Had a very pleasant three night stay here, the price was right, breakfast was great, room was clean and the towels and linen provided were very clean and fresh. Wifi was free, but waaay better than usual free wifi. I only needed to log in once during my stay, it was always fast and it always worked. The reception is 24 hours and is staffed by some of the best reception staff I've met, they really were excellent. But.... the rooms are basic, the showers not the best and my particular apartment was a little messy in the common areas. The neighbourhood is great with lots of conveniences and pubs and restaurants a fifteen minute walk away, although city centre is about 30 minutes walk. There are buses that pass right outside but I didn't take them. It's easy to get to by taxi also as the drivers know it (I got caught in the rain on the walk there and was glad to have a taxi driver who knew the way!).

Room Tip: I stayed in a single in Ash, it was quiet and close to reception and the Treehouse.

£39.50 including breakfast. Excellent value. Rooms are typical student accommodation. No frills. Don't expect boutique hotel style. Immaculately clean with en suite toilet and shower. Free wifi.
It's really good for a budget stay in Belfast.
The reception staff were amongst the most helpful, friendly and welcoming I've encountered. Very refreshing. Higher rated hotels could learn from them.

Perfect location, handy for local amenities and city centre. Breakfast superb! Would have liked tea/coffee making facilities in room but appreciate limitations. Room extremely hot as I stayed during abnormally hot weather - would have liked to have been able to open window wider or had access to a fan. Overall excellent value for money!!!!!

Stayed for 12 nights as I was volunteering for the World Police and Fire Games. Convenient bus stop outside (8B - not Sundays) to City Hall. 30 minute fast walk to Waterfront Hall
Had an en-suite room in Rowan. Village is well laid out with reception easy to find as you turn into the drive, the 'Treehouse' in the centre with shop, laundrette and the bar.
Rooms were in groups of 12 with a kitchen/dining/TV area. Plenty of room in my room to spread out all the paraphernalia one collects.Bedding etc changed every other day. Fully equipped kitchen means there's cookers, fridge/freezers, microwave, kettle and toaster but no cooking pots or utensils or crockery and cutlery. Being surrounded by Police and Fire-fighters meant there was no pilfering of food.
Due to the huge number of athletes and volunteers in residence there was a shuttle bus to breakfast at Queens - Witla Hall for the first 10days, then the Great Hall and back at the Treehouse on my final morning. Great porridge but limited other cereal choices. Plenty of fruit. Bacon, scrambled egg, mushrooms, tomatoes and beans got a bit boring every day but did manage to find boiled eggs one morning. Plenty of toast. Tea and coffee was standard so took my own.
Receptionists were great, even printed our boarding passes.
Would definitely use again

Room Tip: doors are noisy so get a room at the end of a corridor.

Stayed here for 10 nights whilst volunteering at the WPFG. Went down market with a non ensuite room. Room was comfortable in a very tidy campus. Buses run from down the road into the city. Breakfast was excellent. Reception was excellent. Probably better than most loacl hotels.
