The house is exactly as per the pictures. The beach, garden & pool are absolutely stunning. Great reef literally outside the door & some lovely rock pools for the kids. Plenty of shady trees in the garden.

Inside the house is perfectly comfortable with all you need. The wi fi worked all the time for us & there are 2 hot showers. There is ac upstairs & down but the sea breeze & fans were enough for us.

My only criticism would be that the spiral staircase is a bit of a nightmare- for kids (although there is a stair gate at the top) but even to be honest as an adult carrying a suitcase up it.

Also we didn't get any instructions on checking in until I chased for them & there are no instructions in the house about anything. However there is a daily cleaning service who helped us arrange a few things, he was lovely & would probably do loads more but we don't speak Spanish so a little tricky.

There is a number for a taxi company - it's about 300 pesos into tulum. & grocery delivery.

There are 2 small restaurants in walking distance. Casa Cenote (quite basic) & blue sky - more high end & does take away pizza. Next door at the tankah inn they do a great breakfast. There is a fair amount of building work going on along the road so suspect more to come.

It's a very beautiful property!

“It was OK”

This home was OK but not up to the standards of the neighborhood. Sparsely furnished and not well equipped. Internet never worked. Bedrooms are up a narrow metal spiral stair but were the best part of the home. The upstairs view very good but not downstairs,
We way overpaid as a last minute Christmas reservation but other much nicer homes in the neighborhood were better and less expensive.

But Ana at the rental agency could not have been nicer or more helpful!

“Relaxing vacation at a beautiful house”

The house is just like the pictures you see. It is truly beautiful. It's one of the smallest houses on the stretch of Tankah Tres, but was the perfect size for a family of three. Check-in/check-out was a breeze. The kitchen has everything you would need. Big container of water is provided, and will get replaced when it gets low. Bathrooms and showers are clean and work well. (That's truly a luxury in Tulum, if you've ever been to Tulum!) The outside showers at the beach and by the pool were great! You would never bring the sand inside the house! The pool was clean & well maintained daily. Two king beds upstairs were both comfortable. A/C in both bedrooms and living room work well. We admired the workmanship of the house a lot. I loved lying down on a bed and looking up to the high ceiling (or should I say the roof?). You will see Iguana family who live by the pool, and get daily visits from a capybera and various birds coming to feed on the sea grapes. The big sea grape tree right in the middle of the back yard was one of our many favorite parts of the house. We loved eating them! Even the next door neighbor's cute little dog visited us daily, which was so welcomed by all of us. We also had fresh coconut water and meat right off the tree daily. There is a banana tree, too, but they didn't get ripen during our stay. :(
The caretaker, Eddy, came everyday to clean outside (the yard & the beach) and inside from 7am to 3pm. It was scorching hot during our stay in August, but he worked very hard. He was also very patient with our poor Spanish.
The beach is sandy, but the entrance to the ocean is rocky. Having water shoes is a must. Snorkeling right in front of the house was wonderful. We saw many juvenile fish in a coral structures. Kayaking out in the bay was a lot of fun. Some kayak out to the reef to snorkel out there, but we weren't that brave enough to do so. Maybe next time.

The open cenote, Casa Cenote (Cenote Manati), is just a few minutes walk down the street. We enjoyed the swim there.

We cooked some meals at the house, but also drove out to Tulum pueblo for lunch or dinner a lot. It's only 10 min. drive away.

The wifi was a bit spotty during our stay, which was perfectly fine with us, but if you need to get some work done, you might have some difficulty.
There is a TV, but no cable or satellite that we noticed. But there is a DVD player, so you can bring some DVD of your own.

We truly enjoyed our stay at this house. We felt totally relaxed but never bored. We wish to come back again.

This is a charming house nestled a few yards back from the ocean. Enjoy the pool and beautifully landscaped gardens, complete with a family of iguanas, or sit in the shade of your own palapa (or swing in the hammocks) and listen to the waves. We loved breakfast at the table by the beach! Great kayaking and snorkeling right out the door (saw a huge manta ray one day and tons of other cool fish). Also enjoyed the snorkeling at the cenote a few steps down the road, and two doors in the other direction is a great little dive shop - Halle Jones is a wonderful instructor. If you want more action and nightlife Tulum is just a few miles down the road and you can be there in a flash. The house is a nice blend of comfort without being too fussy, and private without being so remote that you feel isolated. The daily maid service is a nice touch, and we recommend letting using the cook at least once-yum! Tulum is a fun, laid back town and we felt very comfortable there (and safe letting our teenagers wander around on their own). We hope to get back soon!

we had a great time, its a 2 bedroom very lovey house, the beach and ocean are amazing, the caretakers and the managers very nice and responded very quickly, I can't wait to return next year. thanks!
