Was surprised when I arrived early at the resort that basically we were told room not ready come back at 2 by the way only 1 car space so try find an unlimited park out on street as only 1 car space even though we’d booked a 3 bedroom apartment. With no visitor or spare spaces. Housekeeping needs to do a better job given we reported mould on ceiling of main bedroom and on the bottom of blinds in lounge. The kitchen wasn’t set up for the people in room with insufficient plates cups saucepans! When I asked reception all they could say was with all the families things move between rooms. As there was no bar or restaurant welcome drinks were limited to a can of soft drink… didn’t feel like a gold member! But having said all of the above now I’ve stayed there I know what to expect and I’d do things differently like make sure I bought supplies like salt pepper etc with me as well as booked differently so we grandparents had our own space away from children and grandchildren. The resort was ample for kids and gran kids and grounds well maintained and location wise just far enough out of Gold Coast and Coolangatta to be out of rat race. Well located to PAC Fair and sufficient restaurants cafes given no onsite restaurant.

Every holiday at Gold Coast we book at this resort! Loved the place over tye years, but it's going backwards a bit. The amenities are still great and neat, but the units are getting old, dirty and aren't very well looked after. We enjoyed our stay, but come on management..... we pay hefty $$$ per night, please start looking after the units. We had to do a proper clean when we arrived as it was terribly dirty and mouldy!!

3.5 stars Diamond Beach Resort is a hit and a miss. Their Deluxe rooms are only required to have their bathroom renovated so do not expect much more than a standard room. In fact, we travelled with friends who didn’t have a deluxe room and their room was more modern apart from not having an oven and having an older looking bathroom. The outside yellow is dated. But; that’s where the negatives stop. This place is perfect for families! Two big pools, a kids pool, two spas and access to bbq’s right next to them. It’s a wonderful set up and we will likely return just because of this. The groundskeeper/maintenance man is visible every morning getting things ready for the day. That man deserves a raise! He was awesome. Fixed an issue we had in a matter of seconds with no fuss. The rooms really do need a proper upgrade but our children loved Diamond Beach Resort and it felt safe. Just a short walk to the beach in the morning was wonderful.

We booked through Qantas and prepaid for what we thought would be the best and most modern apartment 3 bedroom Deluxe. We were allocated Unit 34 which had its own lock up garage (only 1 car spot). Unfortunately it was not what we’d hoped. I brought my own bucket of cleaning products in anticipation of level of cleanliness not being up to my standards. Inside every surface was dirty. I went through 2 full rolls of Viva paper towel. Kitchen benchtops looked new and of great quality, but they were very dusty and grimy especially around the sink area. There was dust on the ceiling fans about 2cm thick. Dust on the artwork in every room. Dust on the glass lamps. I experienced severe asthma. Dirty marks all over the bedroom walls. Bathroom floors had other people’s hair. The day we checked in and started unpacking we noticed that the sheets on every bed had lots of hairs all over them. I went straight to reception to report the issue and received an apology and some 'clean' sheets that I could remake the beds myself with as all the cleaning staff had gone home. While making the beds I discovered the pink quilt covers had several large brown stains on them. Was it blood or something else? I could not have my family sleeping on disgusting bedding so I returned to Reception and by then they had gone home for the day too. Other issues I experienced were broken/loose tap in toilet room, cockroaches and spiders, hair on the toilets that did not belong to my family members, no boxes of tissues supplied, no regular clean towels, filthy dirty washing machine, dryer and sink, vacuum that had never been emptied, kettle was extremely dirty on the outside and had limescale inside, BBQs and bbq area was taped off and out of order. The rear screen door fell off it's hinges and almost injured my children. I understand the place is for families with kids and with that comes noise, but there were a lot of unsupervised kids jumping off the pool bridges and being extremely noisy. The bins at Breakfree Broadbeach are also emptied very early before 6am and noisily. We were also lucky enough to be there while they were removing trees from the resort. I know this is a really negative review, but there were a few positives; pool area was good for the kids they loved it. And the beds were very plush and comfy once the dirty sheets/blankets were changed. However I will NEVER stay there again!

