The rooms on HP are only for the expensive guests. The room has terribly small window and no view. Shower room has just only one towel, no handy towel or face towel at all. No shampoo, only hand soap and small soapToilet was fill up with darty liquid, may be liquid for breech, I think.
Service is terrible. no breakfast included, but owner insist to have breakfast with extra money. The site here is misleading you. She is always insist us to pay more and more.
I will never use here. Too expensive for the facilities.
The information they show on HP of card acceptance was a lie too.

I do not know why some people would not like this small guest house, we loved it. We found it very peaceful, away from all the night buzz of the city but within easy walking distance. We loved the room with the silky bedding, and the bathroom and thought these very comfortable and clean. We enjoyed the full English breakfast in a lovely kitchen/diner. The only ‘house rules’ we were subjected to were that of no smoking and keeping the front door closed , we found these easy to follow as we were given the keys anyway. The owners were so friendly and accommodating that not only did they invite us to have a dinner with them (we found a lot in common all being teachers albeit two French and two English) , they also took us sightseeing for the day as we did not have a car and did not want any money towards the fuel. We certainly would not have enjoyed our stay in Bath as well as we did. So if you want to stay in a place where you are appreciated and where you meet real down to earth, genuine people who are happy to see you then this is your place.

Room Tip: ask for the super king size bed

Our room was comfortable and tastefully decorated together with free broadband/teasmaid/fridge etc. Our hosts were very friendly and willingly offered useful information about Bath. We thought this to be a great location to stay, being able to leave your car for free and taking a short walk into the town centre. Breakfast was good and the treatments available such as Reflexology a real bonus!

Looking through other reviews this place is clearly right for some but not for us. As a young married couple wanting a mini-break in a stylish city we wanted an affordable but interesting base to use whilst we explored the city. It was way out of the ciy centre in a suburban street that could have been on the outskirts of any town. The owner obviously meant well but came across as intrusive and had an endless list of 'house rules' that grated on us. For £100 our room was small, the shower room basic and we had to eat breakfast in the kitchen next to the owners eating their's! However, in their defence the owner knew the city and was eager to help and of course, Bath was beautiful.

This accommodation is top of the range in our book. The room was specious, the bed huge and comfortable!!! The bathroom was spick and span, the place was cosy, the communal kitchen was very large and had everything you needed. The hosts were FANTASTIC - they even stopped to have a wine with us and tell their stories which was very entertaining.

Room Tip: Any room is good
