This is a clean and basic hotel, with friendly and helpful reception staff in a great location. Our room was spacious and comfortable, basic facilities but all you need to sleep in. The adjoining pub serves a great Scottish breakfast. Grassmarket is a lively and fun part of Edinburgh to stay in.

we booked this hotel for a new year visit to scotland.
The hotel is very shabby and in need of urgent redecoration - we stayed 3 nights, the first night was £55 between two, the subsequent two nights were £65 each - whilst i appreicate it was new year so premiums were added i think we were massively overcharged for the price of our room. we had a number of complaints.
1. Our shower barely worked (although after complaining this was fixed, although still not a power shower)
2. hot water came out of both the hot tap and the cold tap, despite complaining about this on numerous occasions it was never fixed. cleaning your teeth in hot water is not nice.
3. the tv only had two channels, despite the website saying all rooms had satellite tv
4. we were on the third floor - accessed by stairs, despite the website saying all rooms are easily accessible by elevator
5. there was no hairdryer in our room, despite the website saying all rooms had hairdryers (we did get given one after requests to reception)
6. the bedroom window didn't open
In addition to the above the room was shabby, with carpet not fitting to the skirting boards, mould in the bathroom, mismatching taps, stains on bathroom floor, curtains/nets which were not fitted properly and had holes in.
On the positve side, the location was great and one of the girls on reception (lizzie?) was really helpful.

Although the staff were very helpful and accommodating, we didn't feel that the hotel was very good value for money. I am not very familiar with hotel prices in Edinburgh, but this hotel did not compare well to similar priced hotels in Central London. Our room was very shabby, with a bathroom door that would not close properly, broken locks and furniture, worn carpet and generally very poor state of decoration. Location was good, but would not stay here again.

Jackie and June stayed this week so central we saw all main sites in 24 hours .Lovely staff helpful attentive ,cheerful, friendly did not want to leave .10 mins from station.
Value for money very reasonable rates .
We hope to return to see the galleries and museums that are nearby

Room Tip: Call hotel direct. Some rooms do not have lift access.

I recently stayed here with several others for a couple of days in Edinburgh. I was a bit worried after reading some of the reviews on here, but luckily my wariness was not justified. First, the hotel is a bit worn, but it is getting refurbished. I stayed in a single room en suite, which was fine. The furnishings were a bit dated but realistically as long as the room was clean and the bed comfortable what more does one expect from an inexpensive, well located two star hotel? The walls are a bit thin, but that is typical for old buildings so I didn't find it problematic. The halls are a bit of a rabbit warren but not unlike other hotels I've experiences in Edinburgh. The location is good = off the Royal Mile just a bit down from the Castle so great for all the Old Town stuff. True, you have a ton of stairs to go up but that is Edinburgh (a less stair filled way is to go out the side of Waverly instead of the front, go up Fleshmarket Close (part steps, part incline rather than all steps) across Cockburn and right onto Royal Mile). The front desk people were very pleasant and helpful. Overall, I enjoyed my stay and would stay again. The renovations they are making to the rooms look like the rooms will be modernized and be quite nice.
