The Vallas Apartments enjoy a premium position in Firostefani, which is only a 12 mins walk north of Fira, in a quiet but much photographed spot, where the remains of an ancient wooden boat perches atop an opposite rooftop, overlooking impossibly sheer cliffs, as well as the famous Skaros rock and then the beautiful village Oia in the far distance, a scene ever-etched with charming sailing boats and catamarans, messing about in the endless azur distance.

To the left is the caldera itself and possibly also a few massive cruise ships ferrying day visitors back and forth.

The apartments in the main block are simple and traditional but also quiet and comfortable. It’s not 5 star luxury but perfectly lovely otherwise, with adequate air conditioning, a hob and a fridge with enough cups, glasses and cutlery etc.

The rooftop terrace is surprisingly quiet considering the jaw dropping view, and there is a nice size plunge pool for cooling off in as well as more than enough sun beds to go around.

A lovely breakfast is included and you’re served by the ever jovial Georges, with lashings of orange juice, bread, jam and honey, coffee and eggs.

I wouldn’t stay in any other area than Firostefani as it’s quiet but also close enough on foot to Fira and the great network of buses. It’s the real Santorini experience! And all very affordable too. Don’t miss out!

It is a family business and Was greeted with a very warm reception from the daughter of the owner. The apartment has two villas, top and bottom with the same entrance. I chose the top villa for a more privacy during my stay. The view is PERFECTly overlooking the Aegean Sea and volcano. Sunset is spectacular. The villa has 2 bedrooms with a mini kitchenette. I have an outdoor private pool. The place is 10 minute walking distance to and from Fira and 3 hours to/from Oia. Firostefani is located in the middle of the island. WiFi is very spotty and need some serious improvement. Some power outlets do not work. Service is very good though there is only 1 attendant who works at the cafe and the guests. Hiring a part time during the summer months will be ideal. Overall, experience was great and will be back.

This review is about the restaurant which is at the front of this accommodation and can be used by none-guests. Firstly the views of the Caldera are exceptional. There is a very relaxed and friendly atmosphere and a couple of nice touches with the interior decor that gives a traditional Greek feeling. The menu is fairly standard but there are quite a few options. We ate lunch here a couple of times and really rated it, particularly something as simple as a Club Sandwich. They also stocked the local Volcan Beer which I became quite partial too.

We stayed here for 5 nights earlier this month in the Grand Honeymoon Villa
Lovely big rooms and the bed was enormous. Having said that, it could have been more comfortable as it was rather firm. There is another bed upstairs on a mezzanine level.
Everything was clean and the room serviced every day. There was a fridge and a small sink and kettle, with crockery and cutlery provided so we could make tea etc.
Despina, who managed the hotel was lovely, very helpful and friendly. We were leaving on the last morning and with breakfast, the hotel added in 2 glasses of Prosecco, delivered to our patio, a lovely touch as it was our wedding anniversary.
Nice private pool to watch the wonderful sunsets, there was lots of room for us to spread out. Fabulous view of the Caldera from our patio.
Cafe downstairs serving Greek food though we only had breakfast there.
Overall, we had a wonderful stay but it was very pricey for the room and you are paying for the view.

We stayed in the appartment with balcony and semi-private tub. It is large, confortable, with a stunning view and a very pleasant jacuzzi overlooking the cliff. The breakfast is very good. The personnel is nice and helps you with everything. I recommend !

The whole experience from start to finish was bad. The super long walk from center. The rude customer service at checkin bad. The loud neighbors. The bland breakfast. But worst of all was it was dirty and gross with bugs. Would not recommend. Spend more to be some place else.

We were guests in this facility for 4 days, but the first night was a real NIGHTMARE. The room was a ground floor and had no view, but apparently it was decent, although not very clean. The first night, around 2 am, we noticed a small bug coming out under the pillow. At this point we started to raise the sheets and the mattress and came out a creepy show. Dozens of BED BUGS infested the room. We tried to kill them, removing all the linen and actually removing the slats of the bed, but there was nothing to do, the bugs kept coming out. I sent two mails at 2 and at 4 am to the owner with photos that documented the situation. At 6 am, exhausted and without having slept for a minute, I called Alezander who replied that at that time it was impossible to do anything and that we would meet at 8 am at the reception. He showed up at 9, while we continued to wait without being able to even rest on the bed. He immediately came to check the room and only then he did realize the gravity of the situation (which you can appreciate in the photos). At this point we were offered a better room in another apartment, with the beautiful view of the caldera. The misadventure seemed over but instead, the next day, we were told that we had to change room again because that was busy and we had to go back to the same building of the first night, just a floor upstairs! After long negotiations and the threat of leaving immediately, since we absolutely did not want to return to that building due to the shock of the first night, we were offered a room adjacent to the current one, still a high level room, with a beautiful view. For the record, the manager Alexander and the other members of the staff have always been kind and friendly, but this unfortunately does not cancel the horrible experience. The management must care of the customers, intervening immediately especially in a similar situation, regardless of the fact that it is 6 o'clock in the morning, because there were free and ready rooms. He simply preferred to sleep rather than come to solve a very serious situation. Of course we didn't pay for the first night and we kept paying the price of our room even though we were at a more expensive apartment.

