Many rental management companies will work with non-family groups, Cove is certainly not the only one that will, but they will want to know the size, age, etc. Having a chaperon will not be remove much of the worry a group of high schoolers can generate. I personally have seen a couple cases of groups renting homes next to mine where there was an adult and many "couples" of young people. I remember the adult because I saw them carrying case after case of beer into the house.

To do what you are planning I would expect a large deposit, $1000 or more, and at least one mid week surprise visit. When they hear the age and size I think your idea will be a tough one to arrange.
