Don't be put off by first impressions from outside, terraced, bay windowed property in residential street with on road parking (plenty of spaces though), Very warm welcome from owners, who showed us straight up to our room and then provided beverages and warm, homemade shortbread. Nice touch. Room clean and fresh, plenty of tea and coffee and sweets in bowl if wanted. Bed nice and comfy and no outside noise considering area.
Hosts available a lot of the time for advice and offer of ironing board if needed.
Dining room had four tables, each with two seats so no sharing!
Breakfast was very good, Cafetiere of freshly made coffee, home made bread and preserves.
Really good value and would recommend to friends and family. ps nice touch-chocolate easter bunny and egg each on easter sunday,

I recently stayed for one night on a business trip.
Bev greeted us at the door with a beaming smile and welcoming presence.Nothing was too
Much trouble,she even advised us on the best places to eat which proved to be spot on.
The room was spotlessly clean with excellent quality furnishings,including a new bed! There was
Even a water filter in the room and high quality complimentary toiletries in the bathroom.
The location was perfect,just a short lovely and peaceful stroll along the river in to the city centre.
Breakfast was superb.
I have stayed at Travel lodges in the past but the stay at Gregory's guest house gave a very
homely feel.Martin and Bev work so very hard at making their guests feel as comfortable as possible and they deserve to succeed in such a competitive market.They are one of the nicest
couples you could wish to meet and offer excellent value for money with the accommodation
they provide.

Just had to leave a review for this cosy guest house!

Firstly let me manage your expectations. This is a terrace house, not a large victorian terrace, just a larger than average terrace so don't expect all the trappings of a swanky, city center hotel or a dining room of equal proportions to the tower ball room in blackpool!

The greeting which we received on arrival, i have never experienced a more genuine welcome from any where else where I have stayed. Martin was really friendly and polite, offering to carry our bag up to our room (rare these days). we were shown to room 1 which was at the back of the room (nice and quiet). The room was a good size with a good three foot space around each side of the bed. Plenty of drawer and wardrobe space and a good sized en-suite. Lovely luxurious bedding and huge white, fluffy, christy towels. generously stocked refreshment tray and a water filter jug. The room had everything we needed. Martin gave us loads of tips and advice about York and gave us instructions on how to walk or catch a bus to the center. We opted to walk along the river which took about 15 mins, but it was a nice, flat and pleasant walk.

The bed was really comfortable and the room was nice and quite. The room also had a double aspect so I opened both windows at night which gave a lovely through draft (I hate being too hot in bed). I had a terrific nights sleep.

Already having read the comments about the dining room I knew what to expect but was pleasantly surprised. Yes its an "L" shaped room which wraps around the kitchen but its a good size and is more than adequate for the four letting rooms or eight guests. Bev's breakfasts are lovely and so is Bev! The first morning I stuck to slimming world and had beans on HOMEMADE yes HOMEMADE multigrain bread but watching everyone else tuck into a stunning full english was torture so by day two I was tucking in like every one else! What a treat, Nothing is two much trouble for these guy's, You will adore them.
I will never stay anywhere else when visiting York. This place is so cozy and friendly nothing else compares. You are masters of your craft. The best little guest house in York.

Room Tip: Room 1 at the back is furthest from the main road, its so cozy!!

Spent the weekend here celebrating my 29th Birthday. Very warm welcome, lovely room and delicious breakfast of which there was a wide choice-bacon and sausage to die for! Was very touched to find chocolates, a balloon and a card from the owners on the bed after a day in the city exploring. Bev and Martin were very helpful with directions, restaurants etc. This is our first experience of a b&b and can imagine it would be hard to beat. Actually felt quite sad sating goodbye this morning! We will definitely be returning!

Very nice stay and relaxing. We only stayed a night, but would love to come back when in York again. Really nice breakfast and nice touches in the room. Thank you!
