The location is excellent with it located in the very nice back bay area, and within short walking distance of the boston public gardens, Boston common, beacon hill and the restaurants and shops on newbury and boylton streets. This place may not be for everyone, but it was perfect in so many ways. Excellent location, nice old fashioned decor. Service ok. A bit of attitude or coolness. Continental breakfast only. No parking, which is very inconvenient. Zero help with bags. Air conditioner in the room worked well. Overall atmosphere a bit cramped.

This is a fine small hotel situated in the Back Bay Area, on the shady Commonwealth avenue, which I consider the loveliest street of downtown Boston. I wouldn't call it exactly a b&b. I cannot say enough good things about this wonderful place. It is beautiful, the staff is nice and you feel right at home. They have a nice breakfast each morning from 7:45-10am, and coffee, water, and fresh baked cookies throughout the day. It also couldn't be in a nicer location! It is really a gem. Great place to stay. Unlike most B&B's this has an elevator. Didn't get a chance to try breakfast due to early meetings. Rooms are clean and quiet. Shared a washroom and never has an issue with access or cleanliness.
