Kings' Land by Hilton Grand Vacations Hawaiian resort is a stunning resort on the Big Island of Hawaii in Waikoloa. Reminiscent of a lush, Hawaiian plantation and nestled among championship golf courses and the beauty and serenity of the Kohala Coast.
The pool and recreation area is set amongst lava rocks and picturesque waterfalls, guests can enjoy plunge pools, whirlpool spas, lounge chairs situated among shallow areas of the pool, four water slides winding through and along rock formations, a sand bottom kid's pool with interactive water features and a sports pool with volleyball and basketball.
The Kings' Bistro is our open-air dining facility and there's also a deli café and convenience store located just off the Kings' Bistro area.

Being from Maine, we’re 5,000 miles away and we could go anywhere in the Caribbean in less than half the time it takes to fly 15 hours to Hawaii. However, we really like Hawaii, and we really like Kingsland! I think we’ve spent 23 nights here between our three stays since 2019? Last time we were here, COVID erupted on the mainland during mid-trip and we thought we were going to get stuck in Hawaii. And that would’ve been perfectly OK! It’s a great place to be stuck!
I’ve left two other more comprehensive reviews before. One in 2019, and one in 2020. Found below.

Hawaii hotels are expensive, but this year the hotel rates in Hawaii were the most outrageous as I’ve ever seen them. But so be it, we were going to try to see the erupting volcano after activity started up again months back.
(The last two times we’ve come to the big island the volcanoes hadn’t been active. After 35 years of constant eruption it had abruptly quit just weeks before we first visited four years ago! It still inactive on the second trip a year later. Of course, with our luck the active volcano went inactive again before we arrived! That was the biggest disappointment of our trip! )
Booked this a couple months ahead of time, pre-paid nonrefundable for a 1 Bedroom Single King bed Condo style room of about 1,000 sq feet. Lots of space.
This property is about 20 minute drive north of the Kona airport. It’s a hugeHilton property with two different Hilton hotels and numerous other Hilton brand vacation club condo type places and Villas. There’s also a Marriott resort on property.
There are two shopping plazas with restaurants and shops. One higher end, The King’s Court, and one more budget friendly, known as Queens Court market. There’s also a large full service grocery store on property fully stocked with anything you need. Plenty of fresh fish and meat to choose from or whatever else you need at the grocery store. This is good because this hotel is probably 15 to 20 miles from any kind of real town with stores and restaurants and things. It’s just out in the old lava flows with nothing else around other than the resort property. Highly recommend renting a car if you’re going to stay here, otherwise expect shell out for expensive Uber rides or taxis as public transit is almost nonexistent. Parking is free.
We were warmly welcomed as always to the beautiful and peaceful grounds. Very quiet here and everything is so well manicured and beautiful! Guests here have full access to any of the other Hilton properties pools and amenities on the sprawling grounds. Free parking at the main Hilton Hotel parking lot if you want to go down there to the pool, the dolphin encounter, beach, dinning, etc.. (Even their guests have to pay) There’s also a shuttle bus that runs around the property every half hour that will take you around if you don’t have a car. It can be a long walk from one place to another. Like, a mile or two just to walk over to the market and back.
I think you might be able to rent golf carts here, too, because we saw lots of people driving them.
The suites are exceptionally clean, modern and comfortable! Each with walkout balcony. Full kitchen with full size fridge/freezer, oven, dishwasher, garbage disposal, amenities and fully stocked for any cooking you want to do. A washer and dryer. Also, each building has its own outside BBQ area with gas grills.