We've stayed for 4 nights in Feb 2024 with our family, with 2 kids.
+ Excellent location next to the beach and everything Secure car park Pools are great for kids with easy access BBQ next to the pool is awesome We really appreciated all the things for kids in our appartment : games, books, plastic cutleries & plates, prams and cot.
- Only one car space for the appartment. Not convenient when you travel with 7 persons with 2 cars. No elevator to access to the appartments. Appartment really need maintenance as there was mold on the kitchen wall. Appartment was not very clean. Dust in all rooms. One big issue was the window blinds. All bed rooms were too bright because of the sun early morning. Everyone was up so early because of that. Please add blackout curtains to all rooms. This is not good equipment.

Kia Ora Tropicman86, Thank you for your for taking the time to provide feedback and we are happy enjoyed the facilities we offer, Due to the size and location of the property our two bedroom units have carparking for one car and our three bedroom units have 2 spaces, due to being central location we are incredibly fortunate to be within a stones throw of the beach, restaurants, cafes, public trans port and walking distance Broadbeach and Surfers Paradise. It is a maximum of a three story walk up and this is advertised on all our websites, I do apologize in terms of cleaning of the unit did not meet your expectations, however I am confident that any issues would have been addressed whilst you were still in residence if highlighted to the team, Kind Regards

The room (room 95) had a terrible smell of damp and mould that did not clear at all despite all doors being opened constantly. There were no blankets. The kitchen sink was broken. The shower either sprays burning hot or cold water. I am giving it 2 out of 10 because it was clean. I will absolutely never stay at this hotel again and have already informed my friends who live on the Gold Coast to instruct friends and relatives not to stay there. There is also a huge construction site right next to the room, which fortunately was shut down due to the long weekend.

We loved our stay at Breakfree Diamond Beach. The room and pools were beautiful. We were poolside so just went through the balcony gate to the pool area. There are three pools, cold, warm, and a couple of warmer spas so you can find the perfect temperature.
They do a wonderful job keeping the gardens and pools clean. We had a fabulous time swimming every day. Proximity to the beach was great.
The staff at reception were super helpful and friendly.
The midstay room service changed the towels and sheets but didn’t seem to clean anything so the floor and bathroom felt a bit dirty by the end of our stay.
Overall we had a lovely stay and would go back.

Highlight of our trip was the use of the pool area. This is fantastic for the children. They have used the space well to create a spacious pool area so it doesn't feel so crowded. Unfortunately the spa wasn't always hot - unsure why that was. Plenty of loungers, shade area and bbqs. Rooms are spacious and all have air-con. Had our own washing machine and dryer which was handy as we only got 4 towels and you had to pay for extra or wash and dry your own which was a hassle with the kids swimming all day, not giving the towels time to dry while still having to have clean towels for showers etc. Great location and close to amenities. Pacific Fair, beach and Broadbeach cafes/shops all in walking distance or a very short drive. Free parking available for each room which is great as not every hotel/resort we have stayed at has this availability.

Great location, nice pool. Great in room facilities ability to cook your own food is a great thing in the current economic environment. I highly recommend this resort for any young families that are planning a getaway. Local restaurants are lovely and I short walk to Broadbeach.

Upon arrival we noticed that the apartment was quite dirty. There was laying used soap pieces in the showers, covered in hair from previous people. In addition to this, there was laying dead cockroaches in several rooms.
After our stay we were charged a big amount because they said the trash wasn’t taken out upon departure and that there was a stain at the floor. That was not correct, as we had taken all our trash and the stain were there when we got there. They said that they had picture proof they could send us, but are not answering us when we asked to see them. It’s been two weeks now, and we haven’t heard anything yet.
This is not a sustainable way do run a business. I would think twice before booking with them.

We did not stay in a delux so it's hard to say, all the units are different in what they supply. I am pretty sure there wasn't a coffee machine but I know of others staying there that had DVD player. You could try contacting the resort and see if they have allocated you a unit yet since it's only a week away to find out.
