I've stayed here before because of the low price and close proximity to where my daughter was living while attending Texas Tech. I've just returned after staying there and am greatly disappointed, to say the least. It was ok. The thing not ok is the couple checking in ahead of me paid $15 less than I did. That burnt a bit. The desk clerk would not give me the same rate. This second part of the trip is much better now.

We have always enjoyed staying at the Guesthouse however, we are beginning to notice a decline in the upkeep of the rooms, especially the bathrooms. I paid 300. To stay two nights here. The staff called me to get a credit card if I was not arriving by 6pm, that should have been my first clue. Overton is worth the price. Brief list of issues. “Very disgusting. We were given our rooms on the 3rd floor. The bedding had stains that looked like urine and never washed. Blood stains were also on the sheets. Long hairs were all over the inside of the bedding and sheets. We were given new rooms after what we found and come to find out the new rooms we just as bad if not worse. The front desk advised us that the 3rd floor was never used to book people in and still needed to be renovated. Not sure why we were given the rooms but warning if you decide to stay check the rooms before you purchase!!!!!!!! Also they have no replacement bedding and lights also do not work.”
