We loved our stayed at Mulla Villa. We booked last minute to camp on their farm and they quickly accepted our request.
Sara was kind enough to squeeze us in for the Alpaca tour that wasn’t available that day.
Perfect weekend trip from Sydney! Only downside was you can sometimes hear the cars passing through the highway but it didn’t really matter after a while since the campsite was covered with trees.
Plus Jake who accompanied us for the Alpaca feeding was very informative and took lots of great photos.
Overall a very good stay and will definitely come back!

Stayed at Mulla villa farm. Excellent accomodation, great for families wanting a farm stay. Lots of animals to look at, like miniature pony’s out the kitchen window, also alpacas, goats, cows, llamas and chickens. Lots of bush walks here and caves to explore

This property is a wonderful opportunity to show off Australia's convict history, while enjoying comfortable rooms and a lovely breakfast.
We took our American friends here on the way back from a trip to the Hunter Valley and everyone enjoyed the experience. Beds were good, linens also and the breakfast was terrific - all home grown, home made or home laid - and plenty of it!!
The rooms are quite spacious; mostly with ensuites or a dedicated bathroom and the guest lounge great. Don't expect modern/minimalist - it's very old, very quaint and dripping in character - one almost expects to see ghosts in the hallways!!
The convict jail cells under the house are interesting and easily accessable.
We have stayed here once before (some years ago) and would happily stay again.

We stayed at one of the cottages at Mulla Villa. We found the accommodation for the price suitable along with the friendly farm animals.
The reason for the poor review was due to the hosts. Although friendly on the phone, they accused us for having more than booked guests within the cottage. Our daughter slept outside in her car and we were accused of abusing the system without consultation. I am disgusted and will not recommend this service to anyone.

For $650 for two nights, we expected a little better than a basic room, not serviced at all, host was never around to provide service, we had no idea what was happening with meals, and way over priced meals for kids. Very disappointed over all with this place. The shared common areas needed a good clean and it looks like the place has been let go. The host seemed too busy to focus on this business and the customers.

After reading the mostly positive reviews of this place through the booking site I used, I thought this might be a cute and quirky option. The pictures seemed to suggest the place was charming, and the prices (around $200) suggested decent quality.
What I arrived to, however, was very different. Basically, I arrived at an abandoned house by the side of a road, in the middle of nowhere. The entire house was unlocked (no working locks on any of the room doors!), deserted, dark without any lights on and completely run-down. The entire house was full of worn out furniture and knick-knacks. The towels and linens should have been thrown out years ago. Bizarrely, the "guest lounge" had dusty dining tables which looked like they had been set weeks, if not months, earlier. If the place had not been deserted, I would have demanded my money back on the spot and left the property immediately in search of a motel.
On the plus side, the next morning, the hosts appeared and they prepared a delicious and generous hot breakfast. They seemed like nice enough people who were doing their best but had pretty much given up on the place, which I can completely understand. It wasn't much surprise that there is a large FOR SALE sign on the property. I had wanted to complain to them about the dreadful state of the property, but didn't have the heart to and there didn't seem much point.
I wish the owners of this property the best of luck, in particular in achieving a good price when selling this property. Hopefully whoever buys it will revive it and restore some pride to the place. With a huge investment, it could be quite beautiful. Until then, potential guests really should be aware of what awaits them when booking into this place. I know I was absolutely shocked.

Thank you for your second updated review. Most hotels do have the main front door unlocked. The fact you were looking for something different is your right, however what were you looking for? The furnishings are antique's and are all more than 100 years old, we have very few modern pieces and that's our theme. The lounge area is built also in 1840 of solid sandstone houses the original fireplace with a huge open fire, We are not a hotel or motel and do not try to attract that kind of guest, there are plenty of those places in the Hunter Valley. I feel shocked and dissappointed that you didn't approach us with your concern, Not that I could have changed you to anther room, we just have all the same decor. We try to give our guests the feel of the country and are in a wide open space with plenty of acres around us, we are nothing like a motel. Once again I'm sorry you were dissappointed, we love our Heritage building and are very sad to part with her after looking after her for 26 years. There will never be another beautiful Mulla Villa for us anywhere.

