“Really excellent stay”
Reviewed 28 October 2014 for a stay in August 2014

We stayed at Brown Howe for a glorious week in August. We really enjoyed our time in this lovely cottage. It is surrounded by woodland with easy access to Coniston Water. The cottage itself is clean, cosy with a well designed kitchen, wood buring stove if needed, and it well equipped throughout. We loved the location as well as the cottage itself. The owls at night and all the wonderful birds that came to feed on the bird table made it a special week for us. Easy access to lots of walks and great pubs. We will definitely book this cottage again next year.

“Good quality cottage, let down in places”
Reviewed 13 August 2014 for a stay in July 2014

Firstly I should state that the family thoroughly enjoyed their holiday, including their stay in the cottage. There were a few points it's worth raising for future users of the property however.
The main point is around the fridges. At first glance two large fridgefreezers was more than we expected. The largest however does not work, resulting in quite a large amount of food having to be thrown away, causing us extra expense. The owner actually visited the property midway through our stay (not a regular occurrence we don't think),and we mentioned this issue to him.His response of "yeah,I'd been told that was broken",was not really acceptable, and no offer of reimbursement for the extra food purchased was made.
Secondly, the cottage was not the cleanest upon arrival,in particular the kitchen.I don't expect luxury in the Lake District, but the standard was a little disappointing. This also extended to the outside BBQ.
Thirdly, equipment such as the canoe was not available or use, despite reviews to the contrary (from 2013).
Fourthly,it's important to note that the surrounding area is completely inaccessible with a buggy. This isn't a huge surprise in the Lake District, but the lack of accessible footpaths within walking distance should be considered when taking young children.
Finally,a relatively minor point, but the 'welcome pack' was more of a list of do's and dont's,not the friendliest way to welcome new guests.
There were certainly plus points with the cottage (large living room, sky tv,good quality showers),but the problems we encountered,in particular the fridge situation, did put a slight downer on the week.

Management Response

The cottage has two fridge freezers. Became aware of problem with one fridge freezer and visited to investigate. Guests did not say food had been ruined but eaten quicker than expected as one of freezers was not cooling sufficiently. It has now been removed and a brand new Siemens fridge freezer installed. Never had any problems with cleaning reported before by guests so very surprised by such comments. The house is maintained very clean and tidy.

“Great cottage in a great location”
Reviewed 22 August 2013 for a stay in August 2013

We found the cottage well equipped and comfortable. Having the use of the canoe and kayak was enjoyed by all the family especially with the beach being so near through the wood. We travelled extensively through the southern lakes and found this location ideal for heading out to Barrow and up to Winderemere. We were lucky with the weather, having only 1 day with heavy rain forecast for the day, so we went up to Dumfries (about and hour and a half away) where it was dry and sunny!
Coniston is a charming town with a variety of activities, although Ulverston was ideal for take away's and for a larger supermarket - Booths (if required)

We were able to eat outside on the patio and had a couple of barbeque's for which all eqipment is provided. The wildlife in the garden was fascinating and luckily the local Co-op sell bird food. We managed the trip up 'The Old Man of Coniston' which is worth it for amazing views, we walked from Coniston town, although it is possible to park nearer the summit and walk the last couple of miles.

“Cosy and comfy cottage right on Coniston Water”

I stayed at Brown Howe with 6 friends and were all delighted with the cottage and its location. The house was in pretty woodlands with one or two other cottages spread out among the area. It was great to wander the 100 meters down to the waters edge where you have the lake to yourself. Just behind the cottage on the other side of the small road is a public footpath with a 30 minute walk up a hill with fabulous views over the lake and surrounding hills. The house itself was very comfy and well decorated with a nice stone BBQ to the back. Would definitely stay again.

“Characterful cottage, tastefully furnished in great location”
Reviewed 9 March 2013 for a stay in March 2013

Had a great stay at Brown Howe. The cottage has lots of character - wood burnng stove, oak beams, range cooker & lots of nice cosy furniture. It's tucked away on an old country estate, but a great location for accessing some of the best of the Lake District. A short walk (2 mins) gets you down to Coniston Lakeside which would be a great spot in summer for messing about in the water and even on a winters morning is an inspiring spot to take in the beauty of the Lake.

The cottage has 4 very good sized bedrooms and with 2 bathrooms, even with 8 people the house wouldn't feel cramped. The wood burning stove in the main living room was a great focal point in the evenings and really pumps out some heat and adds to that overall cosy feel of the house. The house has a separate dining room but our favourite spot for eating was the kitchen breakfast bar where you could watch the frenzied activity on the bird feeders in the garden! Generally throughout you can tell the owner has fitted the place out as if it was his main home rather than just a holiday letting business with lots of quality furniture, framed prints and personal touches here and there.

We didn't use the patio & garden out to the rear but can imagine on a summers evening it would be a great place to sit out and have a barbecue. It was a bit dark at night outside and could do with an outside light to help guide you from the parking area to the door but you get used to it after a bit.

Lots of walks in the area and if you can find your way up to the top of Blawith Fell - about 30 min walk from the house you will be rewarded with a stunning 360 degree panorama of the whole of the Lake District which you'd normally only get climbing one of the proper big mountains. There's also a 'secret' little lake up there called Beacon Tarn which would be a fabulous picnic spot in summer.

Only drawback is that there's no local pub or shop within walking distance so stock up on supplies if you are arriving at night and want a brew or breakfast. Lots of shops and pubs in Consiton village itself but our favourite place was the Church House Inn in Torver which has a great fish pie and an entertaining pub quiz with the quirky landlord on a Sunday night!

We'd fully recommend Brown Howe and certainly will be returning in the summer.

Cheers
