DEFINITELY stay at Relais Casabella. My wife and I arrived on New Year's Eve and stayed for four nights in the Superior Suite "Marinese", which includes a kitchenette, living room, sitting room with fireplace, bedroom, bathroom, and covered parking. The furnishings are all tasteful and elegant. The Marinese is a separate building on the property, looks brand new, and is IMMACULATE. All of the grounds and buildings are immaculate and look new.
Our hosts, Angelica and Ruggero could not have been more cordial. We were invited to their New Year's Eve party in the main house, where they were entertaining 50 of their friends and family (including a DJ and dancing). My wife and I speak almost no Italian, but our hosts and
their family made sure we had a wonderful time (even though they spoke almost no English). The meal was gourmet, with many courses and fantastic wine. Angelica is an amazing chef. On New Year's Day, our hosts had made a lunch reservation for us at a wonderful restaurant in Martina Franca. We almost missed our lunch because the bed is so comfortable, the house is so quiet, and (with the shutters closed) the bedroom is so dark. We slept for 12 hours!
The location of Relias Casabella is perfect if you have a car. Just over a mile from downtown Martina Franca in a VERY quiet area, so you could walk if you want the exercise, or drive. Centrally located in Puglia, you can drive anywhere you want to be in less than two hours.
With pristine tennis courts and a huge pool, Relais Casabella would be the perfect place for an executive to take the family for a vacation, or a couple looking for a beautiful and romantic setting for a get-away. You cannot improve on the warmth of Ruggero and Angelica, and if you speak Italian, you will probably chat with them for hours like old friends. We will definitely go back to Relais Casabella.

We reserved only 2 nights thinking let's first see what it is. Well our opinion was quickly made; beautiful adorned property with a gigantic spotlessly clean swimming pool: ( we had T° from around 30°C end of September 2012!!). They have an immense tennis court and a beautiful garden with palm trees!
The villa itself has only 6 rooms and every room has a terrace with garden furniture.
You park your car on the property and the cars do not disturb at all the view from your room.
Ir is a residential area and we walked every night to Martina-Franca center and that took us 25 minutes which we found no problem at all.
The rooms I have seen are in one word beautiful. What can I say;a big spotless clean bathroom and bedroom and space enough for your belongings. Beautiful and tasteful furniture.
very good and comfortable beds not too hard and not too soft and a good silent air-conditioning and free WiFi.
The hosts were discreet but there when you needed them.
Breakfast was plentiful and freshly made.
I would recommend this B&B to everybody who like a quiet place, a real swimming pool( and not only an over sized bathtub...) and a stylish environment.

Relais Casabella is a beautiful oasis with a wonderful host and hostess. We stayed two nights and chose to have dinner there on both of them. What a good choice! We enjoyed real cooking from Puglia and very interesting fellow guests. From the B&B to Martina Franca is a good walk - do be careful on the roads though for some of the way the road is narrow and there are no sidewalks.

How can the #1 hotel in a city get so many devastating reviews? The answer is that this place has some very nice elements and some pretty bad elements, so it really depends what matters to you. The good points: BEAUTIFUL GROUNDS, PRETTILY DECORATED ROOMS, NICE BATHROOMS, WELL PRICED. Those are probably pretty important to most travelers; so far, so good.
Now the negatives: If you are a fan of British sitcoms, think of this place as "Faulty Towers." For those who don't know this program, let me explain: The owners of this hotel have very peculiar ways of interacting with their guests. For instance, the room we stayed in had VERY POOR AIR CIRCULATION; there was a modern-looking air conditioner in our room, but as other reviewers have commented, the owner has rules about when the air conditioning is offered so we were left in a stuffy room. Why? The owner has responded to other reviewers who have commented on this, saying that his rooms have French doors and external shutters, so air circulation is not a problem. He doesn't seem to understand that, to that guest (and to us), it *was* a problem. The fact is that the shutters are not designed to keep out the (very prevalent) mosquitoes; guests really can't keep their door open at night. Any normal hotelier lets his guest decide when air conditioning is needed.
WALK TO TOWN: This has been another point of debate between various reviewers and the owner. The owner insists in his responses that there is a very easy walk from his hotel into the old part of the city. The answer is that the hotel is located about a ten minute drive outside of town, (where parking was generally pretty easy). Sure, you could walk this. What we found, though, is that first you have to travel suburban roads, which have no sidewalks and some pretty fast drivers. Then you turn onto a main road that leads into town; it is wider, with some sidewalks, but is a pretty unattractive commercial area before you reach the old town. The walk takes about 30 minutes. I think that a guest would be much more comfortable driving or taking a cab.
BREAKFASTS: This is *not* a cultural thing, as the owner has responded to some criticisms. We had great Italian breakfasts throughout our recent trip; the breakfasts at Relais Casabella are really bad. Maybe there are some good days (other reviewers reported this) but, throughout our stay, each breakfast was terrible: stale bread (serrated knife didn't break the surface), flavorless cakes which reappear until they are eaten, yogurt with discounted price tags still on them, juice that tasted like cool-aid, watery cappuccino ...it was terrible. I will say that the espresso was fine.
Finally, the owner did one more thing that we have *never* had happen to us: As we paid our bill, he asked us to write a TA review on his computer, right at the front desk (which of course we didn't do).
I debated with myself whether to give this place 2 or 3 stars; I decided on 3 because of the strong points mentioned earlier. Draw your own conclusions: should it really be #1 in Martina Franca? If yes, I suggest that you consider staying in one of the other charming towns in the area and visit Martina Franca as a day trip.

