Stayed for 2 nights on our way to Newcastle. The place was easy to find and thankfully for us it was in a fairly quiet area. Welcome was great very welcoming. Joanne said we had to have the family room as there was a double booking, I thought great an on suite. When she showed us to the room....It was small, very small I question it being a family room, I guess because there was an extra single bed in there. The room was very clean bed a bit small, but I guess it had to be. The breakfast was great full English excellent. I would say that the rooms need to be upgraded as the rooms seem very tired but I guess that takes a lot of money. For the money we paid it was good value. Although this review sounds very negative I do not mean it to be but I always give an honest review as I see it.

Room Tip: No good for kids, no lift very small rooms

There are a lot of positives about the New Kent B&B in blackpool but unfortunately a couple of negatives we stayed for 2 nights on the 30th October and 31st, we were welcomed by Joanne the owner and taken to room 6, the room is very basic but very clean and you do get the bonus of a full size bathroom including a bath it has all the requirements including tv, tea and coffee, fluffy towels and a metal rail with plenty of hangers on. The negatives are both about the room first is the square above the door has been painted and the light from hallway shines through all night and the second is the noises every time people flush the toilet you hear it running through the pipes/boiler in your room!! Positives though are good size room very clean and everything needed as a base to see the sites of Blackpool. The breakfast was great full english with extras in self service including beans, mushrooms and scrambled egg which were lovely, plenty of toast, tea and a smile from the young lady waitress. We would stay here again due to there being so many positives and only costing £100 for 2 nights with breakfast. Thanks Joanne for having us : )

As a group of 6, 2 children, we had great stay here. Happy friendly staff and the most amazing breakfast. As it was the wife and my anniversary I rang ahead to arrange a delivery during our stay and Joanne and Töny where happy to help. Joanne was a very friendly host and treated us very well, Töny was away during our stay. With off road parking available across the road at cheap rates (on street is free but not guaranteed) making the stay simpler. Rooms were very clean and comfortable. We will definatley look at booking to stay here next time we go go to Blackpool.

We have just come back from weekend stay at hotel and although rooms a little dated the hotel was clean and comfortable and the breakfast was excellent. There is no parking available but you do have option of parking across the road for £5.00 per day or we were in a mini bus and managed to park close to hotel without any problems. We would certainly recommend !!!

We would like to thank you for your review and apologise for my late response. We are happy you enjoyed your stay with us and that you thought our breakfast was EXCELLENT!

These comments make us feel good about what we do. We have tried to keep an older feel to be more homely (like my Gran used to be) so we appreciate your honesty on the rooms.

after reading the reviews, got to say im disappointed. firstly the breakfast is served between 8am- 9am on a saturday & sunday, just too early for us. was a great breakfast, but not enjoyable when you are still half asleep. there were no nets or blind in the bedroom, the curtains are a cheap material that dont meet in the middle, so the room was full of light at 5.30am. theres a fault with the loo, runs water constantly for 10 minutes after a flush. there are extractor fans in every bathroom that are still noisy for 8 minutes after they are turned off ( they are turned on/off with the light) there are windows in most bathrooms , so no need for fans really. walls are paper thin so can hear every noise!!!& there did seem to be a lot of noise from fan units outside & doors slamming inside, so sorry wont be returning. got to say the little girl serving was fantastic, such a lovely girl & very hard working , nothing was to much trouble. carnt say i enjoyed sitting having my breakfast, with other people sitting in there pyjama's though!!

We are very sorry to have disappointed you on your stay with and would like to thank you for bringing your concerns to us.

As we are a family run B&B we do the breakfast at a time we thought would be suitable to most and as we have a checkout at 10:00 daily breakfast from 08:00 until 09:00 has always done us OK however your point is taken. We are glad you say the breakfast was good as it is something we pride ourselves on.

We will look in to the noises as this is not good and needs to be addressed so thank you. We will also look in to getting blackout curtains.