The buildings down the street further from the main club house have their own individual pool and hotubb, as well as the main one at the clubhouse. (That one has small water slides and even an adult only section if you hate sharing the pool with bratty kids screaming and splashing.) They usually have live acoustic music Thurs-Sun early evening at the patio bar by the main pool bar. There are free activities scheduled each week. Water aerobics, family movie night under the stars, Group ukulele lessons, etc.
Only had one small issue with our room and building
.The buildings closest to the main clubhouse are outside room access, motel style. (There are at least a half dozen different buildings here. (The buildings across street are hotel style where you actually go in an air conditioned little lobby to access the rooms in the three story building. )
The second time we came we booked the same room we had before and we got put in one of the buildings with the motel style room access. We really didn’t like it and went back to check-in desk minutes after getting to the room. They agreed to move us back across the road the next day. We liked it there,
Three years have gone by since our last stay. When I booked the room this time I had completely forgotten about the problem we had with room before. We arrived expecting to be in a room in one of the inside access buildings, like our last two trips, but they had put us in one of the outside motel access style rooms.
While we were checking-in, I inquired if we could get in one of the buildings we have been in in the past (23 or 24, but they told us they had already assigned our room in building 7) Only when we went to the room that we realized it was one of the exterior entryways style rooms! Then we remembered the time before,
The room seemed just a tad smaller in size in the kitchen/living room open area. It was still in great condition but the kitchen flooring was a bit scratched up under the table as well as the glass oven top burners. The last two times we stayed here there was virtually no sign on wear and tear. Perhaps this is just because a couple years has passed and there’s been a lot of use?
Regardless, the room was clean and comfortable but we really would’ve preferred to be in one of the other buildings across the road on the expansive area of golf course where we had been the last two times. Away from the main clubhouse and check-in building. Better view over there, too, Those rooms also had the weird Japanese electronic toilets that squirt your butt. I don’t like my butt getting squirted by water, but we didn’t have one of the fancy electric toilets in the room this year. We did have the nice large walk-in shower and a large soaking whirlpool tub, which we didn’t have the tub in the last two rooms. Just the large walk-in shower.
I think I probably should’ve gone back to the front desk and inquired I’d could’ve been moved across the road again the next day?
One other thing that was a minor thing so for us.,,, We punctured the sidewall of our rental car tire on a lava rock on a twisting road one day. We had a very small air leak, but managed to get back to the hotel. There’s a Shell gas station on resort property and we figured we’d use their air pump and get enough air in it to get it back to rental car center. With our luck the pump was out of service! There were no other gas stations for 15 miles.
No problem. I figured the next morning I’d just go to the front desk and they’d call maintenance/groundskeepinf or somebody t and they could bring us a pump so we could get enough air in the tire to get the car back to the rental car place at the airport. Tire had gone completely flat by the time we got up the next morning! With all their equipment and vehicles they have at the resort, surely they had a pump somewhere? However, the gentleman at the front desk said they couldn’t help me with that and I was on my own.
We had to spend four hours calling the rental car agency and waiting for them to send somebody to charge me $80 just to put a donut on. (I could’ve done that myself if I had known that’s all they were going do) Kind of wasted our morning dealing it. Not sure why they couldn’t summons somebody in maintenance to bring u a pump? I’d have put the air in myself. Just needed an air pump.
Overall, was another great stay,! Even though the only reason we came back to the big Island was to see the erupting volcano that had once again quit shortly before our arrival! Such a disappointment. Three trips and still haven’t seen flowing lava!
Highly recommend for. Opulent or families.