I'd been really looking forward to my stay in Mulla Villa since we first drove past and noticed the beautiful property nestled into the hill there. After having a tough week I decided to treat myself and my partner to a relaxing weekend break in the country.
But after my stay, I'm still a bit angry and disappointed at my experience in Mulla Villa.
On the one hand to pull out some positives from the experience;
#The property is beautiful from the outside, they've set up a delightful walking trial round the back for a short bushwalk and this was 30mins of good fun. The house was warm.
#They have clearly recently redone the restaurant area to a high standard, and the real log burning fire is fantastic
#Our waiter in the evening was totally lovely and really made us feel so welcome. There was a nice craft beer and wine selection to choose from.
#The sticky date pudding was mind blowing.
However, on the other hand – it’s like we spent the weekend at faulty towers;
# No welcome on arrival/no actual reception we wandered round a bit before finally found someone to talk to/show us to the room. We weren’t sure who the owners were, and we were talked to so little during our stay that we somehow managed to leave without being prompted even to pay!
# Our bedsheets were disgustingly stained. I've stayed in hostels with better linen! This was unacceptable. I voiced my complaint to the owner who will look into it. Attach photo to show how hideous it was. I don't know how you could dare expect someone to sleep on that for what was supposed to be a $210 a night room and it worries me no one thought to bin them long ago.
# More outrageous...One side of the property is the same side as the kitchen and the door stayed wide open until 10PM, so we were forced to listen to the very loud chef complain constantly about everything for 4 hours. So that rules out the ‘tranquillity of the country’ element we were hoping for in our getaway.
# Chef also took his smoke breaks on the dodgy plastic chairs below/outside our window so instead of enjoying the view after our meal we endured his constant loud ramble about getting his holden commodore back on the road. Again, we live in the inner city – we didn’t expect it to be louder in Wollombi ! Waste of money even trying to go for a relaxing weekend away.
# Spa bath is one person only, again not mandatory to be two but nice to know. We stayed in David’s room. The furniture was crammed into a small room, there was no back to the bed – it backs onto the plastic bathroom door that kept noisily rattling every time we moved our heads and waking us up.
# Portion sizes at the restaurant were beyond small for the price. We had to order bread after we’d eaten so we didn’t starve. We asked for the ‘pasta of the day’ but somehow my partner got a kids spaghetti bol’ it was even cut up into little bits like a kids meal!
# Loads of wires by the bed my partner got his foot caught in. Massive health and safety hazard.
# Paint coming away from the walls, usual issues with fixtures and fittings. I guess its an old house :-/

I felt a little sad that he had to mention in his response to me that the other couple staying in the hotel had an amazing time! Apparently if you stay in other side of the house you have a magical experience. But for us, we got 4hours sleep, in disgusting sheets, with a half a meal in our belly and a full day and night’s earful of all the chef’s general woes.
I can think of better ways to waste my time and my money, the manager knocked off $30 to compensate and said he’d give us a good deal next time we stayed. But honestly. I wouldn’t return if you paid me. I just feel really really really upset and let down by the experience.

Phoned mulla villa guest house to book accommodation as we had been there before. A girl named Kate answered the phone. Her phone manners where very appalling, rude and abrupt so we decided to stay elsewhere. However we did go there to have a meal as the food is amazing. Biggest mistake ever. The welcoming was very poor and it was as if the waiter and waitress where more interested in each other than the guests. We where eventually greeted and seated by kate. Some time went by before Ian introduced himself and took our order. After the disgusting customer service I wouldn't recommend going to mulla villa at all which is a shame to say as it's a really nice relaxing place that we probably would have enjoyed staying at. One point while we waited there was no staff in the restaurant at all. We decided we would take a walk around the beautiful grounds of the establishment and to our surprise there was the wait staff making out. Hopefully they will employ staff that satisfy and consider the customers needs before their own while their customers are waiting.
To end on a happy note. Complements to the chef the food was amazing. Ian's coffee is also amazing and he was a lot more attentive to guests when Kate wasn't around him.
We remembered Ian from last time we where here he was doing a great job of training a young gentleman named Jarrod.
We will never come back nor recommend this place.

My wife and I recently stayed at Mulla Villa B&B in "David's Room" for A Day on the Green concert. We had 2 nights away, the room was sizable with a queen bed which was comfy with good quality linen. The room had tea and coffee, its own bathroom with spa bath and complementary bathroom products. All the staff were more than helpful and even the owners Don and Julie did everything they could to make our stay enjoyable.
The food was a highlight, we enjoyed an excellent 3 course meal the first night and a great breakfast (eggs benedict for me and full breakfast for the wife) the following morning, which was included in the price of our room.
The building is an old convict built building with all the history you could want, there was also a convict road, jail and some caves but we didn't get the time to check these out. Hopefully when we stay again we'll see what its about.
The only minor improvements could be to have the wifi range extended as it didn't reach our room (but it was also free!! something you don't see much). Lastly a water cooler in the guest's corridor would be nice so you could fill your bottles when required. We came back late from the concert and were worried the water would be locked up but of course the thoughtful staff had left chilled water by everyone's door.
Its about 30 minute drive to the winery's in the hunter valley and a truly pleasurable stay with staff who care about your time there.

My husband and I recently stayed at Mulla Villa B&B in "Davids Room" for our wedding anniversary. We had lovely night away, the room was sizable with queen bed which was comfy, linen was good quality and there were additional blankets to keep us nice and toasty. The room had tea and coffee, its own bathroom with spa bath and Mor bathroom products. Once settled in we took a tour of the main town and visited the local wineries thanks to Jenny who left us a map with all the wineries marked out. Once back we retired to the dining room and enjoyed a 3 course meal courtesy of their new chef and enjoyed a glass or three of wine with the owners Julie and Don in front of the open fireplace. The next morning we enjoyed a hot breakfast and fresh coffee then took the 4X4 track to the back of the property to look at the caves and 100yr + apple trees. Julie and Don have a passion for this business and the local history which made for a great stay. All the staff made us feel so very welcome it was wonderful...we will be back!
