This is a beautifully restored period home with two bedrooms and two bathrooms, each with a double shower, double basis, bath, and each with an open fireplace. A well fitted out kitchen with everything you could need for self-catering supplied, but it is a short five minute walk back into the heart of Beechworth to nearby restaurants, cafes and everything to see and do in Beechworth. Lisa is helpful, instructions and clear, and the property is warm and cozy in winter. It is off the main road, so quiet at night.

Lovely house to stay in Beechworth. The owners seem to have remembered everything you could possibly need for a few night stay.
No expense has been spared in renovating the house.
Location is very handy just one block to the Tourist Info Office.

We spent two nights at the Belmont in Beechworth. An absolutely beautiful and quaint property just one street away from the town centre. Fully equipped with everything you could need. You can really tell that such care and thought has been put into making this place cosy and comfortable.
The town was full of places to eat, drink, live music, good coffee, beer and wine!
Will definitely be back!

Belmont is a lovely restored home and is a perfect place for a luxurious stay. The host has thought of everything that you need for a wonderful stay.
Having a lovely hot bath in front of an open fire was very relaxing.
Belmont is within walking distant of the town.
It was wonderful to have access to the bikes and we enjoyed our ride around the town and gardens.
We were sorry to leave and will definitely return.

For a birthday treat we spent the weekend at Belmont and used it as our base to wine and dine our way through Beechworth. Belmont was the perfect spot to rest and recover after a great pub meal at Tanswells Hotel, pizza and some craft beers at Bridge Road Brewers, and the highlight of the weekend - the degustation dinner at Provenance Restaurant. The comfy bed and big bath at Belmont felt like the perfect luxury space to recharge, ready for another meal. Thank you for a great stay!

This is a renovated period home that feels cosy and modern. Great kitchen and bathroom, lots of thoughtful extras, and very easy walking distance to the main shopping and eating strip. Beechworth is a great place to stay for several days.

Their website says “Bookings of 2 nights or more will include a breakfast hamper for the first morning” but what it fails to mention here, in the terms and conditions or in the confirmation email is that it’s forfeited with ‘hot deals’.
I raised the issue of the missing breakfast hamper via an email after my phone call wasn’t returned, and asked the owner to point me to or send me a screenshot of the above disclaimer. In two different emails I explained to the owner that I had done a dummy run through of the booking process (to the point of making a payment) and each time could not see anything about hot deals not including breakfast. In each of her replies the owner ignored this. I repeatedly requested a screen shot before one was actually provided at which point it was clear to me, even if it wasn’t to the owner, that the disclaimer only displays on the desktop version of their booking engine and not the mobile version. Long story short, if you book via your computer you’ll see it. If you book via you’re phone or smart device you won’t. Simple mistake to make I agree but is a mistake a mistake if no one acknowledges?
While I originally thought this was a simple oversight, an argumentative excuse-filled telephone call and twelve ping-pong emails later I’m sorry to report its not. This is most definitely intentional. I genuinely didn’t and still don’t care about the breakfast (told the owner this) but deception and intentionally misinforming your guests however I do care about. Being a smug smarty pants also grinds my gears.
If you’re an ethical consumer and pride yourself on not supporting businesses that make their money deceiving people just like you then you should definitely take your money elsewhere.
If you don’t care about ethics and just want a nice weekend away then ask yourself what else might this business stoop to, to turn a buck? Do you really want to waste your time reading fine print in confirmation emails in case they tried to sneak in new terms or conditions? Can you honestly be bothered checking and monitoring your bank statements to ensure they didn’t sneak in an extra charge during the booking process or after you left the property? Did you honestly plan this thing and do all this research only to risk it on a business with feedback like this?
Seriously, get yourself some of that genuine feel-good Beechworth hospitality elsewhere. There are plenty of other property options in Beechworth that are more romantic, unique, and quintessentially high country, that deserve your dollar.
If when you read this they’ve rectified the problem, then my job is done. If they haven’t and you still want to stay here then be a clever pants too - book it via your smart phone, show them this review, and demand your breakfast hamper. May a thousand breakfast hampers be on their heads.
Other things worth noting:
- With 90% of vacancies over the next 6 months flagged as ‘hot deal’ this offer is as good as including breakfast on days that end in ‘Z’.
- A 3pm check-in is exceptionally late for any property least of all a two bedroom house – that’s 4 hours to clean and prepare the property for the next guest. With the rates you’re paying (and let’s face it, it’s one of the dearest places in Beechworth) they should probably hire two cleaners and give you the access you’re paying for.
- Four slices of bread, a small tub of yoghurt, a bag of muesli and pre-cut fresh fruit costs less than $20 – not much compared to the $550+ (or in my case $600) you’re handing over for a minimum two night stay.

