The service and standards have definitely dropped. We booked/paid for a lagoon view apartment only to be placed in a room that overlooks the back bushland, see pic. When we questioned the room we were told that it was lagoon view as we could see some water (yes, from a bedroom window). Small 1 x 375ml soft drink for loyal members (Gold). Light bulb hanging from wire in bathroom, multiple lights not working, dirty bed side tables......like I said the service and standards have dropped and they just don't seem to care.

The Sebel Twin Waters has so much potential but after not visiting this property in several years, it’s obvious that cost cutting and complacency have set in.
Reception staff, who were once so welcoming and always acknowledged returning guests, have been replaced by a process driven ‘host’ (Angela) who was quite abrupt when we arrived.
Did we receive a ‘Welcome. How was your trip’? No. Just ‘Here’s your key and a map. We’re really busy with check ins todays, so grab some towels because you’re not allowed to use the ones at the Novotel.’
The property’s gardens are s beautifully looked after, but the same cannot be said for the beach on the Sebel side of the resort which was dirty, unkempt and lacked a single seat for holiday makers to relax on.
External lighting in the resort also needs attention, as sections of the lagoon side walk are unlit and pose a hazard after dark.
The Sebel charges premium prices for school holiday periods but its privately owned apartments rely heavily on the quality of the adjacent Novotel Coast for providing guests with value.
It’s time some money was spent on ensuring that guests’ experiences are in keeping with the rates charged.

Family of 6 travelling up from Sydney for the Easter Break stayed in 3 bed beach house. Booked directly with hotel. Pros : good location, generous room size, full size kitchen, BBQ, laundry facilities, full kitchen and deck, free wifi, use of Novotel facilities with a short walk and on site free parking. Cons: cleanliness and maintenance of the house for the price ( circa $900+ a night), all furniture and appliances need to be replaced/upgraded and consistent across the property. For the premium charged expected a much higher standard of furniture and amenities, for example, no Foxtel, mis-matched cutlery, appliances under 10 years old.

When you pay almost $2k for six nights accommodation, your expectations are high. Our room was pretty good, except the fridge did not work. They could not fix it so we moved rooms after one night, which too a lot of effort seeing we had a family and had unpacked. Instead of getting a similar room, we were put into a seemingly older room that was a lot smaller. Albeit was still a two bedroom apartment, the amenities and size were considerably different. Normally when there is something obviously wrong with a room, hotels look to compensate you for the inconvenience with either an upgrade or something. We did not expect this, but did expect to get a similar room, so to get what seemed to be a downgrade was not a good experience. The rooms are not soundproofed in any way and you can hear the people beside and above you. There was also a small part in the unit next door on the Friday that we had to call management about. Security came and spoke with them, but of course they only turned their music up after that to make a point. There were two dead cockroaches in the second room and it was pretty dirty and old inside compared to the original room. We even had to vacuum and do a clean ourselves to be happy with it. The outdoor chairs were covered in mould and you sunk in the lounge chairs. We had to put the bed pillows on them as well just to sit comfortably. Upon checkin we had to have our credit card swiped for a $200 pre-authorisation (which is normal). We did not realise until the day after we checked out that they had actually charged our card! When we called to advise them, they acknowledged they new about it on the day of check in and could not refund the card as 'Head Office' does not allow this. We had to provide bank account details for the money to be refunded. Why if they new on the first day did they wait until we called for them to acknowledge this and get the process underway to get the refund? Our first room also came with secured under cover parking, with the second room only having a car port. Normally the saying of "you get what you pay for" applies for cheaper accommodation, however on this occasion we certainly did not get what we paid for. Very disappointed, especially with the dismissive attitude when it came to having to move rooms and their mistake of charging the $200.00.

This place is a real disappointment. Not only is it old, dated and falling apart, but it’s also dirty (spider webs, cockroaches etc). I do a lot of travel for work and personally, and always stay in 4-5 star resorts & hotels. Expected better for Sebel branded resort. Very disappointing and would recommend you book elsewhere. Sebel should remove their branding if not ensuring properties meet a certain standard. It’s that bad I’m actually looking forward to heading home & would do so if it wasn’t for the rest of our family meeting here for our annual holiday. Embarrassing as I’m the one who recommended it to everyone (currently 5 plus apartments booked in here at the moment).

Our family stayed at the Sebel for a birthday recently and none of us wanted to leave. We had a 4 bdrm beach house and 3x 3 bdrm apartments lagoon view (highly recommend). You get 2 parking spaces for the apartments, trolleys in the basement to help get your bags to the room and elevators were fast and NOT busy lol.
Beach house was huge and we used if for our base house (had it's own swimming pool, pool table, BBQ on 3 levels), lagoon apartments were really spacious, had everything we needed (full kitchen, laundry, lounge) and awesome views.
It was hard finding a place that could accommodate our group size so we were really happy when we found the Sebel. Staff were super friendly and helpful, rooms were an easy walk to each other (my 73yr old mother did it with ease).
The Novatel is right next door (they share the lagoon and was an easy walking distance), Sebel guests can share ALL their facilities including kayaks and catamarans (our family LOVED the kayaks and activities on the lagoon)
Plenty of family activities in the area (within 10-15mins). Holey Moley putt putt, Timezone, Bli Bli Aqua Park (you won't get bored). Beach is close and there's walking paths from the hotel. There were at least 2 pools at the Sebel, we used the main pool which was much quieter than the big pool at Novatel.
Bottom line, HIGHLY recommend THE SEBEL!!!!

We enjoyed three lovely nights here. We had a 2 bedroom apartment overlooking the lake. The setting was beautiful and the apartment was spacious, clean and all requirements för our stay. There is a pool on the Sebel site and a pleasant walk across to the pool, bar and facilities at the novotel on the other side of the lake

We have just checked out after staying for the Australia Day long weekend in a three bedroom beach house loved everything about this property. Only one minor feedback upstairs bedrooms very hot due to no air con in the two smaller rooms upstairs - make sure u take mozzie coils and spray but these were very minor and if prepared no issue coles just down the road, otherwise fabulous location fabulous view, fabulous accommodation, thrilled you could use the water craft. Adults n kids both had an wonderful stay - thank you to Jo at reception for your wonderful customer service from booking to check out (we hope you enjoyed your Cadbury Cree egg) We will defiantly be back

My family stayed at Sebel Twin Waters for two weeks. We had a three bed apartment which overlooked beautiful bushland, the lagoon, and in the distance was the Maroochy River. The apartment was clean and modern with plenty of space and well appointed with modern appliances. We ate breakfast on the deck every morning listening to the beautiful birdsong and some mornings we were joined by a trio of Kookaburras and quite a few warbling Magpies. We took daily walks around the beautiful grounds, stopping to watch friendly kangeroos and the odd big lizard. The broadwalk was lovely to walk on, and having Novotel across the lagoon and being able to use their facillties was a plus. The staff at The Sebel were friendly and helpful. Overall we thoroughly enjoyed our stay there.

Main pool- since this time last year Spa in pool not working Lights in pool area (Some not working) Security code not working Lounges been removed (hardly any there) Time to repair or Re-install in-pool lights.
Grounds seem like minimal upkeep. People parking everywhere. No order
