As everybody say: Excellent location.
However, worst hotel seen in years.
Washroom full of mold and absolutely not renovated. Public washrooms in better shape.
My girlfriend did not even want to walk bare foot. And you have to leave the key at the front desk as son as you go out, even If it is only for 5 minutes and you stay there for a week.

In summary: find another hotel nearby.

We had a great stay here! The staffs were friendly, helpful, and able to communicate with us very well. It was a comfortable stay. I recommend this hotel since they have a perfectly good size of room - compare to other regular hotels in the area. Onsen room was clean and fresh. Don't miss it if you come here!

So close to shopping area in Ueno, short walking distance to Ameyoko market. As well as you could spend only a few steps to get to subway and 5 mins to Ueno JR station. Surrounding by lots of good restaurants, convenient stores.

Stayed one night. Very close to UENO Station. Convenient. No need to haul heavy luggage all across town. Low price. Clean but tired looking furnishings and bedding.
I would suggest not ordering the breakfast downstairs. The food was too basic and not worth the price. Walk outside and go find another restaurant a short half block away.
Front desk staff very nice and the Manager can speak Satisfactory English.

Close to Ueno district. We went out at 1 am. Encountered local residents dressed up as Cartoon characters. Restaurants and Karoake bars open til 4 am?

If price is low enough, I will book this hotel again.

Onsen upstairs is not a 'true' onsens. Very small. Did not look too inviting.

We stayed for one night before joining an Intrepid small group tour of Japan.
Really easy location directly outside of exit number 1 of Ueno Station and next to Ueno Park.
Large (by Japanese Hotel standards) well appointed room with a lounge and two single beds, small balcony ( not child safe) that overlooked a lake, with views of the city - nice when the buildings are lit up come dark.
The room was nice, the staff particularly obliging and attentive, at least by Australian hotel standards, maybe normal by the Japanese standard, but nothing was any trouble.
This hotel would make a good base to explore Tokyo from.
We walked through the Ueno Park and up to Yanaka, which took 20 minutes at an easy pace. The zoo is close by, however the line of people waiting to get into the zoo was astonishing - it looked like a 3 hour wait in the hot sun, I think the same epeople were in the queue when we came back.
We left our luggage tied up in the lobby after checkout and the staff covered it with a cargo net, this is a nice hotel and a very comfortable start to our Japanese adventure.
If you choose to land at Narita airport, which we did to avoid crowded trains so that we could catch the Skyliner Express it is a 50 minute ride but there is only one stop before Ueno station and the hotel is right next door - too easy even for travellers like us completely new to Japan.
Highly recommended.

We had two nights at this hotel. The main reason for staying at the Kinuya was that our Intrepid “Land of the Rising Sun” tour kicked off here, but as we arrived in Tokyo a day early, we arranged an extra night here.
It is very convenient to Keisei Ueno station – right across the (narrow) street. But note – there are TWO Ueno stations depending on which line you are using. So, for instance, the Japan Rail Yamanote Line goes to (the other) Ueno station, which is a little further away and thus a little more difficult to find in at night after a long day of flying. But we found it on foot without asking for directions after a few wrong turns. Don’t let it put you off. You can also get from Ueno station to Keisei Ueno station (I’m pretty sure) by way of a lengthy underground tunnel, but we didn’t know that fresh off the plane.
But as I say, Kinuya Hotel is very convenient to the subway system and thus the whole of Tokyo. Plus, the station has a convenience store right at the entrance closest to the Kinuya, where we bought sandwiches (we didn’t feel like eating out after the flight, though there are numerous good-looking restaurants only a few steps away) and milk. There is hot water provided in a thermos in the room, and hot water on most if not all floors for refills, plus a fridge in the room, and coffee/sugar sachets are free at reception.
Keisei Ueno station also has a bakery – good for breakfast.
The Kinuya is also directly across the road from Ueno Park, a very nice park, especially when, as now, the 1200 odd cherry blossom trees are in bloom.
The rooms, and the hotel itself, are a little tired, but it is very good value. Our room was quite large too, by Japanese standards, and the bathroom module was fairly compact, though I’ve had smaller in England. It was very clean – even the sheets are ironed!
Staff at reception were nice and spoke English well.
We have a small TV, a couch, a table, a desk, some hanging space, a bedside table and a kimono and slippers each. Wifi is strong and free. We also have a little shared veranda (part of the fire escape system) which overlooks the Park.
