Surprised with the negative reviews here. If you have done your research beforehand, you should know that you ain’t in the middle of the action here. It’s a quiet town about 20mins drive away from Bellagio. There are a handful of restaurants around but nothing much to see. We stayed here for 3 nights and absolutely enjoyed it. We got a 2 bedrooms apartment which was very clean and spacious. There’s a kitchen and laundry in unit. The view on the balcony was spectacular. If you drive, you can park right outside of the apt for 20 euros/ day. We didn’t have a car and relied on ferry (8mins walk away) and taxi to/ from Bellagio (~15mins) There is also a bus stop right across from the hotel to take you around. Taxi ride was 40 euros to/ from Bellagio which you must book in advanced! We were lucky that they had taxi available for us last minute but we had to change our route when we left because we booked too late. The hotel also has a concierge service via WhatsApp which was super helpful! That saved us from not being able to get an uber back from Bellagio one night! Uber is NOT reliable here! We were lucky to have made it to the last day of the beach bar (it’s getting cold so they are closed for the rest of the season). It’s so relaxing and their pizza is great! There’s also a heated pool and gym which we didn’t used. Breakfast is buffet style with a superb view. The hotel also has their own dock so we had our boat dock right in front which was super convenient! The hotel breakfast is from 7-10:30am and lunch starts at noon. We needed something for our boat trip and they prepared a picnic box for us! Overall I loved the quiet environment (that’s what we came here for). Yes it’s not right in the middle of everything and ferries don’t run too late back to Lezzeno but if you plan out your day ahead of time like we did, you can get to each part of town easily via ferry. If you want to have dinner on the other side of town, just get back to Bellagio and then cab back at night. If you are looking for a serviced apartment style kind of hotel, this is your best choice unless you want to go with BnB. I have looked everywhere!

First of all, we would like to thank Junayd and Andrea for their exceptional hospitality throughout our stay. You are both so warm, kind and welcoming - thank you! We stayed in a 2 bedroom, 1 1/2 bathroom apartment style residence with our teen daughters. The view from the apartment was outstanding and we loved the large shaded terrace. We were slightly disappointed by the finishes of the apartment. It was very basic, not luxurious. The beds are incredibly firm and the bedding is rough and lacks any kind of duvet. The location is very quiet and we could not hear any road noise or noise from other rooms. We had a major issue with the wifi which was down for 4 days because of a storm. Issues arise and it's all about how those issues are dealt with. We inquired with the front desk staff daily about the lack of wifi and when it would be repaired. In our opinion, this information should have been communicated to us - we shouldn't have been forced to inquire ourselves. We were never given an update about when the repair would be completed. In the end, 3 nights of our parking fees were credited. This did not begin to compensate us for the lack of wifi and the high roaming fees (for 4 phones) we incurred as a result. The front desk staff are knowledgeable and kind and provided great assistance with the ferry schedule. The beach drinks and pizzas are great. We also enjoyed takeout from the main restaurant on our last night so we could enjoy our beautiful terrace and view. It's an easy drive to Bellagio or walk to the ferry to visit all of the little villages around the lake.

My family stayed in a 2-BR residence in June 2022, and it was perfect! The kitchen was well stocked with all that we needed (and we got snacks and drinks from a market a few minutes down the street) and the unit had a washer/dryer. But the best part of Filario was the location on the shore of Lake Como and the magnificent views of the mountains and nearby towns. The hotel had lounge chairs on the shoreline, as well as at the beautiful and refreshing infinity pool. My family used the free kayaks and paddle boards as well. The staff was very helpful, including several times for transportation and hotel reservations.

We truly enjoyed our stay here. We were a little nervous about staying in an apartment given a couple of recent reviews we had read after already booking, but we were pleasantly surprised by our 2-bedroom apartment. It was clean, spacious, had a GORGEOUS terrace, and a washer/dryer, which turned out to be so handy.

The property itself is quaint, private, modern and exudes luxury. We loved lounging in the cabanas by the lake, where we enjoyed delicious pizza at the pool bar along with a LOT of 'Clooney Margaritas,' a special margarita drink they make which is absolutely sublime. We also had dinner one night at their restaurant, Filario, and it was delicious with excellent service.

The hotel staff was very friendly and helped us arrange a private boat tour of the lake (highly recommend). The location is also convenient, as the bus stop is literally a 2-min walk away, and the town of Bellagio is nearby.

The only slight annoyance was we couldn't enjoy the pool, as there were so many bees surrounding it, which was a shame as it's beautiful. That being said, there were no bees in the downstairs cabana area near the lake, so we were able to enjoy that and also get in the lake a little to float in tubes.

I highly recommend staying here for anyone that enjoys modern luxury and wants to avoid crowds.