Building 7, first floor was great. Easy access to the resort amenities and pool. Shuttle stops in front of building 7 so that was helpful. Tip: buy the resorts drink cup ($10) on your first day. You have several drinks to choose from that are $10 with the cup versus $16 without the cup. Mai Tai's are the best choice!
There are good activities for adults like water aerobics and morning yoga which we took advantage of. Staff here is very helpful and informative. Shout out to Anna, Roysin and Donna, bartenders and Kao, the bell captain. Great people and very helpful.
Hapuna Beach is 8 minutes from the resort and is a beautiful white sand beach with bathrooms, showers and free parking. Make a trip to Waimea if you have a rental car. They have farmers markets on Saturday that are great. Hit a farmers market early in your stay to take advantage of fresh fruits. Kona has farmers markets two times a week.
Kona Brewery tour is a must as well as ziplining.
We will definitely be back!
To start, check-in is at 4pm. The Hilton app offered us an “upgrade” for $50 to check in that we could find out at check-in if we received. I messaged the resort the day of for clarification as to how we would know and they knew nothing about this upgrade and said we could check-in at any time and once our room was ready they would release it. So at 1:30pm we checked-in and were given an assignment to Building 11 and told they’d text when our room was ready. I inquired if there was any possibility of being in a closer building as we had our 2 kids and it’s a trek to the pool. I was told all the close buildings were entirely full for our stay and there was absolutely no way they could move us at all. Fast forward to 4pm, we hadn’t received a text so we asked. Housekeeping still hadn’t released the room and no time estimate. They offered a $25 food and beverage credit which was insulting as they charge $125 for late checkouts per their website. At 5pm we still didn’t have a room. The “moved some stuff around” and we magically had a room in Building 4, one the buildings I had originally asked to move to at 1:30. We also received a $125 food and beverage credit for our wait.
I didn’t stop to talk to the concierge upon arrival. I didn’t need the free bag and I have no intention of signing up for a Time Share. They did call me before my trip and during my trip which was a bit more aggressive than the past but were fine when I politely declined.
Overall our actual room was fine. The floors hadn’t been swept well when we arrived (visible dust and a broken crayon) but that isn’t the end of the world for us. We had to request a coffee maker as there wasn’t one in the room. There also wasn’t a cutting board or any type of cookie sheet. The only other issue we had with the room was the towels. Housekeeping came daily, which is appreciated, but they would always take the towels but not restock. If this had happened once I would say just an oversight but it was every day of a 7 day stay.
Now all that said, we had a great time overall. My kids loved the pools. We loved the bar and the deals on the drinks. Our room in building 4 was great. They told me at check-in at to call when we booked and request a specific building. I loved having a washer and dryer in our room. I packed some laundry pods from home and did a load of laundry every night which is helpful with 1 kids. We had breakfast in our room everyday which helped with cost and we could enjoy the sunrise from our lanai.
We will definitely stay here again, even with the hiccups, because it is a beautiful property and it is a great place to vacation.



On the first day, we discovered that the coffee machine was malfunctioning; it refused to dispense any coffee. Additionally, the main shower emitted a loud, high-pitched noise, and the outdoor shower lacked shampoo and conditioner, only providing two bottles of shower gel. Furthermore, the toilet in the master room had backed up.
Fortunately, maintenance and housekeeping responded promptly to address the toilet issue before we headed out for the day. Upon our return, we were pleased to find a new coffee maker and a cleaned trash can. However, our joy was short-lived as another toilet had backed up during our absence.
Despite being out on a tour for 12 hours, we didn't utilize any equipment until the following morning when we discovered that the dishwasher was leaking water, clearly malfunctioning.
Considering the reputation of the high-end resort and the steep hotel rates, such issues were unexpected and disappointing. Especially frustrating was the fact that our friends' room next door experienced no problems whatsoever. Additionally, we noticed discrepancies in our kitchen equipment compared to theirs. For instance, we lacked scissors but had extra knives, and we possessed utensil tongs while they did not. Moreover, we initially had one kitchen towel, which mysteriously disappeared after the second day housing cleaning. And one of the fry pan is all scratched and deformed which not be able to use on the electric stove top.
Despite these challenges, the rest of our experience was positive; the staff were friendly, and the resort was conveniently located. Will be come back and stay in the same hotel again? hum..... I will think about it.






The property is well kept and has both a clubhouse and several small pools in addition to the largest saltwater pool on the island. Beach pool and slides for the kids. If you are a golfer you will enjoy the Waikoloa Golf course - 3 nines!
Nice breakfast buffet by the pool but other food options are also available in the King’s Shops and Queens Marketplace. Fosters Kitchen has tasty food and wander down to Original Big Island Shave Ice Company for dessert (OBISIC).You also have access to the HUGE Hilton Waikoloa Hotel and Ocean Towers where there are other eating options.
This is a much nicer option than the Ocean Towers. Lots of beaches close by.
Great vacation…somehow 10 days went by too quickly. The day before you leave will be the saddest day of your trip.

We are very demanding and experienced world travelers and have stayed in many of the world’s best hotels. The Hilton Kings Land suites may not be the fanciest in the world (but very lovely), but they are by far the best value we have ever experienced anywhere.
We could not recommend more highly.
