This lovely (spotlessly clean) spacious bungalow overlooking the sea was our family home for a week. It has high standards of fixtures and fittings and comfortable furnishings. It is situated in a beautiful area of East Sussex with easy access to both Brighton and Eastbourne.
The three bedrooms were of a good size with the master bedroom facing out to sea. The large sitting room/dining room was tastefully and brightly decorated, with comfortable two seater settees and a glass dining table with high-backed chairs. An unusual feature was the long and narrow conservatory that runs the full length to the front of the bungalow. Opposite the sitting room window a double patio door opens up to a good size patio area with parasol and chairs provided. On the other side of the master bedroom window is a small but cosy area with a couple of chairs. It is a bit of a suntrap but a nice area to sit, relax and watch the sea and walkers on the cliff edge. The large modern bathroom is equipped with a bath and walk in shower cubical with a good power shower. The bathroom would however have benefited from a heated towel rail. The well-equipped medium sized kitchen has an additional open plan utility area with a washing/drier machine and large fridge freezer. This also led to the rear garden, and a narrow (if little overgrown) path to the garage and shared parking area for one vehicle.
Access to the front of the bungalow, is via an unmade road that can get somewhat waterlogged (after heavy rain) near the junction were it meets the tarmac road. We came with a second vehicle that needed to be parked in an adjacent side street, due to the limited parking outside the garage. The only other difficulty we had was with some of the bungalows stiff door locks, which would benefit from a little maintenance. But none of the above detracts from our overall approval of these tranquil holiday premises that its friendly owner Geraldine looks after so well.
A final appreciation and thanks goes to our friendly neighbour Morris for his help in putting out our dustbin for the early morning collection during our stay.

“Sheila's 90th Birthday Bash”

An absolutely fabulous stay!
Mum's 90th Birthday Bash revisiting the old haunts of Brighton and the surrounding areas.
An ideal home from home and base with everything we needed for a self catering holiday.
Beautiful accommodation, extremely clean, very well equiped kitchen, beautiful sea views for alfresco dining, very peaceful.
Vast selection of restaurants, take aways and shops within 5 minutes.
Owner Geraldine was so accommodating and communications throughout were great.
Would love to visit again and certainly recommend the Promenade very highly!

“Beautiful house and perfect location”

We stayed in the property at the end of June and, despite the excellent reviews, it easily exceeded our expectations. Everything was clean and comfortable and there was plenty of room for a family of 5, including 2 teenagers, who were very happy with the WiFi speed and connection. Only disadvantage was the one toilet, but the bathroom was clean and spacious, with a separate bath and a huge modern shower. We didn't like the lack of a mixer tap in the sink, but that was a small detail compared to everything else. The view and the walks are wonderful, and Brighton is only a short drive away. We were very happy to be staying in the countryside instead of in the crowded city and will definitely go back if we get the chance.

“Our second visit - every bit as good as the first!”

We had great weather which made this visit even better than the last. The Promenade offers very cosy accommodation, well equipped with all the home comforts and it is perfectly situated to enjoy magnificent sunsets, ocean views and great walks along the cliff-tops or promenade. Shops and facilities are within easy reach and the bus route is close for those without a car. The owner went the extra mile to make sure we were comfortable and had everything we needed. What more can one say? It was another perfect week in a delightful environment.

We booked this for 10 nights but stayed only 9 as we had an early flight back to the US and the Gatwick airport is a very long way to travel. One thing that should be mentioned in the advertisements. But the cottage is nicely accommodating, beautiful view of the sea and walking paths along the sea. The bedrooms are very comfortable. Just hard to get used to not being able to use curling irons or hair dryers in the bathrooms in England, so be prepared for that. Otherwise we enjoyed our stay and would recommend it.
