Have stayed here a few times now, one night stays regularly passing through for work.

Don’t be put off by the drab external appearance, inside its clean, modern, and comfortable. Great shower, good enough bed, aircon, fridge, and coffee making.

On the main road but the rooms run away from the road, so the rooms more towards the rear are very quiet.

Helpful, friendly manager. Pubs and places to eat a walk away.

Great value and comfortable for a night if passing through.

We had a great 2 nights at the Benjamin. The motel was clean and comfortable with great beds for the price. Rooms were equipped with everything we needed, including block out blinds. Owners were lovely and the cooked breakfast options were great value and huge.

Beautiful little motel, owners extremely welcoming. Had everything we needed for an overnight stay. Clean, comfy, neat & tidy room. Even a microwave!! Milk in the fridge, aircon turned on so we arrive to nice cool room. Highly recommended

We spent the night here the day before a tournament. Arrived late on Saturday night and were greeted
promptly with a smile. Check in was very easy. Whilst the Motel does not look like much on th outside, inside the room are clean and bright. Each room has a bar fridge, cold water jug in the fridge, tea and coffee with complimentary biscuits, toaster and Kettle. Instant Hot water and great water pressure in the showers. Order the home cooked breakfast and you will not be disappointed. IF i have an eed to be in singleton in the future would not hesitate to stay here again.

I am really disappointed that I cannot review this motel higher because the owner/manager/staff were very friendly and accommodating and we were very happy with their service. But the room left a lot to be desired. 1. The car spaces are too narrow and we had problems getting in and out the car once full capacity was reached. 2. There was absolutely no hot water in the morning, your really need a larger hot water system when at full capacity, early people get all the hot water. 3. The heater oscillating vent was very loud and kept waking us up when the heat came on - it was very cold. 4. Noise from other rooms especially loud TV was annoying. 5. Noise from traffic especially trucks using their jack brake made the room vibrate. 6. THE ABSOLUTE WORST was the dirty brown COCKROACH that crawled across my face during the night and the three we found in the morning, DISGUSTING.

JH- Thanks for your feedback, we are dismayed that your experience was so distressing and we obviously do not feel that it was typical. In answer to some of your concerns: the televisions have a lock on them which moderates volume, we have now adjusted this so that the maximum level is lower for the benefit of future guests; all air conditioners on the property were new in June 2013 and are in excellent working order, they have been checked and we cannot locate a ‘noisy’ one; there are several hot water systems feeding the rooms, all of which should provide ample hot water for guests, however faults can occur, and we certainly would like to apologise for your lack of hot water. Notifying us as soon as the water went cold could have helped us understand the problem and manage the issue, hopefully with a better outcome for us all. The property is routinely checked and sprayed for pests by a professional company who have now been called back to address this concern earlier than scheduled. Your pest experience is obviously worrying, however prospective guests searching other forums will note that this comment is inconsistent with other reviews on cleanliness at our property. We truly are sorry that your experience was not typical, and would like to remind future guests that rooms are open for inspection at any time so that they may judge for themselves.

This is a clean and comfortable motel room at a budget price. Had all we needed, including a table and chairs. Only negative was the location - on the highway just near the bridge. If you don't like traffic noise this could be a problem. Friendly staff. We were happy to stay there.

Nice clean room, bathroom small but nicely refurbished. Hot water pressure a little light on. Air conditioner in room, toaster & kettle. A microwave oven would be handy. We were aware no oven when we booked. Would stay again. (Phil)

Motel on New England Highway - as driving west through town - a few blocks from main shopping center - entry to motel you need to watch for sign of driveway on right , no big sign but small on signboard - indicate promptly - turning into motel, from through road - watch for traffic behind which will have to wait - exit into New England Highway - for safety suggest turning left and go round the block to continue west - watch for traffic from right (due to a bend in Highway) - parking space inside is tight - single row of units with parking opposite - breakfast served to unit on time - courteous service - first motel found with an electric jug that actually fitted under tap to refill - congtualtions!! Stayed weekend before Christmas - busy

Simple one strip motel, as pictured, tucked near an overpass. Traffic noisy outside, but good thick brick walls, and not noisy inside. For the overnight traveller, perfect. Very clean room, no signs of mold in the bathroom, air con on b4 I got there. Little things like touch lamps, USB and power docks next to the bed, easy to work clock alarm, easy to operate solid blinds, crispy white sheets, comfy pillows made it easy to sleep. There is some sort of movie channel - I didn't use it but good selection. Wifi available. Quiet little pub nearby for a reasonable steak n salad for diner. Cont breakfast delivered the night before for those that leave early - at $8:50 with juice, cereal, toast and jam, little bottles of real milk. As I was leaving, I noted a soft cloth at the bottom of the key drop box, very considerate. I have in fact booked in again tonight, highly recommend for the budget traveller or business person who doesn't need palaver.

After a long day driving we took a detour into Singleton and googled places to stay, this motel had what we were looking for at a fantastic price. Totally happy with the room, could park just outside the room which is always convenient when unpacking the car. It had extra pillows and blankets, cold water, good size coffee mugs and 2 packets of biscuits 😃 the bathroom was a surprise with fancy stainless steel fittings, a large shower head, tissues, soft toilet paper and the blue towels were fluffy. We had room 6 which had a noisy air conditioner, got up and gave it a tap and it stopped. Would stay here again! The service was great and the room comfortable.
