Great location, well equipped, clear instructions for accessing the flat. Starter pack really useful.

“Good location for a short-term stay in Edinburgh”
Reviewed 21 April 2017 for a stay in April 2017

Our first impressions were not 100% positive. The entrance way to the apartment buildings is dark and dingy and as soon as we got out of the taxi, we were accosted by a very drunk man who proceeded to urinate right against the gates. However, once we got inside we were impressed by how bright and clean the apartment was. The view of the castle from the kitchen is spectacular and we very much enjoyed sitting at the table eating our breakfast in the morning and admiring this awe-inspiring sight, The kitchen was well-stocked and we really appreciated the owners' leaving us some basic supplies for our arrival. The main negative for us was the mattress on the Murphy bed. It was very thin and saggy and we could feel the bars of the frame pressing into our backs. Also, since the unit is so small, it was a bit awkward to have to hang our wet laundry on the clothes rack as it took up so much space. It would be a huge improvement if the owners could replace the washing machine with a combination washer/dryer and invest in a new mattress.

I apologise for the drunken man - how disgusting!!!
The mattress was an expensive one and 7" deep which is deeper than standard. However, I will investigate the comfort and replace as necessary.
Holiday guests do not normally do laundry and most holiday flats don't even have a washing machine. Studio flats are small by their very nature, but this one is larger than most actually, due to the fold away bed creating a large living area, and I did consider not installing a washing machine at all to allow more kitchen space, but we often get longer term guests, so included one. I do not like combination washer/dryers as they are extremely inefficient, costly to run and environmentally unfriendly!
However, I am glad that you had a positive experience in other ways and enjoyed the view, the welcome pack and value for money.
Best regards, Deborah.

“Small, but well situated and well equipped”
Reviewed 27 February 2017 for a stay in August 2016

Start with the one thing that might give you pause: the bed is a pull-down bed in the living room. It's a small double and it's a little hard. So if you can only sleep on a magnificently luxurious king-size mattress, this might not be for you.

However, continue with the good: the flat is excellently situated - comfortable walking distance from all the important sights in Edinburgh, close to a supermarket, cafes, restaurants, everything you need. It's also quiet at night, bright in the daytime, and comfortable to relax in. Communication with the hosts is seamless, and the flat is easy to get into when you have the instructions.

The very best thing last: it's right at the back of the castle, so if you are there in August, you can stand outside on the walkway at night and get a magnificent view of the fireworks when the Tattoo finishes each night.

Thank you! A new bed is on the To Do list, although we find it comfy enough, we realise the trend is for bigger & bigger beds these days!
Glad you enjoyed your stay.

“small, but well placed”
Reviewed 24 October 2016 for a stay in May 2016

This isn't a very large flat but the view is lovely. Starting with the negative:
Pretty much all of the moans I have about this property are actually about OUTSIDE the flat - the entryway isn't nice, the neighbours were noisy, it looks out over a courtyard where there was building work all day long when I went etc. None of this is down to the owner though, the only moans I have there is that the internet provided is child-locked and bans all adult content and the flat must have more than a dozen signs telling you to do/not do stuff. Together these two things made me feel a bit less welcome - hardly a home from home.

Now for the positive:
The flat was clean and well kept throughout. The shower might be a bit awkward to use but it was lovely when you got the hang of it. The views are amazing and really make this place special. The owner was very kind indeed in terms of leaving some basics (and little luxuries) to start you off in the kitchen. It was the first time I'd tried the oatcakes but I've become addicted to them since! Finally, the price was great!!! I looked all over Edinburgh and while there are better properties, this is far, far, better than anything else in the same price bracket.

I didn't know the Internet was child locked....had it for many years and was not aware of that! We do get the occasional child at the flat so not a bad thing.
Signs.......there are certainly not 12. There are 2 "no smoking" signs, (very necessary!) one note to remove outdoor shoes to protect the new carpet & vinyl and one to clean the oven if you use it (most guests go out for their meals!) that's four. Oh and one which says "owners cupboard." It is a holiday flat and for the benefit of many, some need a little reminder (or direction!)
I apologise for the neighbour, he was refinishing his flat and no noise is permitted after 8pm. Anyway, all is finished now. Most people are out all day so the noisy neighbour wasnt noticed.
The entrance to the block has been upgraded since your visit way back in May.
It is a studio flat and they are smallish. Hence the price, which we feel is very reasonable for such a cosy little place in the heart of everything.
Glad you enjoyed the view, the price and the welcome pack and hope you enjoyed Edinburgh.