We stayed in the main hotel building, which consists of only 13 rooms. The rooms are tastefully decorated and spacious. The view from the balcony is stunning.
The hotel has a large swimming pool and a nice beach with cabanas sunbeds and a restautant/bar. Paddles and kayaks are available for free and there is the possibility to rent a boat from the hotel docks.
The restautant serves great food and the service (both at the restautant and the beach) is very very very good. Attentionate, present without being intruding, smiling.
Minor improvements: 1) the shampoo and soap in the room are not great quality, and 2) the wine list, both at restautant and beach, despite being adequately priced and with good selection, lacks of some cheaper options (like a rosé in the EUR 20s for the beach)

A memorable stay in a great location. Just outside the town of Lezzeno, you are in a quiet area, well away from the tourist crush of villages like Bellagio, but you can of course access them easily via ferry or taxi. We stayed in a 3-bedroom apartment, which was enormous and had everything you could want (full kitchen, washer/dryer, huge balcony etc.). The lounge and bedroom had spectacular uninterrupted views of the lake. You have the flexibility and relaxation of feeling like you're staying in your own apartment, whilst having access to the facilities of the hotel (great restaurant offering takeaway, pool, beach, daily cleaning etc.). The beach is very rocky so it's not so easy to swim in the lake, but it's rare to have the chance to do this at all, and you can simply sunbake on private sunbeds with waiter service! We highly recommend hiring your own boat to see the lake from the water, it's a relaxing way to do it. The staff were really friendly and helpful.
Do be aware that access around the lake via car (from Milan or Como) is via a fairly narrow and winding road, which some may find challenging. If you choose to walk to a nearby restaurant in town, note that there is no footpath, so you will be walking along the side of the road. Finally, be aware that ferries around Lake Como can fill up in summer, resulting in long queues and sometimes very long waits; have a backup plan to get back, such as the bus or taxi.

Spent one night here on a short trip to Lake Como and city of Bellagio! Beautiful property. Set on the shore of Lake Como in the small town of Lezzeno. They have both hotel and apartment and our family ended up getting one of each. We stayed in a superior room (basic room) and it was really nice. Big enough with nice bathroom and an amazing balcony with some jaw dropping views on Lake Como. Apartments were great as well. Access to the apartment is a bit tricky. During normal hours, its just a 200m walk from the hotel with one flight of stairs. During off hours (when pool is closed), from the hotel you have to walk down (1.5 floor flight of stairs) to the pebble beach and walk 200m and the climb 1 floor of stairs. Apartments have an amazing view of Lake Como through a open backyard (ground floor) or balcony (higher floors) as well. Kitchen has almost everything (no microwave, but oven and stovetop). Bathroom has walk in shower. Toilet have a wash area. Beds were comfortable. Apartment big enough for a comfortable stay.

Overall location is great! Away from the mass touristy crowds in the main city of Como and Bellagio. But the price you pay is driving either 40 mins from Como or 20 mins from Bellagio on a rather narrow road. Has a decent amount of dining options close by (some even at walking distance). Hotel has their own private dock so if you are taking a private boat tour, they can pick you up right from the hotel’s dock. Overall we had a very pleasant stay and would definitely visit again!

We spent 3 nights in a duplex townhouse and had a fabulous time. The hotel is stylish and the pebbly beach and view are incredible, we loved spending time as a family having pizza and cocktails at the beach bar. As noted it’s a stylish place with lots of stairs and mostly couples rather than families but the hotel was exceptionally welcoming, answering questions before our stay, providing a high chair and being incredibly warm and helpful even with two small children. The villa was great, it had an enclosed small garden that was super safe and direct access to the beach. I also loved the paddle boarding and would have loved to do wakeboarding. This is a truly special place, the staff are wonderful and we will be back. Thank you for such a lovely stay.

A+ views throughout the property, from the pool to the waterfront to the restaurant to the rooms themselves. It's special to take it in as the light and weather change through the day.

Service is warm and attentive. The concierge offered to keep connected through WhatsApp, which made it easy to ask questions and make restaurant reservations.

We also enjoyed the more minimal, contemporary style of the property, in contrast to the old-world (and in my opinion, sometimes overwrought) luxury typical to the lake.

Food was solid across the board, from breakfast buffet to the casual lunch served at the waterfront to the more buttoned-up dinner at Filo.

We stayed in the residences, which are in a neighboring apartment building separated from the hotel by the beach and pool. And herein lie the caveats:

1. The trip between the main hotel building and the residences is a bit inconvenient. You have to contend with steps down and up from the pebble beach. Or, you have to sidestep around two large foot baths which are oddly placed right at the gate to the pool. At night, the pool gates are locked, making your only option the pebble beach. This might be a challenge for less agile guests, or ones with disabilities.

2. Setting aside the priceless view, we were let down by the cheap feeling of the apartment itself. The bathrooms were basic, with harsh fluorescent lights, budget fixtures, and no place on the sink or in the shower to put your toiletries. The furniture felt generic and unloved. The fit and finish was more like an IKEA-staged Airbnb, which felt mismatched to the rest of the property.

I won't hesitate to come back if (a) we could snag a room in the main hotel (b) the residences are renovated.

My husband and I visited for 6 nights, the hotel is in a stunning location, we didn’t stop looking at the view! The food was great, the staff couldn’t do enough for you and we enjoyed relaxing by the beach and paddle boarding at the hotel. The location was also great, just over five minutes to the passenger ferry where you can easily see the best sights (we loved the towns of Lenno, bellagio and varenna). We would also highly recommend hiring a boat for a few hours (we did from Lezzeno rent a boat a 10 minute walk away). Also book ahead for the hotel restaurant or a local one, we loved Osteria Il Governo. Thanks for an amazing stay we will never forget!

The one thing about this area is it is tough to get around. There is a bus that runs, but I understood that it stops running later so we were concerned about getting back from “dinner”. A water taxi is outrageously expensive as they must take you and wait for you to return...so that’s not a good option. Only a few taxis so that is also an issue. Call the hotel to make sure, but you need a car.
