“Lovely barn but to many restrictions !!.....”

Stayed at Lavender Barn in Nov 2014 and when we first walked in, it certainly had the WOW factor and we thought we had made a great choice.
But unfortunately that first impression was short lived as we discovered the full range of restrictions regarding pets, although this was sold as a "pet friendly" holiday let.

Therefore this meant we could only use the kitchen area and diner, which consisted of only hard floors and no comfortable seating.

On our last night at 9pm the owner & housekeeper turned up at the barn and informed that they would complete a full inspection of the barn the following morning at 9.30am prior to our departure time,
This was based upon one dog on first arrival going half way up the wooden stair before dog owner noticed the sign stating "No pet upstairs" The pet owner immediately pulled the dog back down and apologised to the housekeeper who was still there.

We fully respected the owners restictions regarding pets for the remainder of our stay, but the manner in which we were treated regarding this one minor incident was quite frankly,....Terrible !!

I would recommend anyone who is considering a stay here, make themselves fully aware of the limitations.

We have just returned from another weeks stay in Old Hunstanton which was wonderful, we did intend to rebook the barn for this break, but following our bad experience decided to choose another holiday let close to Holme next to the sea, which was the same standard as Lavender Barn, but much more pet friendly and alot better value !!....

“Too many disappointments”

We had a week at Lavender Barn in August. It's a very expensive house to rent, almost £3000 in the high season, so naturally we had quite high expectations. It's presented as child friendly and indeed it is with a separate playroom, a selection of toys and a pretty sheltered garden dog free garden, but expect to be charged extra for cots and high chairs! I was amazed about this, and told the agents that I had never come across this before in thirty years of renting holiday houses in the UK and abroad. So it's fair to say we arrived feeling just a little grumpy about this. Then we found that the Aga was turned off for 'annual maintenance', which, given the house had not been let continuously all summer, was a way of saying 'we don't want to incur oil bills if we can avoid it.' So instead of being able to cook in a nice big farmhouse kitchen, the poor cook was confined to a small utility room with a ceramic hob and indifferent oven. The mattress in the master bedroom was fine if you enjoy sleeping on a waterbed but not otherwise, needed replacing. The WIFI was awful, and as two of the party had to do some work while we were there, it was an ongoing problem - I'm no expert on this but apparently the house had a very cheap set up according to my son-in-law, again not consistent with the standard we would expect. I could go on, all the NO Smoking signs and notices which did not make us feel at home, the rather eccentric kitchen equipment etc. ! I was very keen to give feedback direct to the owner but despite references to welcoming feedback in the voluminous folders, there were no forms to be found and so I emailed afterwards with our comments. Communication has been pathetic. I have waited 2 months to post this review and there has been no response whatsoever to my comments.

Thank you for your email and subsequent review on Tripadvisor. It is through feedback from guests that we can strive to continue to provide the high standard of self-catering holiday accommodation our guests expect from us. Please accept my apologies for the delay in responding to your email, the owner was on holiday when you email was received into the office.
I am pleased to hear that you enjoyed your week at Lavender Barn despite the weather not being favourable during your stay, and pleased to hear that you enjoyed the spacious accommodation that Lavender Barn provides. The hall area is a lovely space for all the family to socialise in, with other sitting rooms being provided should you require some relaxation time, including the spacious sun room. Lavender Barn also benefits from 2 lovely gardens one with an open fire area for nights under the stars and an undercover BBQ area.
Lavender Barn has 2 fully equipped kitchens, during the summer months the need may arise for the AGA to be switched off as the excessive heat build-up makes the property uncomfortably hot during the summer months. We do advise this in our Terms and Conditions of booking, this decision is not made lightly and is purely made on the principle of our guests being comfortable in our cottage and follows previous feedback we have received from numerous guests.
We do provide free Wi-Fi in all of our property’s, the router that has been installed in Lavender Barn is new this year and was an upgraded version from TalkTalk who recommended that this would be the best option given the size of the property and its location. I know that when we last reviewed our broadband this was the best option, as we are very much dependent on the cabling being available in the area. We do monitor availability of better products as part of our ongoing management of the property. I am not aware of any upgrades to the cabling at present, unfortunately small villages such as Holme-next-the-sea are not normally first on the list for these upgrades.

All fixtures and fittings in Lavender Barn are purchased with the comfort of our guests in mind. The bed in the Sandringham Room is relatively new and was brought for the recommendation of comfort. I am disappointed to hear that you did not find this the case, we have not received any other comments regarding this.

As part of our ongoing commitment to high standards we are reviewed once a year by Visit England, and I am pleased to confirm that we have once again been awarded 5 star gold award with recognition to us meeting the criteria for Walker Welcome Scheme, Cyclists Welcome Scheme, and Families Welcome Scheme.

Thank you for taking the time to comment on your stay. These have been taken note of and where necessary, changes will be made. I am pleased to know that despite these you had a lovely week.

“Just a quick note to say that we could not find any feedback forms at Lavender Barn so I am emailing instead. We had a lovely week despite the weather and very much enjoyed the space, especially the hallway and open plan living area and the lovely garden.
A few niggles as well -
Not being able to use the Aga was very disappointing, especially since the oven in the back kitchen was less than brilliant - door doesn’t shut properly. We are a family of keen cooks and the Aga was one of the reasons we chose the house.
Poor Wi-Fi which was a problem given that at least 2 people had to link to their offices, and I understand that this can easily be addressed by having a better WIFI package.
Need for a landline given the lack of mobile phone reception so that the housekeeper who I left a message with could not get back to me and sent out a plumber for the dishwasher needlessly.
Mattress in the master bedroom is a disaster area - very soft and uncomfortable.
We found the signs obtrusive and would question the need for them, really interfered with the advice to make yourself at home! If the many files/bits of information were simplified and made more user friendly, the necessary info could just be included there. “
