Myself and my partner came here to celebrate our 4th anniversary as he was on a course at a nearby RAF base & couldn't be more than 100 miles away. I have never been to Norfolk before so didn't know what to expect but being from a city by the sea I was keen to be close to the coast. This place was an absolute gem of a find. Usually B&B facilities are shared with others and breakfast is all very generic but we had complete sole use of this converted barn which was wonderful. The hosts Sally and Chris live in the farmhouse nearby but do not disturb you unless you need them and there's actually a bell in the barn to contact them! They also left us a lovely anniversary card and some chocolates... it's all about the detail! The barn is so cute, the decor and everything just made it feel like I was in a little Heidi house! My partner is 6ft 5 and I'm 6ft so we did have to duck down to go through each door but this just added to the quirkiness and we got used to it eventually! The main bedroom is so pretty with all sorts of textiles and the little breakfast room has a spare single bed if needed. But the breakfast is the thing I need to mention. There's absolutely everything you need from fruit to croissants, to all sorts of cereals and an endless supply of bread and milk! There was also a choice of yoghurts and fruit juices and you just help yourself. We could never have gone hungry here! We visited the Vernon Arms in nearby Southrepps for a meal on our first night after being recommended this by Sally and it was fab, also only 25 mins walk along the country lane (Take a torch at night!) and Gunton Station is only a 10-15 min walk to get the train to Cromer or Norwich so even though you feel like you're cut off from the World you're really not! The area was so peaceful and we frequently sat outside in the lovely gazebo enjoying the birdsong and quiet. Honestly, I can't think of a bad thing to say about Forty Winks. If I lived closer I think I would want to stay here every weekend! Thanks Sally and Chris for your hospitality! We loved it and hope to come back one day soon. Naomi and James x

We stayed here on a very short trip to north Norfolk. The owners have created a wonderful B&B out of a derelict barn behind their house. It works really well with everything thought through. It would make a perfect place to use as a base for exploring the Norfolk coast

This was a very special find. Lovely location, wonderful hosts. We stayed for 4 nights but feel as though we have had a weeks holiday. Underfloor heating and great insulation kept us snug. Good shower room. Sally and Chris, our hosts laud out a Continental breakfast for us each day and all washing up taken away. Look it up it's worth it. Colin & Liz

Just had a wonderful stay at this lovely b&b. Very comfortable and cosy. Hosts very friendly and helpful. They have thought of everything with all the little touches. Lots of choice at breakfast. Wonderful location and hope to return soon.
