Room and motel is a bit dated but, as stated was ok for an overnighter.
Beach is 2 minutes away and beautiful and a 15 minute walk gets you to some food stops and a pub!
The noise from the main road is the issue however - souped up cars up and down the road till midnight ensures no early sleep for an early start!
Staff very nice and helpful - definitely ok for a short stopover!!
The owners were warm and friendly but if you truly want to enjoy the beauty of the Mornington peninsular there seems to be many other places.



Negatives: Parking was minimal, bed sheets were awful (very harsh sheets - definitely needs upgrading), horrible water temperatures in shower, situated on the main road - so you get traffic noise up until midnight, horrible location for internet (couldn't get coverage - No Wifi). Although there is a microwave - they give you x2 knifes, and a teaspoon. No forks or bowls to eat in.
Steep price for >$350 for 1 night, but considering this was the holidays on New Years day.. would consider this a decent price.
The host, Marissa, was very welcoming and was happy to share jer local knowledge with us.
We both really had a very pleasant stay at Rosebud.
We would thoroughly recommend this property.

Staff are great , pool seems like someone's back yard. BUT, the beach is across the road !
Pros - clean enough, bed ok, big shower with good pressure
Cons - traffic noise (especially in the morning), smelled musty, crack in shower floor, on the outskirts of Rosebud, rooms outdated
Firstly, the Bayview is actually in West Rosebud, right on the border of Tootgarook, so don't think that you are right in town here. I imagined a short stroll to the shops after reading the other reviews, but it was a 4km walk on a busy road in a not-so-nice area. We ended up driving.
Our room was outdated and the shower floor had a crack in it. The room smelled musty everytime we returned and all-in-all the whole place could do with a makeover.
We chose a room that was described as a "Balcony Bayview Long Stay" as it was for 3 nights. The room was on the corner so our bayview was limited and obstructed by trees anyway. The road was so busy that it was not pleasant to sit on the balcony (and too noisy to leave the door open for long!).
The room had windows from floor to ceiling with long vertical blinds that let the light in easily in the morning, and the light from the motel sign shone through at night! Also, the traffic woke us up in the morning as the motel is situated at an intersection, hence cars and trucks stopping, changing gears etc.
To top it off, there was a group of boys on what appeared to be an end of season footy trip staying for two of the three nights we were there. The first night we were woken on several occasions to the noise of them banging on doors to get the people inside to let them in, as well as swearing loudly. The next day they took over most of the car park to spend the afternoon drinking and continued to swear loudly/excessively and play loud music. It was surprising and disappointing that the manager let this behaviour continue for a good 24 hours, disregarding the comfort of the other motel guests.
So after expecting a clean, central, budget motel we were disappointed with what we found. As stated above, we wished we had have paid an extra $20/night to stay at the other place we had researched (Moody's Motel FYI), which looked very nice as we drove past it!
We booked this Motel due to its proximity to Peninsula Hot Springs, and in that aspect it was great too.
The negatives, ground floor room very noisy due to traffic, had to pay if you wanted wifi, and the coffee provided was International Roast ( probably the cheapest most revolting coffee you can get).
My other problem was to do with admin side of things, when you book you are asked for an approximate arrival time which is fine and I gave them one, the day before we were due, an email asking for approximate arrival time, the day of our arrival a phone call asking the same question plus another email. This got to be a bit annoying, so when we arrived and checked in I thought that will be it now, we checked in and went to the Hot Springs, on our return to the motel there was a missed call, you guessed it " what time will you be arriving" I didn't respond, as we had arrived all ready, checked in, had our room....the following morning yet another email but this time saying we would lose our booking if we didn't confirm....something clearly wrong with their computer set up. Hence only three stars.
