Both Cottage and Suite offer luxurious king size beds with the best quality linen, duvets and bedding. They are truly self contained each with there own Entrance and decks so our guests have complete independence. Annies Cottage is available for long weekends, Holidays and short Term (up to three months) accommodation.‘Annies’ provides a cooked breakfast of your choice served to your room with your choice of tea, coffee, or espresso.

What a wonderful, unique country spot just out of Warkworth. We stayed two nights in the attached studio suite. Peter the host was amazing, took time out to talk with us, delivered the most tasty breakfasts ever.. There is plenty of space, decorated lovely and the bed was very comfortable. The bathroom was great and a nice hot shower. We did not need for anything as it was all there….. mini kitchen, fridge with milk, juice, grapes and even chocolates and biscuits… wow (sorry ate most of them as I am a sweet tooth), teas, coffees (many varieties ), dvds, books, dressing gowns, slippers….. and the list goes on. Love the covered in outside sitting area, Just a fabulous place to stay….. I give you 10/10 ….. the only thing is the bit of road noise but that will not stop us from staying again….. hoping something crops up so we can!!

Annie and Peter went beyond expectations to make our stay incredibly comfortable and unforgettable. The room is fantastic, great decor plus, you can find everything you need to have a very pleasant stay. Breakfast is delicious and served to your room. Garden/ country view is a very nice touch to the relaxing environment of the place. Place looks exactly like in the advertised photos.

We stayed for 2 nights in the cottage which we were upgraded to. It was cosy, clean, with a delightful outlook on to the pretty garden, with its own deck and outside sitting area. The bed was sooo comfortable with quality linen. I loved all the books around the place and the quirky decorations. Annie herself is an effervescent character and her husband an amazing cook. His breakfasts were some of the best we have ever had anywhere! We loved the attention to detail. Nothing was too much trouble. Fantastic hosts! We are recommending them to everyone and we will be back!
