“~Location Location Location~~It Really Has All You Need ~ I Will Be Back”

Searched high and low for the perfect affordable location, I have been to Cancun about four times, but this was a girls trip. I wanted to stay where I could see waves in the ocean, with perfectly blue water. Unit 432 in Villa Marlin offered just that.
Jacky was AMAZING at answering all of my many questions prior to arrival and while there. Landy their housekeeper was a pure delight. The staff at the complex were also great. The supermarket is LITERALLY across the street in a mall, there is another mall down the street w/ a Starbucks.
As far as the Unit itself, it is pretty much exactly as described and pictured. The view is AMAZING, I will be honest and say there could be a few cosmetic changes or upgrades made, but nothing to make me take away my rating. I am a Military spouse and I work or Hilton hotels, I was looking for affordable, clean and enjoyable. I saw a Unit directly across the hall and that unit is updated and more modern, however their Military discounted rate was $300 per night, same exact unit almost. So if you need the Waldorf or Ritz Carlton this is NOT for you; if you want a safe location, beautiful view with full kitchen and affordability give Jacky a call. I know I will be booking with Jacky again.

We recently stayed at unit 432 the guests of FrankyJohn.

We were looking for a place to stay for our 30th anniversary where we could bring our 19 yo son. The layout of unit 432 fit us perfectly. The downstairs contained a full bathroom (shower only). The downstairs master bedroom has 2 queen/full size beds along with a sink and toilet. The upstairs offered another bedroom with one bed. The kitchen had all needed appliances,pots pans and dishes and sported a wrap around bar which made serving meals effortless. The living room had two chairs and sofa with a flat screen tv connected to satellite where we watched the playoffs (in spanish). Next to the living room is a sliding glass door that connects to a veranda which has four plastic patio chairs and an awesome view of the beach and surronding hotels.

In the research I did before making our decision I found complaints about these units being old and not up to date and the beds were too hard. It is true that this is an older complex and we noted wall repairs, grout repairs and slip covers on the furniture.

We found the unit extremely clean. The air conditioner worked flawlessly, and the tankless hot water system provided unlimited hot water. Every wall was recently painted and the entire unit was in general good repair. The wifi also worked without a hitch. We enjoyed the three pools, but would have loved to have the heat turned on in the hot tubs for an evening soak. There were plenty of seats available at the pools and even lounges that could be taken to the beach.

The biggest bonus of this complex is it's central location. You are directly accross the street from Kukulcan Mall which hosts pharmacies, souveneir shops, and kiosks to book your excursions (ask for Angel at the downstairs kiosk under the stained glass dome). The best feature of the mall is the Soriano grocery store on the second floor. This supermarket contains every product including liquor we needed for a fantastic week at great prices. The grocery store spoiled us with their onsite bakery which made fresh tortilla chips, croissant,bread and baked goods daily. You are around the corner from the police stattion,fire department and bus stop which will take you anywhere on their route for about 50 cents a person.

Landy (the housekeeper) did an excellent job cleaning the unit and replacing our towels every other day.

When we inquired to Franky John about renting we expressed concerns about sending bank transfers to a foreign bank to pay for our stay. Franky John understood completely, was very patient with my numerous questions, and came up with a solution which worked and put us at ease.

If you are the type of person who needs to be pampered, have the newest furnishings, then this is probably not your place. If however, you are looking for a good value on a clean condo that can fit up to six people on the beach in a great location sounds like your cup of tea, then this is your vacation home.

My family had a wonderful, memory filled vacation and would not hesitate to book with Franky John again

“Needs updating”

My husband and I have stayed at the Villas Marlin in another condo for 5 years, and just love the location, ease of getting around to all the great places to eat, Padrino's for pizza and Navio's for fine dining, bus stop is just a block away, large luxury mall with large grocery store right across the street. The security staff are wonderful, patrolling all the time. There are 3 unheated pools and the water is quite cool, but refreshing on hot humid days.Our usual condo was sold so we rented this one. Frank the owner has 5, 2 bedroom apartments. The one given to us was number 434. Pictures on website were not actual of that condo. The condo is very small and in much need of updating. The beds are rock hard even with a thin foam topper on it. There are no dressers to store your clothes in. There was a large wooden frame with a hard lumpy futon mattress on it that was supposed to be the couch, you had to climb up in it and it was very hard and uncomfortable, No room to walk around upstairs. The TV is very tiny and very old. Its mounted high up in the corner. Kitchen is tiny with only 2 small cupboards to put food in. There is a refrigerator though smallish, and if you have a lot of beer and groceries in it. it liked to freeze up.The cups, glasses, silverware are all miss matched. Not a good selection. No wine glasses. Pans are grimey .No dining area, just an old cracked tile island bar that takes up 2/3rds of the kitchen with 4 bar stools. The configuration is 1 bedroom with queen bed, kitchen, 6 feet of living room then patio doors to narrow balcony with plastic furniture. The view is over 2 rooftops with airconditioners, then beyond that the ocean which of course is beautiful. There is no bathroom on the main living floor. Steep stairs take you to the lower level which is the entrance level. There is a large bedroom with 2 hard queen beds and a toilet and sink. The full bath is in the hallway. It was very inconvenient to keep going up and down the stairs for the bathroom. Bathroom was OK but not enough hot water for showers for 4 people. Compared to what we rented in the past, what our standards are, this condo was substandard for what we like and for what we paid. There is no comfort level about it. We were there for 2 weeks and I can honestly say we will not be back. Frank himself was very nice, answered my emails very quickly and was good to work with.

This condo is in a nice complex in a great location in Cancun. The police station is right on the corner and the American Conciliate is in the same building. There is a guard at the front gate and one that walks around the complex. I felt safe at the condo and everywhere we went in Mexico. There is a bus-stop right around the corner and a taxi station cattycorner. You will probably want bus R-2 to go just about anywhere including the Market 28 and Walmart. Tour busses will pick you up at front gate of the condo when you purchase items like Chichen Itza, Tulum, and, Isla Mujueres by Catamaran. All of which I would recommend but the catamaran trip was non-stop fun from beginning to the end. A market (OXXO) across the street has some fresh items like eggs, chorizo, and tortillas so you can make breakfast. There is a delicious little taco place just down the way that looks like a hole in the wall but they have the best, fresh tacos. Down the wooden staircase behind the taco joint is a gem of a Mexican restaurant that has tables overlooking the bay. Good food and nice to watch the sunsets there. It is an easy walk on property to the condo’s enjoyable swimming pools and stunning beach that I was surprised had a lifeguard. There is only a view of the ocean (east) from the condo’s upper floor patio that is beautiful once you get over looking at a rusty AC unit on the roof of the condo below. The room temperatures were quite comfortable but the hot water heater seems to be set low or not working right. Cold showers are not bad in Cancun but with the AC on it’s a bit chilly. We did not complain to owners to give them a chance to fix it, so it is not their fault that we just lived with it. We boiled the water and found a lot of calcium carbonate in it but we never got sick from drinking it. There is a good size refrigerator with freezer and wonderful gas stove to use. I would recommend this condo to anyone except those with mobility (walking) problems due to the number of stairs in the condo itself and on the complex.