Thankyou for your review As I mentioned to you when I responded to 10 of your emails (I did not respond to your last 2 as I believed we were going around in circles. So once again after considering your 12 emails, your voicemail and our phone conversation and now this review, I believe I was nothing but transparent and honest with you and am not sure what else I can do to please you. You made your booking online on the 24th May 2018 with a check in of 22nd June 2018, not only does the little orange dot on your mobile device signify your booking is a HOT DEAL but you also received a confirmation email within minutes of confirming your booking, this email confirms what you have just purchased and what is included / excluded. Your email stated "Hot Deal - Breakfast provisions NOT included" so I would have thought that if you did not understand what "Hot Deal - Breakfast provisions NOT included" meant that you then had 29 days to make contact with myself and I could have explained to you that you purchased a "Hot Deal - and Breakfast provisions ARE NOT included" as I mentioned to you it saddened me to think that of your 48 hours in Beechworth you spent your whole day worrying about the breakfast that you did not purchase. Thank you for pointing out that our check in is 3pm, we also have check out of 11am to allow guests to take their time getting ready to depart, as you noted we do allow 4 hours to clean and that is the reason we receive so many positive comments about the presentation and cleanliness of Belmont. I agree, I think it best that when you return to Beechworth that you seek alternate accommodation, I'll pop your name on my blacklist "yes you are the one and only person on that list" oh and I've heard about people advising that a free night would prevent a bad review, I just didn't believe that such people really existed!! Good location, quiet, safe, clean... OK but grossly over priced at over $600- per night. If 5 TV's are your thing, then this is heaven! No atmosphere at night as there are no dimmers on any lights and there are no lamps in the lounge room. No fly screens on the windows so forced to use the A/C, luckly it worked. No wardrobes only a couple of hooks. Four coat hangers for 4 people!. The lounge area does not function, as 4 people cannot sit together and the furniture is NOT to be moved! *Read the fine print: All plates, cups etc are to be washed and all put away otherwise you will be billed! (no leaving the washed items in the dishwasher when you leave). Any furniture moved...same deal. Nice white towels but if they are dirtied you are also billed!! Breakfast supplies were only for a hot cooked breakfast....OK, but for the price it would have been great to have continental breakfast supplies with granola, jam, fruit etc as well. A small bunch of flowers/leaves would have been lovely...
All internet contact/bookings was very clinical..... It lacked the human touch.Was very controlling. Overall the stay was like living in a photo shoot and paying the price!

Hello and thank you very much for your review. This is Belmont's very first negative review, I am sorry to hear that your Belmont experience was not all that you had hoped it would be. Thank you for you suggestions regarding dimmers and lamps, I will look into that. As the cottage was built in the late 1800's and the windows are all actually the original windows we made the decision not to detract from the beauty of the original timbers with modern fly screens, the property is sprayed annually with an environmentally friendly surface spray to minimise flys, I am so glad that you were able to utilise the fully functioning A/C. Again as the cottage is governed by a Heritage overlay we were unable to extend to enable full size robes, having said that as majority of our guests are short stay visitors we are told that the hanging space and the chest of drawers in each room is in most cases more than adequate, I am sorry if we did not satisfy your needs. We do supply quality linen and towels with the expectation that they will be used, I believe that there may have been a communication breakdown here as linen and towels are part of the price and are expected to be used, we launder and replace at the end of guests stay. As we are a luxury self catering accommodation, we supply breakfast provisions for the first morning as a courtesy to guests who may not have had time to visit the local supermarket, we are not a Bed and Breakfast as such. As per most accommodation house rules we do ask that our cottage is left neat and tidy, having said that we are always happy for our departing guests to simply set dishwasher to "on" as they depart, I do apologise if that was read differently. Again as a luxury accommodation house our rack rates are as suggested by the governing tourism body and we believe them to be fair and reasonable, rack rate is $320 per couple with breakfast provisions included although we often have special deals on our website. The feedback we have had is that guests who choose self catering accommodation are generally also looking for privacy, having said that my phone number and my housekeepers phone number is on your booking confirmation, the website and my mobile phone voicemail should anyone feel the need or prefer to make their booking with me directly over the phone. Once again, thank you for your feedback and I do hope that you will return to Beechworth again and take advantage of some of the amazing / award winning Bed and Breakfast properties we have here in beautiful Beechworth. How lucky were we last weekend.. We were travelling through Beechworth from Melbourne and called into the tourist information centre to ask about any LUXURY accommodation in town that could house us and our little dog Holly for a couple of nights whilst we checked out the town. They recommended "Belmont at Beechworth" as a brand new place in town to stay that was animal friendly and self contained.
We were fortunate enough to get a bed for two nights.
WOW....Can I pass onto anyone who is even THINKING about a weekend away this is the place to go.
Animal friendly, comfy beds, beautiful bath with free flowing hot water that even has a fire in the bathroom. We also enjoyed the bike ride in town. We had Holly minded for a couple of hours by arrangement of the owner whilst we enjoyed a romantic dinner with my partner at a quaint little restaurant in town that was divine. I think it was called the OX and HOUND. We even enjoyed a two minute walk home... no taxi required for us!!
To the owners thank you for a beautiful stay, and to other travellers I highly recommend it.
We will be back I promise.
