Lovely cottage, well appointed. Spacious accommodation with two separate living rooms.
Very comfortable master bed - my wife and I had the best night's sleep in a long time!
Convenient for sightseeing, restaurants and takeaways (Chinese and Kebab house within a stone's throw...both very good food :)

Ideal for a short break for couples / young families.

“Perfect Location To Explore Rye”

Larkin House is a little gem in the heart of Rye, well equipped and comfortable, ideal for people with pets and children, as the courtyard/garden gates can be locked.
The stairs to the upper level are quite steep so it might not be suitable for those with a disability, my wifes friend does have trouble with stairs, but once upstairs you are in another very comfy living area, with another bathroom and toilet. Also there are stairgates top and bottom so should be ok for toddlers.
The location is really good but bear in mind it is right next to a lively pub with live music on some evenings, if this sort of thing is up your street, great!! Wasn’t a problem for us as we had had a look around with google man first and knew the location prior to booking.
I would have given Larkin House 5 stars instead of four, but a few small things let it down, nothing major, but I put it down to end of holiday letting season wear and tear.
The owner was very helpful, supplying all the information and instructions we needed.
Would stay there again!!!

We stayed in this very centrally located house in the February half term 2013.. The owner was very helpful and indeed took great pains to ensure that not only was the house in tip top condition but actually bought new pots, pans and other cooking utensils, the house had recently been on a very long term let, when I told her that I wanted to be be able to cook for my wife and 8 year old child for several nights of our 4 night stay.
The pictures themselves do not do the house justice. There is a spacious downstairs with a small hallway as you enter where you are able to hang up your coats and leave your boots and a small toilet with a very decent shower. This meant that you could leave your walking or beach clobber as you get in and keep the house clean, very useful if you have young children and for potentially messy adults.
This is followed by a kitchen area with suffcient work space and a breakfast bar where i often prepared food and watched the free view tv whilst my wife and child were unpstairs. There is a table which easily seats four around it, which we used to eat breakfast every morning. The upstairs had a very wide screen tv with ample seating, 2 bedrooms with a decent double and 2 good size single beds all immaculately furnished. The upstairs bathroom also has a roll top bath which was a very nice touch.
The parking was not an issue at all, just out the front of the property to the right and over the bridge is Military Road which had no restrictions and we used every day.Plus we were able to pull up and load and unload whenever we wanted.
We only used the car for trips to Camber, which has excellent sandy beaches, and is 15 minutes away, visits to Dymchurch and other areas. This house is in an excellent spot, we were able to walk to any restaurant and cafe of which there are many, even with an 8 year old who has been out all day without compliant, its that centrally located. It was also practically noise free considering how central it was. We all had a really good time and will certainly stay again.
