edinburgh is a relatively small city and easy to find your way around. We stayed in room no 1 on 3rd floor with view to the backyard. Quite OK for us. Room no 1 is a lot bigger than i.e. room no 6 on the same floor also with view to the backyard. We had a sitting group in our room which was very practical for social start on a evening out. The bathroom was fairly big with a bathtub and plenty of hot water and good waterpressure in the shower. The builiding is old with squirky floors which is to be expected in an old builiding with character. By no means disturbing, rather pleasent for the atmosphere of the place. Beautiful staircase with first class carpentry and really nice service. We got a terrific bargain through booking.com, 3 nights with full breakfast in a double room for 2 peoble at GBP 222,- all-in-all. Normal price should have been GBP 390,-
To be recommended.

We booked this place on line as we were looking for city centre location, we certainly got that plus lots more , the view to die for , bar and restaurant over looking Edinburgh castle, plus the garden opposite was all lit up for Christmas. We were fortunate to have a suite with the view . Food was excellent especially breakfast , Michael who served us was very friendly and helpful , if I ever manage back to this wonderful city we will certainly stay here .

Room Tip: When booking ask for room over looking castle , probably have to pay a bit More but well worth it...
