Lovely B&B with a difference. All the rooms are mini suites with self catering facilities.Fresh cereals, fruit juice, fresh bread, an array of jams etc. Very welcoming with first class furnishings throughout. Lovely and warm and beautiful sea views Would definitely recommend.

My husband and I have visited Rothesay many times in the past, but this is the 1st time at the Boat House, who have turned their B&B in 5 super suites. For those who like the freedom to get up when you like, eat a simple breakfast and come and go as you please...this is THE place to book. Immaculate... More

Excellent location, 5 star accommodation all home comforts. All you want from a Hotel except you get an apartment. Everything you need for a light breakfast. Being in Scotland the weather is not always great, so its very important to have good accommodation. It would take a lot to beat The Boat House. The owners can't do enough for you,... More

Our family stayed at the Boathouse for a long weekend at the end of September. There were 14 of us aged 18 to 82 (plus dog) and we stayed in the mega suite, two first floor suites and the Nook. All the accommodation was absolutely spotless and so close to Rothesay we couldn't have ask for better accommodation or location.... More

We stayed in Suite 2, ground floor room, sea views, very spacious living room/kitchen/dining room, large bedroom, immaculate shower room. Sara and her partner are very friendly and helpful. Breakfast was continental in the room, good choice of cereals and breads. Microwave and fridge included. No noise from the road outside, maybe a little from the back of the house.... More

Spent 2 nights here exploring the island. The first day was a total washout - weather was dreadful so it was really nice to have somewhere perfect to hide from the elements! Really welcoming atmosphere and accommodating hosts. Bed was so comfy, the room was totally spotless and finished to a really high standard. Would recommend this place to anyone... More

Overlooking the harbour, great views, supremely clean and comfortable. We wished we had been able to stay longer. The food items supplied were perfect for us: cereals, bread, marmalade, jam, butter, tea/coffee, milk, etc.. A whole different class of self-catering B & B. Congratulations to Sara & Paul. Under the same ownership, Harry Haws opposite the castle was the best... More

For those that have visited before you may think a revamp is just a new coat of paint, however Sara & Paul bring a whole new meaning to the phrase "improvement". The B&B concept of Super Suite is super fantastic. Everything is on hand for you to enjoy your stay, all you need to bring is your sense of adventure... More

When the people who ran our usual accommodation in Rothesay retired last year, we thought it would be a bit of an ordeal trying to find a substitute. How wrong we were. After dining at Harry Haw's in 2015, the owner suggested looking at the Boathouse, which he also owns. It turned out to be some sage advice. The idea... More
