Burgess must have been absolutely the best when first built. The unit block is older but well maintained, particularly the grounds, pool, spa, sauna, tennis court, bbq area etc. The location of the apartments is excellent with only a short walk to the beach and the ocean baths and there is a good pub and a couple of cafes and restaurants in the local precinct.
We stayed in a 3 bed 2 bath unit on the 6th floor and it was spacious, well appointed and nicely furnished with great views. From the balcony and two bedrooms we could see the ocean and watch the ships and we also had views to Mt Coolum from two of the bedrooms.
There is minor wear and tear in the apartment but nothing off putting at all. The kitchen was very well equipped with crockery, cutlery, pots and pans and the usual appliances - plus a slow cooker and an electric grill. The unit had a washing machine, dryer, iron and small clothes airer. The garage under the building is secure and the car space was generous and easy to park in..
We were aware when booking that there was no air conditioning however the apartment has ceiling fans in each bedroom, as well as the living area and dining room. It also has plenty of windows providing excellent ventilation and air flow keeping the rooms cool. This leads me to the first negative point which is that there are no security measures on the large windows which have low sills. I would have been a little worried if young children were with us.
The other negative issue was the Sanyo television and the truly awful way the channels are set up, making it very confusing when using the remote control. As there is no Foxtel provided at the accommodation, it would have been good to have a smart TV in the unit so we could watch Netflix, Stan etc. Apologies if the TV was in fact a smart TV however there was no mention in the unit’s compendium about accessing streaming services, simply a warning not to retune the TV.
Barry is the onsite manager and he was very welcoming and pleasant to deal with. All in all, we had an enjoyable stay - I actually would rate it above average, but not quite very good, so would say 3 ½ stars.

While staying at Burgess apartments for along weekend, we had the best time . The apartments were large very clean have expansive views and have the best outdoor areas. Large heated pool tennis court , spa , sauna and then we relaxed by the bbq area .
What am amazing place to stay .
It’s only 5 min walk to the park and kings beach across the road.
Will certainly be back there again .

The appartment was a good size, clean and neat.
Our late arrival was well managed.
The bed sheets, bath towels are spotless.
A part from early morning noises from crows and next door pressure cleaning, everything else was fine and relaxing.
I would recommend it for families with kids.

We stayed in Room 73 on the 7th floor of Burgess @ Kings Beach Apartments on my daughter’s birthday.

If you are expecting to see the same impressive standard of apartment as appears on their website and their marketing, then you will be SORELY DISAPPOINTED, as it is evident that those photos were taken a very long time ago. The apartments and furnishings are quite dated and somewhat unclean and unkept. The floors and counter tops were dirty/dusty, with dead insects on the counters.
As per the attached photos the carpets were disgustingly dirty and stained… As per the attached photo, the beddings were not clean and was stained to the extent that my child refused to use the bed in disgust and slept on the sofa. The manager was shown this where he indicated disgust.

There is no air conditioning. Yes, it may not be mentioned that the apartments have air conditioners, but like running water and electricity it is taken for granted that in Queensland, air conditioners are a standard necessity especially during summer months.

It was windy during the duration of our stay and the sliding doors and windows constantly rattled extensively and the loud noise was quite unnerving.

The ocean view would have been awesome if the windows were clean enough to see outside! The windows were so dirty that the view seemed like looking through frosted glass. Refer to photos as reference.

The grounds were clean and presentable. Unfortunately, the jacuzzi/spa bath was not operational. Use of the sauna is strictly limited to office hours only. As we arrived late on Friday afternoon it was locked and unfortunately the same restriction for use of the facilities from lunch on Saturday. The sauna was locked, and the manager refused to give us access to the key as it was out of office hours (till 12 pm). Only upon extreme begging and rationalizing did he reluctantly concede and indicated that he was doing us a huge favor by allow us use of the sauna.

A 9:30am check out time, is the earliest check out time I have ever encountered. This is way too early especially considering that you have to move a family with luggage out without breakfast early Sunday morning. One has to clean the apartment and then move your vehicle out of a locked cramped car park then come around and the check out in time. We requested a later checkout, the manager ardently refused to extend any further than an hour. Holistically, 10:30am was still an unreasonable time.

Chris, the receptionist, sounded quite pleasant and helpful but she was not there over the weekend.

Holistically, this accommodation cost is way overpriced for what you get. The only nice thing about the accommodation is that the view is lovely. Otherwise not great value at all.

I have tried to give a realistic review. I have attached photos to substantiate my review.

One critical advice… when you drive out of the steepish driveway, be careful as you enter the road, as the rear of your vehicle may slam onto the landing as you enter the road, even with an elevated vehicle like mine.

Apartments and reviews, thought this was a great place to stay. Photos on the website confirmed that this would be a perfect spot to stay. Very disappointed with our unit, still had lovely views but this unit was nothing like those on the website. Our 2 bedroom unit was old and old fashion, worn furniture which had holes in the upholstery, stained carpet, kitchen needed a good clean, cupboards were dirty inside and the kettle was disgusting. This unit should not be available until it’s been given a thorough clean and upgrade. AVOID UNIT 62
The management were really unhelpful

No air con, old facilities. Mould on blinds, no screens on windows massive safety issue. Cockroaches in every room including in dishwasher and sticky surfaces in kitchen. General cleanliness low. Only good thing was watching the ships. 😢

Stayed 4 nights at Burgess with my partner and two kids and had a great time. Very spacious units, 3 bedrooms, clean and tidy. There was a pool, spa, sauna, tennis court and BBQ area. We didn't use these, however saw some other families using them. Close to the beach and parks. Not too far from the main street and restaurants. Would stay here again.

We loved unit 51 - spacious with sea views from every room and huge mirrors.
The spa pool was warm and relaxing on a chilly day - the tennis court a bonus. Great play grounds and cafes. The reception couple were very pleasant and helpful.

Booked online, good ratings? Stayed for 2 nights in a 2 bedroom apartment on the ninth floor. Great views and that was all. The bath/shower stunk of urine and the drain in the toilet had the worst smell wafting out. No heating, except for a small oil heater in the living room.

Great Location, we parked the car and had no need to drive again until we had to go home. Burgess has spacious rooms that were very clean. The views were amazing. We loved tracking the ships that sailed past every day. The only observation I can offer is our room did not have foxtel. For a sport loving family (NRL) we found this a minor issue, but still did not dampen our holiday. Thanks Burgess Apartments we will be back.

Thanks for the comments. Sounds like you thoroughly enjoyed your stay. We recently turned off Foxtel in favour of offering unlimited WiFi. Guest can now bring their streaming devices and their content (eg. Netflix, Stan, Kayo, etc) and watch what they want.
