The hotel is right on the waterfront, which made for a beautiful sight as soon as we stepped out on a bright sunny morning. The front desk staff were friendly. The lobby, bar & dining area looks as though they have recently had a modern make over; this is your first impression of the hotel as soon as you walk in and it was really nice. Room was basic - bed, chair, bathroom. The building is obviously old, one of our windows let a draft in the whole night. The bathroom was modern & gorgeous. Tea & coffee making facilities in the room, as well as complimentary digestive biscuits! Within walking distance to all the main attractions - dome, shops, pier - would stay again!

The hotel was very good value for money, I chose it as it was a very reasonable price and was happy with the quality of the hotel. The service was good, staff were pleasant, rooms were clean and comfortable and well stocked with toiletries. The breakfast was included and was nice too.

We have stayed a number of times at this hotel(and we would always recommend that you book a sea-facing room - worth the extra, no matter the weather) and very much like the quality of the rooms, and, especially the very good value breakfast, and the unfailingly helpful and cheerful staff.

Room Tip: Choose a seaview room

The overall feel of this hotel and the friendliness of the staff would have justified a higher overall rating. However, on the night we stayed the room was very cold and the heating clearly not working correctly, which spoiled the sleep.

Room Tip: Get a room facing the sea if possible and NOT facing the pubs!

Needed a last minute overnight stay and chose Kings at random - very impressed with cost (reasonable), cleanliness of room - high - and amazing service and helpfulness of staff - breakfast was extra but again great quality nd reasonable price with staff happy to help with 'complicated' order from fussy daughter. Highly recommended - we will be using the hotel again if in Brighton
