We have booked with a clear indication that the hotel facilities (pool & wellness) is included in the room rate, and that we will have the option to pay 6 EUR per person for breakfast. Uppon check-in the following have happend:

-I was happy to check-in with my family and wanted to sort out the payment of 3 breakfast straight away, the reception said, what breakfast? We are closed, the restaurant is closed, the hotel is renovated, you have no breakfast...OK i mean it was an optional extra, meaning there should be an option for it, and i would never book a hotel where i have to wake up chasing for breakfast "somewhere in the town" as the reception kindly suggested, but OK

-I asked about the Wellness (the absolute sole purpose of our visit, the ONLY reason why we came) she said "ask them, I dont know, you have to pay". OK, so now its getting a bit fustrating. I show her that I have booked a room in the Wellness and Spa hotel with the facilities included. She says no, we put you in an apartment, other company. I said, the reservation is at THIS HOTEL, and it is for a ROOM. She said " I dont care". She calls the "boss", who was probably the ruddest person in the world (which was pretty hard to achieve after talking with his spa team -no good evening, just you PAY- and his reception -I dont care-)

-The "boss" confirmed to me, that even though he is the CEO of this hotel, and the reservation is for THIS HOTEl, and the room card has this hotel's logo, and there is absolutely no indication and no communication of putting us in an external company's apartment, with no rights to anything, at the end of the day, wait for it: IT IS NOT MY PROBLEM. YOU ARE A JOKE MAN, IT IS NOT MY PROBLEm...exact words....After 100s and 100s of hotel nights around the globe, for the first time I was properly shocked. I asked one more time, you know that this supposed external company (which im 100% sure doesnt even excists , just a dirty management trick) is using your hotel's name and photos and making pre-paid reservations (LEGAL CONTRACTS) using your name and photos, for services that are not provided? " I DONT CARE, NOT MY PROBLEM, YOU ARE APARTMENT"

-The most morbid part: we were alone in the whole place, completely dark corridors (with no option to switch on the lights), closed hotel with under construction signs, 2 spa workers and 2 reception workers (all of which are following the "boss" way of guest service) and us. Thats it. It turns out that the spa not only belongs to the same guy, but the workers are even friends and laugh at us. In other words, all they had to do is, say to the spa girls, OK let them in, their reservation says so, we sort it out in the morning. NO, they were talking about how they should NOT let us in, and how we should pay, in cash.....

-Fortunetely it was happening all in the EU and with the world's biggest reservation web platform, so we were able to get our money back and an 1 hour later we were on the way out. The reservation website could not reach them (even though 4 of them were hanging out at the reception, they just would not pick up the phone), so asked us the video the conditions of the hotel. We did that on our way out, to which they started to get agressive, threatened us with police and video recorded our cars.... OK, as in this story it was very clear from the start who is the criminal and who is the one who is being tricked, I did not care much for this part and sort of wish police or some authority shows up, but my family was terrified. Totally understandably.

Do yourself a favour and stay away from this place. We learned our lesson, and ended up in a charming little place in Cesky Krumlov. This place, based on reviews, during the season is just a simple, bad service , come here and pay for everything that we said will be included type of dump, during off-season (we were there in november) it is however, a DANGEROUS, CLOSED DOWN, OUTLAW type of very dark place in every sense of the word. I dont wish this for anyone.

Quit disappointing - rooms definitely not 4* level, spacious but 80s style furniture, not well maintained and not cleaned. Aqua-park is great but not friendly reception staff there. Staff in the hotel at reception and bar nice and friendly. Basically it is too expensive for what you get.

Normally budget travellers, my wife and I decided to be a little less thrifty than normal and stay here, perhaps trying out their aquapark and.or spa /massage facilities.

When we checked in, we asked if there was a discount for hotel guests in the aquapark. We were told that, as we had booked our rooms through booking.com, we would get no discount. If we came again, we should book direct with the hotel and we'd then be entitled to a discount. Hmmm - five minutes there and we discovered we were second class guests.

We got to our room to find underwear and pyjamas scattered there. Clearly the room had other guests, fortunately not actually present. The receptionist blamed this on new, inexperienced staff and gave us another room. There were no other guests in that room, but there were domestic staff cleaning it and making the beds, one hour after check-in time. We had to wait twenty minutes.

After this very inauspicious start, thee weekend went well. The room and bathroom were spacious and clean,, and the bed a good size. We weren't bothered by the rather small TV, as we don't watch TV, but the wifi kept insisting that I log in again if I blinked, which was annoyng I missed the coffee/tea-making facilities that are standard in the cheaper places we normally stay in.

The lobby bar was OK, with reasonably-priced drinks and efficient service. Having read some other reviews, I was not too optimistic about the buffet breakfast but it was good, with a wide range of hot and cold dishes for all tastes.

We had a relaxing couple of hours in the aquapark though, tightwad that I am, I was a little peeved that neither my status as a hotel guest or as a septuagenarian got me even a token discount.

Will we stay there again? No. When we pay nearly twice a much as we normally do, we expect that little extra touch that we didn't get here.

The hotel rooms have been extensively updated and are very spacious and clean with modest (3*style) facilities and lovely private balconies. There were lots of families staying during the August school holidays and sometimes lots of happy, excited children means lots of running around late into the night so if you are a couple/ single who want a peaceful stay I think I would recommend a 3rd floor room as the largest family rooms are on the 5th I believe. The staff are helpful and welcoming, initially we were given a room with a view of a wall but this was changed on request to a Lakeview room - next time I will specify this request in my booking.
You can have up to 2hrs free in the Aquapark daily and there is a new outdoor pool attached to this.
The hotel has a quiet little beach which is fine for swimming in lake Lipno and there are toilets at the simple beach bar in the hotel grounds. This bar is good for a typical Czech barbeque snacks - corn on the cob, krkovička and hermilin and of course beer. There was good live music here on Saturday which turned into a joyful, raucous sing song - again don't expect quiet evenings on summer weekends! The hotel lobby bar is good for cocktails and beer or coffee and cake.
The Frymburk / Lipno area is an outdoorsy sort of place with loads of cycling/ hiking trails. It isn't a posh resort town, it still feels like a real place where people live and where you will be on holiday with Czech holidaymakers. I hope it stays that way and that no-one is allowed to build on the pretty "kitchen gardens" around the lake shore, although the town is growing fast.

I stayed here for 2 nights at the end of May 2018 with my family, and while the Lipno area is wonderful, this hotel is certainly not. First, it's actually very deceptive....part of the hotel is owned by private individuals and not the hotel, despite being within the same complex, looking exactly the same, using the same check-in, and even having the same carpet. So, when I asked about my bathroom heater not working, I was rudely told that 'It's private, it's not part of our hotel'. Then, our room was located next to a small room where the computers systems were, and a loud fan came on through the night. So the first night, bad sleep on hard uncomfy beds. The next night when I tried to ask someone to have a look, the gentleman did the same thing...first, he pretended to not understand, and then once he found out where my room was, he said it was private and he couldn't help. I spent an hour trying to get someone to look in the room and see what the noise was. Finally a young staff member did help. Then once this was supposedly sorted out, alarms came on because a guest was smoking in their room, telling us that we needed to evacuate. No staff member came and told us what was going on, nothing. Clearly not a place to go if you want a safe, quiet night sleep or even anything close to good service. Also, it's expensive and sold deceptively.