A well-maintained villa close to Martina Franca. I would not call it a B&B or hotel in terms of service or catering for guests, it is rather letting rooms to stay. Prices are high compared to services offered (or not offered) and to similiar B&Bs in the area. Highlights: nice property in quite residential area with swimming pool, located close to town if you have a car. On the downside: lack of privacy for the quests, extra-charges for every small thing, weak air-conditioning, basic breakfast, not a walking distance from town, poor attitude of the owner towards guests.
Premises consist of two villas – the owners’ building and guest villa with 6 rooms dedicated for the B&B. All guest rooms open on a terrace. The terrace does not have a roof and there is no cover, which does not make for a comfortable stay outside if it is raining, too hot or sunny. There are four tables for six rooms. No privacy when all rooms are occupied.
Room is nicely and tastefully decorated, as is the bathroom: warm colors, wooden furniture, rustic tiles. The bed is spacious and there are enough shelves for all the belongings. It would make a very nice place to sleep except for weak air-conditioning and water pressure in the bath. The air-conditioning is just not powerful enough for the room - with +30 degrees outside the lowest temperature we got inside at night with aircon on full was +25, which was way too hot. Same for water pressure: it is not stable and temperature of the water keeps changing from hot to cold every two minutes. As there were max 2 rooms occupied at a time during our stay and we already were using capacity of the pump to the full, I would be cautious about water working properly with all 6 rooms full. Noise insulation is average – you can hear your neighbors next door through the wall.
Breakfast was the same every day. Unfrozen tasteless bread (really sad in Puglia, which is famous for its home-made bread!), some jam, cereals and yoghurt, 3 slices of paper-thin cheese and ham. Bread is served strictly one bun per person. If you ask for more, you have to wait for additional serving to be unfrozen, which also means you get it half-warm and without any taste. We got same cake for 5 days in a row - same piece of it, which by day 5 looked very dry as could be expected, but stubbornly made its way to the buffet to make pretence of variety. Disappointing, especially in comparison to meals in other B&Bs we stayed, and sad in the area where you get variable fresh food at a fraction of a cost. Not to mention we were charged 25 EUR per day for breakfast per person. This seemed to be signature characteristic of the place – minimizing investment to the border minimum and making money of every small thing at the cost of comfort and atmosphere. There are additional charges for pretty much everything like in a high-level hotel so make sure to read all brochures in the room. In addition to the usual chargeable services like minibar you will also be charged for additional air-conditioning/heating. From our experience with the place you are likely to get charged for additional blanket, pillow or towel. Wi-fi is chargeable as well, though states otherwise on booking.com

Walking is 20+ minutes, half of it through narrow country driving streets without pavements, clearly not made for pedestrians. Expect to pay around 1.5 EUR per hour for the parking in Martina Franca
The owner of the place – Rugero, is friendly and accommodating as long as you do not ask for anything or let alone have any complaints. When we did, he became downright offensive and rude, not ready to accommodate our needs or at least find a compromise. Needless to say such attitude spoiled the holiday mood for good.
I would not recommend Relais Casabella given there are tens of interesting options to stay in the area with all expected services, adequate pricing and genuine hospitality.

