We have visited with two teenagers.
Overall extremely friendly and pleasant experience with booking, we booked through the hotel’s own website.
Got an upgrade for the room.
The bed was great, large, neat - good sleep.
Heating / cooling in the room was a bonus we loved on a chilly summer night.
Bathroom a bit dated and some hairs stuck on the shower drain.
The windows and the outside terrace was with cobwebs.
Kitchenette spotless though.
We expected some issues with the cleaning based on the reviews here - so it wasn’t unexpected and all ok.
The swimming pool is a bonus, nice, warm and great bath towels available there.
Reception very friendly, I would return.

A hotel with big rooms, comfy bed, good working desk, wifi is a bit slow, depending on the moment, it is very slow. Ironing board and iron available. Amenities like instant coffee & tea are available however the kettle interior is rusty. There is minibar but no water as a complement. Bathroom is big size, a jacuzzi type is available. The breakfast is simple, cereals and yoghurt, toasts and jam, fruit plate and mini quiches, waffle, ham and cheese. Option of juices and coffee.

The ground of the complex were immaculate. Staff very friendly, helpful and attentive. Fully appointed on site amenities which include pool and gym. There is a bar and restaurant attached to the complex which is convenient if you don't wish to travel into the town centre to eat. Happy hour 5:00-6:00 pm.The room we had clean and well maintained. Large TV with free movies. Sound insulation in walls and ceiling very good, weren't bothered by other guest in adjacent rooms Great place to stay.

My partner and I were due to stay here after a visit down the Peninsula. Booked via hotels.com for a room at cost $360, which I felt pricey, but given it was December felt had little choice. Arrived at the accomodation to find it really was motel style, and not the resort style I thought we would get for $360.

Room was dark and smelled mouldy. Immediately went back to reception and asked if we could have a refund as didnt want to stay in this level of accomodation for a special night for my partner and I. Advised by reception no managers on and they would note my dislike and advise management so a refund could be processed

In meantime I could request a refund through hotels.com. In spite of not staying, Brooklands refused to refund my $360 advising it was a non refundable booking. Even though the property I felt not as described and certainly not worth the money being charged. It's not like we didnt try to stay there!

Seriously I would not pay $360 for a motel style accomodation. Ended up paying for a different hotel a cheaper amount and better room! Would not reccomend this hotel. Hotels.com ended up giving me a $100 goodwill voucher given Brookland behaved the way they were.

There are better options, far cheaper. Overpriced in my opinion, and unfair refund policies. Would never go back here.

Tired and dirty
I was booked for 2 nights but stayed only one .
I slept in my clothes for fear of touching the sheets.
Broken light switches, filthy bathroom, used shower cap on the window sill in the bathroom, dirty bathroom sink, full cigarette sand container outside the door.
Broken and crooked lamps, dirty carpet, a friendly cockroach, the list goes on.
See the photos.

Specific to unit 28. More motel like. Stained bed sheets and heaps hairs/pubic hairs on bathroom floor. Toilet leaked water from behind after two flushes. Very old fashioned decor and pealing fake leather chair may as well not be present. Only complained about the toilet which was investigated immediately and I was offered the opportunity to move to another unit which I declined only due to current state of Covid 19 -didn’t want to add additional burden to the business. On the plus side the bed was comfortable and the customer service was very good.

Very disappointed we could not use the pool and gym during our stay. The lights were off and a large sign on the door said closed due to covid regulations ( not relevant, as it could have been open at this time) No reception staff on duty to ask about this. Extremely frustrated with the response from the hotel after our stay. They insisted it was open even though the door was locked, all the lights were off and there was a large notice on the door saying closed! We were made to feel like liars! No genuine apology was forthcoming and emails were ignored.

I booked 2 different room types. A standard room for $171 and 1 standard king with single for $204. When we checked in we were given an upgrade to 2 king/single rooms.

Pros
Lovely big rooms with a nice outlook and great courtyard...shame the weather wasn't better so we could enjoy this facility.
Very clean.
Comfy beds.
My sons used the gym and pool and said they were great.
Very quiet, we slept well.

Cons
Expensive... but there are so few options in Mornington that they have you over a barrel price wise.

Highly recommended

Stayed for one night in a family room with x1 queen and x2 single beds. Well appointed and spacious room. Plenty of space for the whole family, two adults and two older kids. Lovely outside patio area at the rear of the room overlooking nature reserve.
Arrived late and made use of the key safe. Walking distance to main street and beach.

Our door was left unlocked and ajar by the cleaners for the whole day. It was handles VERY poorly by the reception. This was very concerning. But apart from a ‘sorry about that’ in a rather curt tone… nothing else was said or done or followed up upon. The couple of short interactions had with reception were bordering on rude.

Apart from that, the facilities and room are basic but fine.
