The price and location are decent but the owners are watching you in cctv. Don't recall seeing any notices about it but to top it off they contacted us to say they had seen us leave with luggage but noticed we hadn't left keys. We still had another night booked! Very creepy indeed

A beautiful home from home... it was immaculate and the rooms were all massive... we were a party of 7 so had 3 rooms which were all equally as nice.. the heating had been left on for us so it was lovley amd toasty for us when we got there... the choice for brekkie was loads of everything and if im going to be critical about anything tht would be my only thing... i hate qhite bread with a passion so a wee bit of brown would have been nice ... but thts me just nit picking because what was offered was fantastic ..it really was so thank you to the owners for all kindness shown... we loved our stay and sadly missed the northern lights that were on show last night...we are planning a return visit... left a review on husky haven which we were going onto today and suggested folk use your beautiful b and b... im definitely planning on another wee stay ....

We have just left our 3 night stay here, the accommodation is clean well presented and easy to use. Rooms are serviced daily with fresh towels and bedding.We are not big on large cooked breakfast so the buffet style help yourself continental version suited us fine. Anna and her husband are a pleasure to deal with always available via mobile phone. So if you are after a quiet stay without fuss and protocol then this is just perfect.

Thanks again for a lovely room, spotlessly clean as usual. We are travelling on a Courier delivery to Peterhead and we always make a little break out of it by staying overnight in Stonehaven and having a lovely meal at The Marine hotel on the harbour (dogs are welcome in their restaurant). Anna, the owner, was lovely in making the room available from mid morning and keeping in touch by text to check if everything was ok. We enjoyed the fact that we were left to our own devices and we trusted to get coffee and breakfast from the kitchen whenever we wanted throughout the day. We are always away before 7am to make our delivery and this was perfect as we didn’t disturb or have to inconvenience anyone. This is a lovely peaceful little town, well worth a weekend visit. It has a ‘white’ sand beach on the harbour, perfect for children to dig whilst parents sit and look at the boats. Thank you. We will see you again and God Bess

Room - adequate - clean, comfortable, serviced daily breakfast - continental breakfast - mostly food in packets - not at all like the advert . No provision for gluten free food as requested in the booking form and in follow-up email. never saw any proprietor or staff very impersonal

This place is through and through a self-serve place. We booked a room on short notice during a road trip. Right after booking I got an email telling me that there is a key box next to the door and the code to open it. My mum was glad I was with her, she usually struggles with things like that. The place had a hostel feel, big kitchen and breakfast room on the ground floor and a couple of rooms and a shared bathroom on the 1st floor. I didn't realize the bathroom was shared while booking, but might be I over read it as well. The room itself was quite big and clean. Only the walls were rather thin. The bathroom was also spacious and clean. Breakfast the next day was also self-served and was very basic. Mainly a lot of packed sweets from the supermarket. Wouldn't book breakfast here again, but rather look for a café in town. At departure just leave the key. That's it. So if you rather have as little human contact as possible and be independent then it's your place to be. Location is good, in the center of the small town Stonehaven. Easy to leave from here towards the trail to Dunnottar castle or to the beach and Aunty Betties Ice cream. Parking is possible along the streets around.

Rooms are furnished with ..... a bed . We got a double room with a shared bathroom and it wasn't written anywhere when we booked. We didn't see anybody or received any messages for our arrival. Breakfast is literrally made of 2 types of céréales and supermarket waffles. Hopefully the Place was pretty clean but i wouldn't recommend it.

We enjoyed our stay here but there is no one working there to greet you which is weird. We got there, knocked and waited and then had to ring the number on the window to raise someone. The key was in a locked box at the front door so once we had the code to open it we were all set. Once inside we were happy with our room, plenty of space, clean and comfy beds. Breakfast was a serve yourself thing in the kitchen with cereal, pastries and yoghurt. A coffee machine to help yourself. Once we left we put the key back inside the locked box. So we didn’t see a single person during our stay which was weird but all in all we were happy with staying here.

We have booked one night at Rooms at 31. First thought it's a decent place to stay however changed my mind after having had a good look around. Our room & bathroom DEFO needed a good cleaning! We do appreciate bottled water and sweeties, but would rather prefer to have clean bed, clean tea mugs/spoons and hoovered carpets. Also, window sills... As for the bathroom floor corners... no comment. This place is well located and certainly has potential, but requires a good cleaning and possibly also a wee personal touch...

To avoid being disappointed I think you need to know what to expect before booking here. This is not a true B&B and does not claim to be. The owners do not live on the site and breakfast is a simple continental affair available whenever you want it. The rooms are very plain/simple but it gets the job done and was clean. Anna was friendly and available if needed. For the price this is exactly what it should be.
