Stayed at Villa Matisse for 8 nights with a friend. We just loved it there, and Lourdes the owner makes it a really lovely experience. She gives recommendations for places to go, directoions, arranges trips - and all with a lovely smile and a lot of fun.
There is a block of 6 identical rooms each with 2 double beds and an en suite bathroom opening onto a balcony/terrace. We were on the ground floor so although we didn't have a view we did have 2 hammocks hung just outside the room. The garden is small but with grass trees and lovely plants it was a good place to be. It is secure behind big gates which you have a key to. There is a little kitchen with a big fridge. We could make drinks all day and cook if we wanted. There are bikes which are well maintained, and the cycle ride to the beach is about 4 km - but down a very flat cycle path, so easy and safe. VM is in a residential area just off the main street, so not much traffic, but sounds of Mexican life, a few small local shops etc. At the same time within an easy 5 minute walk you are at the bottom of the main road where the restaurants and tourist shops are. There is the main road goes down the middle but apart from taking care when crossing it we hardly noticed it - the ferocious speed bumps mean the traffic doesn't get up any speed and the road is really wide, with a small local road at either side.
The big thing about Tulum is whether to stay at the beach or in town. We opted for town and were glad we had, because we enjoyed the shops restaurants and being in such a nice little Mexican town. We also used taxis to get to/from the beach at times. I also cycled down to watch the sunrise one morning. There are smart hotels and basic cabanas at the beach. But I would stay at Villa Matisse again. It semed like the perfect plan to us.

We had a great stay here, we tried the Weary Traveller, and El Cruzero first (recommended by LP) who both offered us a s**ty room. Finally we went to the supposedly more expensive Hotel Villa Matisse, but or the same amount of money we stayed in this little gem!! Please go here straight away!!

Great small guesthouse, with a very nice owner called Lourdes. We never had such a friendly and sincere welcome at a hotel before.
The guesthouse has only six rooms, an outdoor kitchen and bikes you can take whenever you want. You can cycle to the beach or to the Tulum site.
The breakfast is great and included.
It's located at the end of the town and therefore quiet at night.

A small charming hotel in downtown Tulum. Attention to all details, Immaculate, friendly, kitchen area available. Hostess concerned with every clients wishes. a very peaceful and calm place to stay after busy days.

after staying in one of Tulum beach's "hotels", we quickly escaped!
We arrived at Villa Matisse and it was such a relief! Nice staff, lovely rooms, clean!
Nice outdoor kitchen, bikes are available to cycle to the ruins!
Good location in town, next to many restaurants...and in front of a laundry!!(practical!)
