We stayed there for two nights. The hotel was extremely close to Minatogawakoen subway station. It took us only a few minutes walk from the hotel to the station.
The impression starts when we were checking in. The staff offered us two key cards without any extra fees and gave us a brief introduction of the type of room, services and stuff thoroughly in good English. The room was not too small, pretty much typical size for budget business hotel plus extra space under the bed for storing your luggage, which we found in our experience that some other hotels in Japan didn't have that. The room was clean and clear of bad odor despite it was a smoker-friendly room. We had good two-night stays there.
However, the breakfast area is way too small. You might have to wait a long time to get a seat, or you might take some bread and eat at your room. But we prefer eating outside at a restaurant near Minatogawakoen station despite having paid for the breakfast at the hotel already.