We rented 8 rooms in Firostefani with friends, Vallas was the most expensive one. After having seen the other rooms and apartments (Milos, Reverie, Alonia), we can state that it was definitely the worst accomodation.
At the arrival, the staff told us that someone left our room with the key, so we had to give back the master key each time we wanted to leave the room, waiting up to 10 minutes that someone came to reception. The bed sheet was washed so many times that it was like plastic, you sweated as you lied on the bed... the first night I wasn't able to sleep because of this. The bathroom smelled because the fan was broken and there was some direct connection to the sewerage.
The view was impressive from the balcony but if you are at the zero level you have cars parked in front of your room. The breakfast was embarassing compared to the others in Firostefani. If you need help, don't go to the reception, the staff is not polite at all. We did not try the jacuzzi because we were at least at 200 m from it.
It's a shame because Firostefani it's maybe the best place in the world and some hotel is really poor. They have to spend more in the room equipement and the staff must to go to a course to learn how to deal with customers!!!

We stayed in the Vista Suite with Caldera view for 6 nights. It is on the second floor with its very own private stairways up. The front door and the balcony faces part of the caldera. You can see Thirassia all the way to Oia. The view of Nea Kameni (Volcano Island) is partially blocked the roof terrace. Nevertheless, from the balcony, you can have a direct view of the sunset. We spent 5 evenings sitting there to watch the sun set with our own drinks, snacks and ice cream. These can be easily bought from a very well-stocked mini market just 100-200m on the right of Vallas (towards Imerovigli). It has everything, from drinks, canned food, bacon and ham, instant noodles, dish washing liquid, etc and even English novels. Note that you can also buy the drinks and ice cream from Vallas cafe if you aren't too keen on walking.

You can also enjoy the entire caldera view and sunset from the roof terrace. The jaccuzi, sun beds and umbrella are all at the roof terrace.

The room itself is very simple yet cozy. It has a functional kitchette where you can cooked some food (like the noodles, eggs, and bacon bought from the mini market). It has a double bed plus a sofa which can be quickly converted into a single bed. It is air-conditioned as well, which is a relief during hot days. The tv is a small 14 inch old crt type on top of the wardrobe. But who cares about the tv when one can just sit on the balcony and enjoy the marvelous view and simply enjoy life.

The bathroom is small though. When taking a shower, it is hard not to wet the bathroom floor, even with the shower curtains.

From Vallas, it is about 20 minutes walk to Fira, mostly downhill. On the other hand, returning to Vallas from Fira will be more exhausting. It's the other way round if you want to go to Imerovigli, uphill to Imerovigli takes about 25 minutes. From there, you can hike all the way to Oia. but we did not try this as my kid may not be able to do it. So we just walk to where Skaros rock is and return.

Overall, Vallas Apartments is really a good choice for the price we paid. I believe it will be difficult to find another accommodation that offers similar views and kitchette for 3 persons at that price. If I ever visit Santorini again, I will not mind staying at Vallas apartments again.

I stayed towards the end of August and we got bed bugs bites. My room was changed in the same building i didnt feel like arguing for room far away from that one, given the fact that it was around 1am and I was very upset about the situation. At my request the manager had my clothes watched; however the damage was already done because the day I checked out I noticed the bites. Now (unfortunately) i might have brought them home 😠

Dear COtraveler33388 Not all the rooms have view to the caldera for example Sunrise Apartments and garden apartments don't have caldera view, all the rest have. Specific the 2 bedroom apartment has one of the best view cause in front there are no buildings. You can relax on your terrace and enjoy the view of caldera the ocean even the sunset. Dear Maria Thank you for choosing us for your vacation, because of the administration of each booking engine like Expedia or booking there are specific names we can give for a type of room. The 2 bedroom house you can find it also by the name Nicks House. The only rooms from our hotel that don't have view are garden apartments and Sunrise Apartments all the rest they have. Specific Nicks House has a very nice views and it is located in quite area of Firostefani. If you like to see more photos than TripAdvisor there is also the hotels website. There are so many beautiful hotels in firostefani, why vallas? Try Milos (not so expensive for the amazing view) or Reverie if you don't mind the view (staff very kind and swimming pool). In our case, Vallas was really disappointing, dirty room and poor breakfast, bad staff. They made me pay twice by error, and it tooked 3 months to be refounded (actually is the tour operator that refounded us). stay away please.
