When we arrived I thought I'd made a terrible mistake as the first impressions were not good. This was due to the neighbours having a rubbish skip directly outside the door, the close proximity to the road at a busy junction and cars parked up on the pavement.

However, once inside it was nicely decorated, very clean and bright and the manager was extremely professional and welcoming.

We were staying in a family room and the access to this was to go back outside the front door and through a small wooden door in the wall into a passage through to the back garden of the building. There was another wooden door at the far end of the passage that was locked and this lead into a delightful small paved courtyard. This, like the rest of the hotel, was tidy and clean, and was full of hanging baskets of flowers and numerous well tended planters.

There were 3 family rooms that opened onto this courtyard. We were in no 8, which was the one in the middle. The room was large with a double bed and a single z bed. It also had a small kitchenette in one corner with a fridge, sink and tea making facilities. There was also an oven and a washing machine but we hadn't paid for self catering so couldn't use these.

The room itself was spotlessly clean and very nicely decorated. The bathroom was equipped with a shower, basin and loo, all of them newly fitted and very clean.

All in all the rooms were excellent, spotless and well maintained. They were also very quiet. We couldn't hear any noise from the other rooms or the road. My only criticism was that there weren't any spare blankets, so we put on the heating instead.

The hotel is very close to the town centre. We walked to Shakespeares birthplace in 5 minutes. We didn't eat breakfast at the hotel as it was not included in the price, but found an excellent patisserie in town.

I would also recommend the chinese restaurant that is 30 seconds walk (just around the corner). The food here was excellent and every night of the week they run a very popular all you can eat buffet for GBP 8.95 per person.

We wanted a family room in a b&b near town. Not too expensive but easy and local. Arden Park was perfect. Our room for four was spacious with very comfortable beds, good shower, quiet and very clean. Our only criticism would be that the wifi wasn't great, but you don't come to Stratford for the wifi!! The owner met us and was extremely friendly and helpful. Parking nearby worked and then we could walk to everything from the guest house. Would highly recommend this lovely guest house.

I ignored the bad reviews when booking this guest house, but I shouldn't have. I can only imagine that the (presumably) owner must have his off days and we had one! We were asked to wait in a rather shabby sitting room, and then taken to our room on the first floor which was a reasonable size, but also in need of refurbishment. The bathroom was adequate but no toiletries other than a large size soap and shampoo dispenser. There was nothing on the tea tray other than tea bags, coffee and UHT milk, no biscuits or treats of any kind. The bed wasn't comfortable and the mattress sagged. The walls are paper thin and there was a lot of noise from a boisterous young family next door. The floor was dusty. £6.50 is extortionate for a continental breakfast - we declined and had a good meal at Carluccios five minutes away.
There is no car park and outside the house were parked cars; nowhere to even pull up so we parked in a public car park round the corner.
The owner did not seem at all friendly or welcoming and we were glad we had only booked for one night.
The location is good for sightseeing.

This guest house was easy to find and within walking distance of all major local attractions. We stayed for two nights.The room was clean and had everything that we needed. The breakfast was simple, but all of the food was fresh. On one day, the manager, and on the other day, the owner, personally served coffee, tea, and the pastry to us. We were most impressed by the friendliness of the manager and owner. The local restaurants recommended by the manager were right on the money - the foods were delicious, and the prices reasonable. The manager even assisted us in getting our transportation tickets amended. That involved a very long wait on the telephone, as it was a major holiday weekend. On the day that we checked out, we were able to have our luggage stowed at the property for the entire day while we further explored the town. When we returned to the property to retrieve our luggage, we welcomed to relax in the parlor prior to our departure. We enjoyed our stay at this property very much.

This guest house is located within walking distance of most of the local attractions, including Shakespeare's house, the theatre, The Mad Museum and Tudor World. There are also many restaurants very nearby.

The rooms there were clean and comfortable, the staff very helpful and the dining area for breakfast very smart. I would recommend this guesthouse to both families and couples visiting Stratford.
