The booking was through FlipKey, which was very simple and secure. The owner, Bill, was an excellent "virtual host" and provided lots of great information about the area and even a "welcome" email! Great communications through the entire process.
We had some issues with getting our rental car in Cancun and I didn't have a phone to call Daniella, the local property manager, to tell her we've be late, but to my surprise, she was still waiting for us even though we arrived an hour later than our planned meeting time. Even then, she had already worked out a plan B for us to obtain our key and had communicated that to us via email before we had left the US. She was also an excellent hostess showing us around the place and answering our questions.
The unit was located on the 2nd floor in a small condo complex in Aldea Zama, a very large planned development just East of town. Aldea Zama itself is mostly undeveloped, but has the best roads (nicely landscaped) and infrastructure in all of Tulum with a master plan that is impressive. There are many condo complexes and some very cool single family houses being built. While it is carved out of the jungle, it doesn't really seem like you are in the middle of BF nowhere. If that's what you;re looking for, there are many eco resorts that will provide you a shack on the beach with part-time electricity for 3X the price!
The area is very convenient since it's close to the best supermarket in town, about a 5 minute drive from "old town" which we found had some great little restaurants, plus about a 7 minute drive to the beaches of Tulum. The ruins are about 10 minutes away. Bill has a couple of "cruiser" bikes available, but we didn't get a chance to use them since we got there in time for a two-day tropical storm, but if you cabbed to Tulum, you would be close enough to be able to get around on bikes. There appear to be plenty of taxis in Tulum as well, but we didn't use them.
The unit is very new and while modern, still has a sort of Mayan feel to it. There are room air conditioners with remote controls in each room and they worked great. The washer/dryer was very handy. The unit has a nice balcony overlooking the pool, which is surrounded by lush landscape in the middle of the rectangular complex. The neighbors and folks who worked there were all super friendly.
There was construction going on in another building nearby, but I heard no construction noise. The windows and sliding door on the patio block out any external noise. Great since I'm a light sleeper!
There is a wide screen TV in the unit, but no cable or satellite feed, but it has a gaming system, and a DVD (or Blue Ray....I forget) player with a movie collection. Internet connectivity was good from the living and dining room area, so we weren't "disconnected". I was able to use Skype to call back to the states on the Internet.
The unit came with 5 gallons of drinking water and has a water cooler. I thought that was a great feature.
All in all, it was an excellent stay!
