We had booked 2 nights as we were visiting a friend who should have just come out of hospital but unfortunately was kept in. This meant we were unable to spend part of the day as planned, at her house & therefore would have liked to spend a bit more time at the hotel as the weather was indifferent & we had our dog with us.The waterboard had dug up the car park which is right outside the motel rooms. This should have taken 2 days & had lasted 12 but it had made the car Park & outlook a mess. There was a red & white barricade outside our window.The room was clean, attractive new bedding, excellent bathroom, rail hanging space & a desk. There was no comfy chair so you could only sit on the bed to relax. Bed was only a double & a king size would have fitted. The room was a bit small & only window looking on to The carpark.The cooked breakfast was 1st class in a pretty dining room & due to the upheaval was free, which was a real bonus.The location of the hotel is quiet & in open countryside, good for dogs/walks & only about 4 miles to Warwick & 2 miles to lovely Hatton Locks.There was also building work going on on the opposite side of the hotel car park,owned by the hotel.We only paid £60 so it was fine but we decided not to stay the 2nd booked night & lovely Louise (the owner) didn't charge us & let us stay all day & we left at 6pm.Staff were lovely, the room was fine if you just slept there. Would recommend for a couple of nights.

Room Tip: All rooms are in the parking area & room 19 does not have a comfy chair.

Travelling from Scotland to West Sussex and booked this Motel for an overnight. More than met our needs, with a clean bright room, car just outside our door and a good breakfast. Staff were friendly and helpful and within a short walk we had a superb meal at the local pub. Worth the few miles travel from the Motorway. Location is quiet and peaceful for a good night's sleep.

Very comfortable bed, modern en-suite,excellent breakfast. Situated in a quiet location but easy to get to Warwick, Kenilworth, Leamington Spa and all other local tourist amenities. Staff very friendly and helpful.

We stayed here for one night after a very wet days walk. A lovely room plenty of space to dry our clothes. A really nice find an excellent place to stay all the facilities you could ask for a nice shower and a big comfy bed. The Falcon Pub just a short walk away with excellent food and good service.

Stayed at the coach house for two nights over the bank holiday weekend. Great location for attractions in the area. Owners made us very welcome and gave us tips about the local area. Room was clean, comfortable and everything provided for a really nice stay. Breakfast was excellent with a choice of continental or full english, all at a very reasonable price. The Falcon Inn was just 5 minutes walk away and very good food served for an evening meal.
