Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We arrived Phimai during the late night and was looking for guesthouse to stay and finally we found the Benya guesthouse which is closed to Prasat Phimai, a historical park in NakhonRatchasima province. The owner of this guesthouse is friendly and helpful. Highly recommend this guesthouse for all travelers who are on journey to visit Phimai temple, formerly known in inscription as Viyamapura.

Travelled a fortnight back with three of my friends here. Being a small town this guest house (more of a hostel) is located just opposite to the Historical park. Rooms are small and basic but clean and comfortable. 7-11 is just next to this place and couple of minutes to night market. Enjoyable stay. Free bikes (but not in very good condition) for going around is a bonus.

Situated just around the corner of the bus drop at the clock tower , this quiet charming place is run by Tip a charming beautiful Thai girl . The house with 6 rooms is very well maintained and clean , outdoor terrace lounge inside with free coffee or tea, Fridge for community. The rooms are nice and clean , recently refurbished. Large bed, toilet/shower, my room had a balcony with a cloths rack. The guesthouse is just a 100 yards of the Historical Park, and same as the night market.

I had to give the Benya guest house only 2 stars because they did not provide what was advertised.

Stayed here with a group so booked 3 budget double rooms. When we arrived we got two as advertised and one that was the size of a shoe box. It was like Harry Potter's room under the stair case. No windows, no air conditioning and the bed was so short that they had to fold the mattress to fit. We were being charged the same price for that room as we were for the the two rooms which were large and had two beds an air conditioning.

I ended up sharing a room with my friend eventhough we had paid for the third room. They were happy for me to cancel the booking through booking.com and give me my money back. However, as we had already checked in booking.com would not allow a cancellation with out getting in contact with them directly. And the would not refund the money with cancelling. I did manage to negotiate a room swap for one night when one room became available.

We asked for a late checkout for one room and they charged us 300B. You would think that at the very least they could not charge us for that.

The good things about this place. The rooms that were good were fairly clean and confortable and a good size. One room, the only light in the room was not working which we fixed ourselves. Location was excelent, right in the middle of town right opposite the ruins. I found the beds a little hard for me. Bathrooms were the typical shower and toilet all in together where everything gets wet. But all worked well, good hotwater.

Other than the situation with the rooms the staff were friendly and helpful. If we had got what was advertised and paid for i would have given this place 4 stars. For budget accommodation it is good value for money.

If i came to Phi mai again i would probabily stay here again, but make sure i didnt get room 7 or room 6 which is not air conditioned either.

We regret that you did not feel good. But we also try to make you comfortable while staying with us. The cause of our accommodation is limited. Cause a crash when customers stay more than a booking. We are very sorry. And we are thankful that you stay at our Benya House.
