My partner and I decided to stay at this flat based on: the appealing (accurate) photos on TripAdvisor; its top-floor position; location in a quiet residential area across from Holyrood Park; free street parking (which we always found); convenient walk to Edinburgh city centre and to a nearby shopping centre with a full-size supermarket; prompt and informative responses to our enquiries by e-mail; and outstanding courtesy and cooperation from the owner, Petrea Cooney, during our phone conversations to make and confirm arrangements.

The bell for the apartment is the second button from the top. The name Cooney is a bit faded from exposure to the sun. The bell rings in the flat, but the voice intercom does not work (at the time of our stay).

The apartment-flat is 68 steps from street level to the entry door with three landings along the way. The stairwell is a common area and belies what it leads to; consequently, ignore the blue walls and unadorned condition of the stairway as the apartment itself is a pleasant, refreshing, marked contrast.

As arranged by phone and text messages, we met Petrea at the flat at the appointed time to obtain the keys. We found her most charming, sociable, helpful and cooperative. She took us for a tour of the flat and explained its features and facilities, after which we sat and chatted awhile.

Overall, we found the flat warm and welcoming — eclectically and tastefully furnished and fully equipped, reflecting that it was previously Petrea's actual residence. Consequently, with the personal touch evident throughout it always had the feel of arriving home, not to an establishment designed for transient occupation. Though by nature we take care of all accommodation we might stay at, we felt a special affinity for this flat and for maintaining it as a trust by Petrea during our visit. (In fact, we enjoyed our stay so much that we made a reservation for next year, 2014.)

The flat occupies the full depth of the building. As you enter, the front bedroom door is to your right, the lounge-kitchen area door is in front and to your left is a hallway which leads to the back bedroom with attached full bathroom, another bathroom with a shower, and a spare room with a fold-out sofa and storage closets.

The hallway has a drop-front secretary desk with a WiFi router on top, which reliably serves the entire flat, two chairs opposite, and a hall tree coat rack. The floors of the living areas have light wood boards covered with a selection of area rugs.

The lounge-kitchen area comprises two sections. To your right as you enter are two full sofas, a coffee table which converts into a dining table, two chairs, bookshelves with a selection of DVDs, a flat-screen TV (with access to satellite channels), an audio-video system, fireplace with gas heating (the flat has central heating but no air conditioning), an easy chair, and a display case.

The modern, tiled, well-lit kitchen, separated from the lounge area by a counter with two stools, was fully equipped — it had everything needed for the preparation of meals and even more, including a clothes washer-dryer. Those who enjoy cooking should find the kitchen much to their taste.

The front bedroom is quieter as it faces Royal Park Terrace (which does not carry much passing traffic as it is a residential street not a thoroughfare), Holyrood Park and Arthur's Seat in the distance,. The bedroom has a queen size bed with a small bedside table, with a lamp, and a spacious wardrobe to the right; to the left is a bureau with a reading lamp and an easy chair in front of a window overlooking Holyrood Park. Above the bureau are shelves filled with a variety of books.

The back bedroom faces Clockmill Lane, railway tracks accessing Waverley Station, and in the distance London Road. This bedroom has an en-suite bathroom providing a full-size whirlpool bath with shower partitions and both rainshower and hand-held shower heads. The bedroom has a queen size bed, a bedside table and lamp on each side, and a spacious wardrobe.

Next to this bedroom was another bathroom with a shower, and a spare room with a bureau, fold-out sofa and large closet. We found the spare room useful for leaving and accessing our luggage.

The soundproofing was reasonable though one could occasionally hear the voice of the infant girl in the flat below (Petrea had mentioned this earlier). The double-glazed windows admitted some sound of passing traffic from Royal Park Terrace and, at the back, of trains on their way to and from Waverley Station. Though we are sensitive to noise, we did not find these a problem.

From the apartment building (to the right as you leave the front door) there is a short cut to London Road (and Meadow Bank Shopping Park) via a passageway through a block of flats at the end of the street where it meets Clockmill Lane (and opposite the gates into Holyrood Park). The walk leads under the railway tracks, through lanes to Lower London Road and a flight of stairs (opposite Taylor Place) up to London Road (then turn left towards the church that you can see across the street in the distance). The walk takes about 10-15 minutes.

Meadow Bank Shopping Park includes a Sainsbury’s supermarket (open 8 a.m. till 10 p.m. all week), T.K. Maxx, M&S Outlet, B&M Home Store, Pound Stretcher, Poundland, Gala Bingo and a KFC outlet. The stores are open generally from 10 a.m. till 8 p.m. Monday to Friday and 10 a.m. till 6 p.m. Saturday and Sunday. Poundland, Pound Stetcher and B&M Home Store also have a limited selection of groceries worth checking first as you might find some items cheaper than at Sainsbury’s.

In the opposite direction farther down London Road on the same side are MacDonalds and Boots; across the street is the Xanadu Chinese restaurant (both dine-in and takeaway) and a bit farther down Nagoya Original Sushi Restaurant (we cannot say what the food would be like).

You can walk to the Scottish Parliament and Holyrood House in about 15 minutes. It takes about a 35-40 minute walk to the start of Princes Street, either going across Holyrood Park, up Canongate and along Northbridge, or else along London Road, Montrose Terrace, Regent Road and Waterloo Place. If you do not care to walk, you can catch a bus into town along London Road. We enjoyed walking and (needed) the exercise. For us, the location was so convenient that we used the car only for trips out of Edinburgh.

If you are renting a car and leaving from the airport, one route to consider in avoiding the city centre follows A8 Glasgow Rd., left on A902 Maybury Rd., right onto A90 Queensferry Rd., Hillhouse Rd., straight onto A902 Telford Rd., Ferry Road, right onto B901 Inverleith Row, Huntly St., Canonmills, Rodney St., Belleview, Mansfield Place, Broughton St., left on Leith Walk, right onto London Road which you follow till you take a right onto Abbey Lane, to Spring Gardens which becomes Royal Park Terrace.

If your navigation system guides you otherwise follow it, but be aware that every route will be circuitous to some degree. Even if you have a good satellite navigation system, it might still be worth your while to follow the route using the street view on Google maps, especially if you are unfamiliar with Edinburgh and finding Royal Park Terrace for the first time.

Liked least: Soundproofing from flat below: one depends on the occupants below behaving with consideration for those above them. Some outside noises enter the flat, but only occasionally.
