“Absolutely perfect pad for a weekend in Brighton with friends”

After trawling so many websites, we were so pleased to find Beatnik Breaks. The styling of the accommodation, the sleeping capacity, location & great communications, made The Stables the perfect choice for our booking. We were very happy with the Stables, the photos really don't show how lovely it it, with great style & character, plenty of room for everyone and super clean. We will keep intouch for future bookings, and we'll be sure to share with other friends & family. Well done Beatnik Breaks on creating a modern yet homely space to share with liek minded people.

“Large Stag Weekend - Perfect House and Location”

Stayed here for 4 days with 21 people for a stag weekend. The house is perfect for this sort occasion and would recommend for another stag group or any large family occasion. Thanks to Tamara for all her help before and after the booking.

The house is in a great location which is about 15-20 minute walk to the sea front (and all the pubs on the main road) and 2 minutes down the road is every takeaway/shop you could hope for.

The house comfortably slept 21 people, each having their own bed (no sharing of double beds was needed).

The only thing i would say as a negative was parking as there is none available at the house. Tamara did help and provided us with details of where we could park for free, but it was a battle every day to find a spaces on Franklin road and the surround areas. So be prepared to drive in circles for 10-20 minutes trying to find a space.

Overall, its a great house, in a great location, run by some great people.

We were 20 for a modern day stag-do i.e. no midgets, stripp-o-grams or *much* ritual humiliation . Tamara was great and very straightforward to communicate with ahead of turning up. The kitchen was ideal for making big meals and we could fit everyone into the living as well for drinks later. All in all lovely and great value.

“Perfect hen do house!”

Had a fantastic stay at Beatnik Stable. Myself and 12 other girls stayed at the house for my friends hen do and it was just what we wanted. Brilliant location in the centre of Brighton, loads of bedrooms (we didn't even use them all!), huge kitchen and our favourite was the lounge which was a lovely area for everyone to sit together.
Tamara who owns the house was very helpful from the beginning, when one of the other houses was unavailable she was able to offer this house instead. She offered lots of great activities you could book such as private dining and cocktail making. I was given lots of information about the house and able to check in early. All 13 of us really enjoyed our stay and would highly recommend if you are looking for a lovely spacious house in the centre of Brighton.

“Suitable Large Accommodation”

We stayed in the Stables for a girls weekend in November and I think there are some pros and cons to the property so hopefully this will be a balanced view if you read it all! :) We had originally reserved the Central House but upon going to pay the deposit this has been taken even though we were told that if anyone wanted the house we would be informed to pay our deposit to secure, so that was a little frustrating, but were offered the Stables. A little annoying as we would have paid the deposit had we known, and that was the arrangement made with Tamara.

The Property:
The kitchen has a lovely long table where you can all eat together and is fully equipped. We had 10 of us staying there and it was great to sit at one half of the table but I imagine with the house full it may get hard to manoeuvre in and out of the table as you have to shimmy to the end, climb over or under the table! Fantastically equipped though to be cooking, and a lovely oven. Two fridge freezers.

If you are staying here take some ear plugs. There is no double glazing because of the style of property, and it can be noisy - people walking past, seagulls at 5am etc.

The Lounge:
Although the house sleeps many, five of those beds are on sofa beds in the lounge, and the lounge only seats 16 people. Again, fine for us as only 10 of us. Large TV on the wall - although noisy for whoever is in the bedroom behind so if they want an early night, no chance! :)

These are mainly bunk beds as per the pictures. There are only 2 double beds in the house - not the king size that is advertised and most of the doubles mentioned are mainly doubles on the bottom of the bunk beds. As mentioned only 2 double beds without a bunk on.

Whilst there are 4 bathrooms, the water pressure does struggle round the house. My shower ended abruptly as my friend ran a bath - I literally had no water coming out! This was never mentioned as an issue and if there are lots of you trying to get ready, you want to be able to use them at the same time! So can imagine 20+ people being a struggle all trying to get ready together!

On Air BNB its advertised as free parking on premises. This is NOT the case. You have to find free parking 5 minutes away from the house, which is not that easy in Brighton. We had 4 cars and kept driving round and round to find spaces. Did not feel at ease parking the cars randomly round side streets over 5 minutes away from the house. There is 1 loading bay you can be in for 30 minutes outside the house if no-one else is in there, otherwise its double yellows and lots of resident permit only parking.

Whilst the house is provided with towels and linen - you are expected to clean and hoover the house and leave as you found it else there is a fine and deduction of your £500 deposit (which takes a week to get back from checkout).

Tamara was very happy to help with booking activities for the weekend and we had the Nude Life Drawing - very funny and good value for money although would be a push to get all of you in the lounge to do this.

Great location, short walk to central Brighton and the pier, or only a £6-£8 taxi ride.
When you arrive, the house is nothing amazing to look at, its a random door in a somewhat graffiti street but we had no issues with safety etc. Not easy on the eye, but inside the house is nice so who cares about outside right?!

Internet is not very strong and very intermittent,

Tamara was happy to meet any Tesco delivery and sort prior to arrival for us which was great as we ran late and Tesco arrived 5 minutes before us so she was there to let him in.
