Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

I have mixed reviews from my stay here but overall it was perfectly adequate.

First of all I found it to be a great size. The bathroom was fine for what we needed and we all liked the shower head and and despite four of us showering the hot water never ran out.

We had a ground floor room facing the carpark which we didn’t initially mind as it’s easier to unload and load the car and we don’t need to worry about the kids on the stairs. One downside is that there is limited privacy if you choose to leave the blinds open with people walking passed all day. Another downside we discovered was around midnight on our last night I awoke to two people loudly talking. I assumed that they were in the room above or beside us. After 30 minutes I got up and peeked out my blind to find they were indeed sitting on what was supposed to be our patio furniture having a great old time. Eventually I turned our lights on and this seemed to scare them off. Seemed really strange.

I would have liked a few more tea towels as I find the dishes still needed a rinse and wipe after going through the dishwasher.

We loved the location being a golf family and my children and husband enjoyed playing. The children loved the pool despite not being heated and the tennis court. The walk to 13th beach wasn’t that far and was also nice.

Located within the 13th Beach Golf complex, the rooms here are serviced apartments. Firstly don't come expecting a Gold Coast style resort or you'll be disappointed. This is a country area not a city. One and two bedroom apartments are available but all apartments only have one bathroom which wouldn't be ideal if you are a large group.

We found the rooms comfortable and spacious. The dining table came in handy when we just wanted to take back some fish and chips to our room and have an early night. Side note: Recommend Barwon Heads Fish & Chips!

Due to Covid-19 measures all amenities are delivered to your room. No complaints at all. There is a simple restaurant at the hotel but it is not open all the time and we didn't dine there. The 13th Beach Clubhouse (located a short 3 minute walk away) offers breakfast, lunch and even dinner on some nights. We ate breakfast here and it was a hearty start to the day. Otherwise, Barwon Heads is only 5 minutes by car with enough options. The hotel has a small gym and pool. Golfers will be happy with 36 holes right on your doorstep and both courses are high quality.

Would we stay here again? Yes.

We were looking for somewhere to stay.

Popped into resort, for a look see. There were some north facing sun filled rooms that took our attention. They did however face the car park. However the 'rear' rooms, whilst facing over parkland and sand dunes beyond, lacked natural sunlight, and had large external balconies that further shaded rooms.

Went into reception , and a lady walked out of a side door and stood in front of me. I explained we were seeking information on the north facing rooms, and the property in general

Was promptly told in a terse manner that 'we couldn't just do that'. I commented that I just had a couple of questions and was told in a similar tone that I 'shouldn't be in there'. She then said something about needing a 'permit' or something similar to come on site.

Decided that this was not the hospitality we were looking for, and did not continue the discussion any further.

We did reach out to the resort in writing on our experience, but they have not bothered to reply

Otherwise, from the little we saw, grounds were tidy and well kept, pool looked clean from a distance, and there was plenty of greenery around.

Not sure why this is referred to as a ‘resort’, it’s definitely nothing more than a nice holiday apartment building.
Breakfast isn’t worth it. $15 for a cold breakfast or $25 for hot breakfast with drinks an extra $4 each. Paying $300 a night, it should be included. Hot breakfast isn’t a buffet either, it’s the same plate of cooked items for everyone.
The resort was advertised as certain activities included, nothing noted about additional charges. When we rang to book, we were advised these activities are not included, and can’t be booked through the venue.
The photos online look amazing - a little misleading to what you’ll find upon arrival. The pool doesn’t look as inviting as the photos make out. Our blind couldn’t be halfway up as it just slowly dropped down on it’s own.
As we stayed during Covid, our room wasn’t serviced, however you get a basket of replenishments left inside your door during the day.
Plenty of cheaper options, better value for money, and closer to town. We’re happy to pay, but expect more for the cost. Golf course was lovely, accommodation isn’t worth it at that price point unfortunately.

Lovely welcome upon check in from Sue, who showed us to our one bedroom apartment- everything you need, clean, tidy and comfy bed- most important!
Our first night was marred unfortunately by disruptive guests who kept us awake. The next morning I explained to Sue what had happened and she immediately offered us a new room that was much quieter. We jumped at the chance. We were so grateful as they were super busy that weekend!
The rest of our stay was perfect. Above and beyond Sue, Michael and staff were fabulous.
Massages at the spa were dreamy and just what we needed and dinner at the restaurant was delicious- basic menu but cooked so well!
The weather wasn’t warm enough for us to enjoy the pool, so we look forward to returning so we can!

The resort is just a short drive in to town, and the golf course club room are about a 350m walk so coffee, food, etc are right there. Great location!

If you are looking to have a relaxing stay away from hustle and bustle… don’t pick this place. If you don’t make a reservation in the restaurant then you can not eat from the a La Carte menu, only pizza.

Sadly the place was full of boys weekend away groups or pompous seniors.

There is no assistance for any problems after 6pm.

If you are looking to play golf it is probably great, but if you just want to be somewhere quiet and relaxing away from it all, then best to look elsewhere.

The rooms are large and spacious. The beds are also very comfortable.

Enjoyed our stay at the resort. Staff were lovely and nice to deal with, helped us out with information and what to see. There is a restaurant on site for breakfast, lunch and dinner, also a good size outdoor swimming pool, a spa treatment area, gym and the basketball court is good for the kids. Room was spacious, very clean, bathroom was very big and shower was good too. Couldn't find fault with it and would be coming back with friends.

The initial welcome when we checked in was fine… our accommodation is OK but could not find the heating for a cold night.
Rough restaurant is just that… rough
Menu was very limited … the waitress poorly presented and did not receive what I ordered… equal to a bad pub meal 😚
Obviously everyone else knew as we were only 1 of 3 tables for dinner!
Tip… there was no menu on the website BUYER BEWARE!
This venue is expensive and has not passed the basic pub test.
Beautiful destination though.
To the owners… you have a wonderful opportunity to make it a a must do destination…. Do something about it for future guests please

Outdated, dark and no privacy. The only curtains are blackout blinds so you are either sitting fully exposed to passerby or in total darkness. Our room has water damage that has been painted over. The TVs are TINY. There are no public areas to relax in. Pool is not heated. Checking out a night early and opting to lose money rather than stay a third night. Came to be by the beach, play golf, and have some quality couples time. They are fully booked so no other room was available, but I am not sure that would’ve made a difference.
