Even though this was not a name-brand hotel, the reviews were good and the price was extremely good so we gave it a try and were not a bit disappointed! As a matter of fact, we stayed one more night than originally planned. The room was spacious and clean. The bedding was a high quality - so soft and luxurious. The staff were accommodating and friendly. The free internet worked well. Even though the place sits on a busy highway, the noise was minimal during the day and got very quiet after 11pm.

We made reservations based on the reviews. The rooms are very nice. The front desk clerk was very nice. We couldn't stay due to my allergies. She let us check 3 of the rooms to see one would be ok. She quickly issued a refund and wished us well. We would have been glad to stay if we could. It is a little far for the places we were visiting.

OK, so this is no Hilton, Hyatt or Marriott. This hotel does, however, rate as good or better than many of the moderate chain hotels at a more gentle price. This hotel is clean and the furnishings appear to be brand new. The faucets shine and look like they've never been used at all. The tub, toilet and sink are immaculate. There are dispensers in the tub/shower for shampoo and liquid soap, each of them full. The hand towels and wash cloths are folded decoratively into a fan -- all of them! The bed in the room I was provided is extra firm; the pillows are small but there are plenty of them provided. There are several servings of coffee provided with the coffee maker in the room. The free internet service is lightning fast.

This property does not rate five full stars due to the following:
1. No carpeting (hardwood floors do have a certain appeal though)
2. Linens (both bed and bath) are mismatched and have a few holes.
3. The way the beds are made is very awkward... They are short-sheeted (remember camp as a kid?) toward the foot of the bed. This results in the bedspread having to be completely removed from the bed to pull the sheet and blanket up.

The lack of some sort of breakfast availability is a downer, but can't be expected at such a diminutive pricetag. This is a quality hotel and a bargain price; you get far more than what you pay for. I felt like I opened a present when I stumbled upon this property.

Driving 1200+ miles in two days wore us out so all we were looking for was a decent room at a good price ~ seems Tyler has hotels at both ends of the spectrum with some high end and some awful, according to the reviews but lucky us, we came across this motel (almost by accident!) and we found much more than expected. Lobby was very nice & we were impressed by the quality of the pictures being sent via surveillance cameras to the screens on the monitor behind the front desk. Gives a real feeling of security :-) Samantha at the front desk was sweet & let us see our room first & wow, what a nice surprise! Room was gorgeous, fresh & modern. Smiled at the towels folded origami style into two swans, their necks forming a heart :-) Fridge/micro, flat screen TV with lots of channels and free wifi with enough signal to check weather along the remainder of our trip. Didn't have an alarm clock in the room which was odd, but there were plenty of outlets which made it so easy to plug in charger, laptops etc. Overall a great room at a great price and we would DEFINITELY stay here again!

I was pleasantly surprised when we decided to book a reservation with this hotel. The room was very clean with modern decor. We were very comfortable and the amenities were more than adequate. What a special treasure. God bless this establishment with their obvious commitment to excellence. 12 Oaks exceeded our expectations.

It would have been a nice place to stay had it not been for the car/truck with their Loud muffler making multiple trips in and out of the parking lot ALL NIGHT LONG...Drugs??? I don't know but we felt Very Uneasy.

The room seemed clean at first, but the nice looking brown vinyl planking floor was filthy, There was water on the floor so I took a washcloth to clean it up, the washcloth came up black.. the whole floor was filthy. Because of it's dark color of the floor you couldn't tell. Also it was apparently a non-smoking room but as there were no luggage stands I had to put my suitcase on the bed near the heater, after the air from the heater had blown on it for a bit, my cloths and suitcase reeked of whatever they use to cover up the smoke smells. I also found the beds to be fairly uncomfortable.. the bathtub drain was clogged and when you took a shower water filled up the tub fairly deep so you had to wash off your feet when you got out of the tub to get the soap scum off.. outside of that the room was pretty nice

We had a large group that stayed here and the owners went above and beyond to make us feel welcome and assist us with our needs. The rooms are a big step above what you would expect at this price point. We will definitely be back!

Just needed one Sat. night stay to attend a local event. Staff was very courteous, checked in early. Were chaperoning a teen all nighter at another location so was in and out of the room at 3:00 AM and all was very quiet. Slept in unil close to check out time with no disturbances. Very clean room. last remodel was done very well. Liked the wood-like floor and unexpected fridge and microwave. No clock/radio/alarm in room, but I seldom use those anyway. Would definetly stay here again.

I stayed two nights at the 12 Oaks Hotel in October 2013. I was in Tyler alone to run in the Tyler Rose Marathon and needed an inexpensive, comfortable place to stay. I chose this hotel after reading user reviews. This hotel is a great value for someone not looking for lots of luxury and amenities. It's an older motel/hotel but has a recent renovation and is very attractive with nice landscaping. The buildings form a ring with free, safe parking on the interior of the grounds. There is a very small pool and the lobby is small (but nicely decorated). There is no restaurant, no bar, no continental breakfast. There was a microwave, mini-fridge and coffee maker in the room but no alarm clock, no artwork, no ballpoint pen and no pad of paper. Free Wi-Fi in the room as well as in public areas, nice flat screen TV, very comfortable bed (but lumpy pillows) and good water pressure. Neat little charging station with outlets on the nightstand for charging your phone, iPad, Nook, Kindle, etc. The room was clean and comfortable. The pictures I have seen are very accurate representations of the room. I see people commenting on the "hardwood floors" but they are not hardwood. They are linoleum flooring that look very much like hardwood and even have some texture to them. They look great and undoubtedly are cleaner than carpet. I had problems connecting to the Wi-Fi and the staff was very helpful and responsive in assisting me. Easy access location on the Loop close to the Caldwell Zoo, the Tyler Rose Garden, convenience stores, Wal-Mart, Denny's and lots of fast food.
