I'll go for the positives to start. ITS CHEAP .. oh yeah & the 2 staff we met were lovely.
Now the downsides. As the title says you defo get what you pay for.
We were allocated room 7, ground floor looking out towards the front but with no view except for the smoking area which made the room smell off tobacco smoke. The bed creaks unbelievably every time you move along with what seems like every floor board in the hotel.
The kettle & hairdryer in the room didn't work & in the morning were greeted with a fantastic aroma of sewage/drains !!
I think we can safely say... once here was enough

I liked this hotel it was far from perfect but it was clean and had amazing views. We were in room 28 which was on the top floor . We only saw one member of staff the whole weekend we were there (fri-mon) but he was nice enough. Breakfast was cereal and toast which was inc in the room price so although not exciting it was better than nothing. The restaurant didn't serve lunch or dinner but we were aloud to order a takeaway and eat it in the main restaurant which was lovely. The room was a bit small but very clean. For the price of this hotel it is a great bargain. We will definitely return.

Where do you begin.Floor boards were very loose and noisy.Shower room/toilet door was only held on by a single sliding rail at the top,and it flapped about ,no lock on it.Bed was clean and made up every day.Stayed 4 nights, and saw one member of staff on arrival and never saw no one until checked out. I must admit that We never ate there,so cannot comment. If it was refurbished it would be a nice hotel.

We stayed at "Waters Edge" last week for a couple of nights. The price was cheap and it was better than expected. The shower was great and the double bed was really comfortable. During our stay I noticed a couple of rooms were being revamped by workmen, so there appears to be expansion or improvements in progress. Sure, things need updating such as decorating and carpet but like the saying goes, you get what you pay for and for what we paid it was definitely value for money. This Hotel has huge potential based on it's location. There's currently a large open plan space that sits beyond reception on the ground floor where a restaurant, live entertainment, a proper bar area would surely be appealing to potential new customers. If some upgrades are made and money gets invested in food, drink and entertainment on site, this would be a great Hotel to stay for a week or two. The nearby hotels we visited, The Corbyn, Livermead, definitely cater for the elderly type of resident with The Waters Edge Hotel situated between them and the more luxurious Grand Hotel a little further up. This Hotel could prove a goldmine if they can attract more people of the age group 20 to 50 who holiday in the area for 1 to 2 weeks at a time. Obviously improvements cost a lot of money but once again the potential they have with location is huge here. At present it's ideal for a few night's stay if you're simply after a bed to lay your head down at night and aren't concerned about facilities and entertainment.
