The pool area was fantastic and the vibe from the outside overall presented well, produced a good holiday house vibe, inside the apartment is spacious however quite a few letdowns that I picked on during the stay, little things do matter
* Furnitures are old and bring down the whole experience of the stay in a so-called 4 star accommodation
* No air-conditioning in. Bedrooms, we were lucky this year it wasn't too hot during Christmas, so could live with it.
* Pedestrian entrance needs to be improved, I hit my head on the wall light which is fixed too low while trying to dodge the plant grown over the path.
* Unpleasant Registration Form, basically "orders" you to do certain things otherwise threat you with a charge, straight away first impression gone first day when I saw this, see attached photo
Location wise, this facility suits families with a car, as it is on the "wrong" side of the Gold Coast Highway, wth the highway between you and the beach about 5 blocks away. Mermaid Beach is the next beach south of Broadbeach, which is a 3-5 minute drive away, and about 15 minutes from Surfers Main Beach. Still a very easy location for anyone that is primarly intending to get around Surfers by car. Small shops anc conveniences were within a two block walk of the resort. If you belong to an Auto club, then discounted theme park tickets can be purchased nearby at the RACQ office in neighbourng Miami beach.
The complex is large, and made up primarily of 3 story apartment blocks surrounding a fabulous huge tepid freeform pool. The pool is fringed with palms and tropical plants and large rocks and even comes with its own sandy beach. Max depth is 180cm. On one side of the pool is a clean area with two undercover barbeques. Our kids absolutely loved the pool, and virtually grew gills swimming in it, even in July. It wasn't really warm, but was a very comfortable temperature for swimming. Disappointingly though, their large rock spa pool on the side of the main pool was not heated, but was the same temperature as the main pool.
The apartments are spacious, and almost all completely renovated to a high standard. Each unit is individually owned and decorated inside, giving an element of individuality. Ours came complete with DVD player, modern appliances and furniture, diswasher, wastemaster, optional aircon, etc. We had two queen bedrooms, and one bedroom with twin beds. Floors were tiled. The apartment came with two bathrooms, both of which doubled as ensuites for the two queen bedrooms (although one could also be entered from the hall without going through a bedroom). The laundry had washer and dryer and tub.
The apartment had two great balconies, one large one facing the pool, and another on the side of the building off the master bedroom, which in our case caught the sunset. The complex is completely gated, with room keys needed to drive in and out. Parking is all underground, with internal access into all stairwells.
We were on the top floor of three, which we liked, but none of the apartments have elevators. There are also no ramps and the complex has a number of pool security gates on main paths, so this is not a resort for anyone in a wheelchair.
It is also not appropriate for families with very young but mobile children, as there is really no outdoor recreational space that is not the pool, so young children playing in the complex must be supervised. There is no children's play area.
We really enjoyed it, thought it stylish and a bit upmarket, and the kids adored the pool. We would happily go back. When we visited in July, days were warm but nights were cool, and we were happy to have a third floor apartment to get all the sun we could. In the hotter months I would recommend requesting a ground floor poolside apartment with as much cool tropical shade as possible.

I will certainly return to Diamond Sands
Room was relatively basic but had all we needed. I understand that they are furnished by the owners so I guess it is pot luck. We had a 3 bedroom apartment on the first floor overlooking the pool area. Bit of effort getting the luggage up and down the stairwell (no lifts).
Pool is great. Heated (probably a little too much !) lagoon style with a beach-like entrance at one end (complete with white sand). Great for the kids.
Handy location with enough amenities (ie cafes, shops etc.) close by. A 5 min car ride or bus ride into Surfers (unless you go around Indy time like we unfortunately did !).
Didn't see mich of the staff but those that we spoke to were polite and helpful.
Firstly, Peter and the staff there were great to communicate with via emails- very helpful.
The area is better than broadbeach (5mins via car up the road) as there are lots of little shops- takeaways, convenience stores etc , all within 5 mins walk.
Having a car it was easy to get to the theme parks, but one thing we found was with the delica wagon we hired- it only just, fitted height wise into the underground carpark of the resort and all the carpark buildings, so be careful!
The resort was very similar in design, colour and layout as diamond beach, apparantly built by the same builder. Diamond sands is smaller but fine.
We were on the top floor in a 3 bedroom apartment- I think it was apartment 27? it was, as others have described- basic, but had everything.We had the air conditioning at an extra $8 per day- WELL worth it as it was very hot, although you need to note that it doesnt reach down into any of the bedrooms as it is situated right by the front door at the far end of the aaprtment.
The only minus was that as another reviewer said- they are all independantly owned, so it is pot luck. This must be true as our apartment looked nothing like the pics I have seen in others reviews. It was very tatty, lots of stains on carpets, paint scraped off,lots of bits in it broken or breaking and it had a horrible smell in it for some reason. So we were pretty disappointed - it just needed a freshen up, some colour and new carpet or tiles.
The salt water pool is nice, not big but kept clean with nice BBQs there for your use.
The overall feeling was it was pretty tired, the pool recliners on one side of the pool were all ripped & torn, so you couldnt use them.
Diamond Beach up the road is definitely nicer (but it too was in need of a spruce up in 2003 when we last stayed) but then again it is quite a bit dearer too and the staff at Diamond Sands were great- booked our theme park tickets also at a cheaper rate and were very helpful.
Overall it did the job but we wouldnt go back to this particular resort.