Relais Casabella is on a fenced property where you have the house of the owners and then a second house, which contains the guest rooms. It is situated outside of the busy centre of Martina Franca. The garden is beautifully maintained as is the swimming pool. The rooms are nice and well individually air-conditioned. However they are quite dark as they don’t contain many windows.
We stayed in Relais Casabella in August 2011 for 6 nights, which was a long stay according to the owner. In contrary to the infrastructure, the breakfast is very poor and but also each day exactly the same: bread, small croissants, a variety of home-made jams, coppa and some cheese industrially wrapped in plastic. (I saw a French review of this place saying exactly the same)
When I made a remark on this when leaving, after the owner asked me about our stay, he became quite angry saying that this is an Italian breakfast and what we are expecting is a lunch and that he doesn’t need people like us with our opinion. Quite impolite, especially when you know that we have some experience as we are visiting Italy several times a year and that this was the ninth Italian hotel /B&B we were staying in only this year. I’m a fluent Italian speaker so I quickly understand whether we are enjoying the real Italian hospitality. In this place, I felt more as a cash cow.
Moreover we experienced, as I read also in an earlier review, that the owner family uses their pool to invite friends (with their children), so the peace and rest looked after in such a place, could not always be found.
One more remark, the beds are with traditional springs, so if 1 of both partners moves slightly, the other one is getting sea-sick.

Egregio signore rispondiamo con ritardo ma con molta convinzione assicurandole che la nostra struttura non è idonea alle sue dimensioni ed esigenze. Più che una mucca da mungere c'è sembrata una vera mucca per dimensioni e per quanto ha mangiato nella nostra struttura a prima colazione, almeno per 7 persone. Eppure l'ha scelta lei la nostra struttura per il suo soggiorno quindi non ci sembra molto esperto ma semmai uno sprovveduto. Grazie, comunque e speriamo di poter adeguare il Relais alle dimensioni degli ospiti.

Booked appartment with living, bedroom and kitchen, was confirmed by Booking.com and the owners themselves months before.
On arrival we got 2 bare bedrooms, minibar and waterketlle. Owners said that this is an upgrade! They are not friendly, not helpful. When there is a problem like this with a reservation, they will not solve it but blaim others. When we said there is no sitting area, they offered us to stay in the reception/restaurantarea where there are some tables and chairs. It is not functioning as a restaurant, so we where there all by ourselves in a half lit empty hall. At 23.15h the lady came in and told me that I had to go to my room because she was closing the doors and switching off lights. A youth hostal is more friendly!
We think that all the reviews on Tripadvisor and others may be true but only as long as guests are not asking too much and do as they are told.
In all the discussions they claim, over and over again it was the mistake of Booking.com!! And that is excactly what is not true. Booking helped us out in anyway they could. They know what guestrelations mean.
On payment day owner wanted full payment as if we occupied an appartment! No discount to ease the problem, nothing. Booking.com solved the problems. Owners are not the kind people we thought we would find based on many reviews
Breakfast is basic and the same every day very basic not a feast to have breakfast there. WIFI worked fine.

If they are guestfriendly, they would on arrival have told us they have made a mistake and how they solved it. Maybe book us at another B and B who had an appartment available or something like that. The appartment we booked was already booked in January so they told us. So they did not react to Booking.com or to us that they could not accept our booking.

Having read good reviews, we had high hopes for Relais Casabella. It was, however,disappointing - cheap sheets, pillows, soap etc. Breakfast included old, bruised fruit. We were also disappointed not to receive help with suggestions of where to eat outside the town as parking in Martina Franca was nigh on impossible. Nice pool but empty and better value had we played tennis.

the hotel was outside of the town, it was difficult to walk to town because of distance and lack of sidewalk. biggest problem was that this was the first place we landed after travelling from the US. At 7: 30 am, there was suddenly loud talking and loud music started around 8am...? why? this went on for hours. why? The next day we were the only people so no music, or loud talking but why they needed to do this at all at 7:30 am the first day is not clear. The breakfast was like the reviews we saw, very sparse and not good.

We can not understand. Do not activate neither radio nor TV in the Hall; Breakfast is continental with genuine products of the House (regularly advertised); the characteristics of the narrow streets in the historic center provide small streets and no sidewalks; the property is the historic center just mt.900 (done objectively tried on map). Sorry, we will try to improve next time.

We were pleased that we had a sat nav to help us find this lovely b+b. it's located about 5 mins drive from the centre of Martina Franca. The owner recommended that we park the car at Piazza Crispi, when we went into town- which was free. Probably too far to walk and at times there were no pavements.
The breakfast was served in a lovely room, everywhere was so clean. We ate breakfast outside on both mornings, which was lovely.it consists of cereal, fruit, yoghurt, cake, bread and homemade jams-which were delicious.
Swimming pool is situated in a secluded garden, very peaceful and relaxing. There are also 2 hammocks to swing on!
We stayed in a split level room, 1 double bed on ground floor and 2 single beds upstairs- a spacious room, with a shower cubicle, toilet and sink in the bathroom.
We really enjoyed our stay there!
